A picturesque wood of walnut trees is the setting for this rustic country house, located a few kilometres from the centre of Marta, an attractive fishing village of Etruscan origin on the shores of Lake Bolsena. The central core of the building, dating back to 1600, has been gradually expanded over the years and the latest renovation, made by the present owners, has produced its current configuration: a two-storey house clad in stone with a large, bright living area, which extends outside to the furnished portico, and four large bedrooms. Travertine stone, terracotta bricks and large wooden ceiling beams are the materials that characterize the interior, enlivened by the brilliant, energetic tones of red and ocher for the walls and by carefully decorated rooms, personalized with floral decorations, traditional furniture and ethnic accessories: a successful melting pot of styles and inspirations that confers style and personality on this cosy home which, outside, is completed by a manicured lush fenced-in garden with large lawn areas, ideal for families with children, with a vast assortment of plants and a beautiful, big swimming pool situated right in front of the portico. Il Noceto is a great choice for those wishing to relax in the tranquility of the countryside or to stroll along the so-called “Passeggiata”, the beautiful tree-lined lakefront of Bolsena, fringed by little beaches located just outside the town and characterized by delightful little restaurants offering typical fish-based dishes, from where you can admire the islands of Martana and Bisentina. We are in the centre of the Tuscia Viterbese, epicentre between Tuscany, Umbria and Lazio, a land rich in natural and cultural resources, the ideal destination for those in search of less frequented, but equally fascinating and surprising, routes to prestigious historic centres like Viterbo, Tuscania, Montefiascone, Bomarzo, Civita di Bagnoregio and, going further afield, Orvieto and the southern part of Tuscany or even as far as Rome. Tarquinia and the Tyrrhenian coast, on the other hand, are a little more than thirty minutes away by car.

Interior:

Il Noceto has two floors. The main entrance, adorned by a wreath of climbing jasmine, leads directly into a large space composed of the living room with satellite TV, connected by a large arch to the dining room with fireplace. From here you go on to the kitchen and to a small hallway that leads to a bathroom with shower and a twin bedroom (with joinable beds). The French windows in every room on this floor provide direct access to the large portico set up as a dining and seating area, overlooking the pool. An internal staircase near the entrance leads up to the first floor, consisting of a hallway around which are situated three bedrooms, a bathroom with shower and one with tub (with laundry area) and, finally, a terrace. (Please note that the fireplaces in the bedrooms are ornamental).

Park:

The completely fenced-in property covers an area of about one hectare. A short dirt drive flanked by walnut trees and oleanders takes guests to the parking area just outside the main entrance. The inner park which surrounds the house is a beautiful botanical garden characterized by extensive manicured lawn areas dotted with olive trees, cypresses, palms, cycads, poplars and walnuts. On one side of the house is a large, well-stocked orchard (plums, pears, apples, figs, raspberries), while on the side of the pool is a large portico surrounded by jasmine and rose bushes which form the perfect setting for outdoor dining or for enjoying quiet relaxing moments in the comfortable outdoor seating areas. Next to the outdoor dining area is a stone-built barbecue. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool with Roman steps lies in the area of garden facing south, a few steps from the portico and on the same level of the house, which is about 5 m away. It is set in the centre of a paved area delimited by a vast lawn adorned with rose bushes and on which are set out sunbeds, umbrellas, small tables and nearby a hammock. Rectangular-shaped, it is lined in PVC and measures 8 x 18 m with the depth ranging from 1.20 m to 3 m towards the centre. It has chlorine purification, internal lighting and a convenient cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

The pretty village of Marta stands on the shores of the lake of Bolsena (the largest lake in Europe of volcanic origin with pristine waters, suitable throughout for swimming). It offers a suggestive walk from the tourist port to the fishing village with its characteristic boats. The historical centre, among the most beautiful and well preserved of the whole Viterbo area, rises up to the medieval tower with a particular octagonal shape and a courtyard overlooking a breathtaking landscape. Within an area of 40 km are easily reached places full of history and culture such as Viterbo, Orvieto, Tarquinia, Montefiascone, Bomarzo, Civita di Bagnoregio, Bolsena, Tuscania and many other centres of interest in the Tuscia region. Delicious fish dishes, of lake and sea, can be sampled in the restaurants of the area.

Outside sitting area, pool and gardens all superb. The kitchen is well stocked and main lounge is a lovely room. It is a really relaxing place to stay. We loved it.

In the event of consequences related to the pandemic that occur during your stay, if you sign up to this policy, you can request the following services:
  • Return home;
  • Advance for expenses for basic necessities;
  • Guarantee for extra medical expenses;
  • Extended stay guarantee;
  • Hospitalisation allowance;
  • Travel fee reimbursement.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
