Colours that blend together, shades from grey to white to enhance the spacious rooms, large windows that let in the sun that illuminates La Perla from sunrise until sunset. The glass balustrades ensure that the grandeur of the landscape is captured from every angle, so as not to lose any view, detail or ray of sun. The basement is designated as a fitness and relaxation area, a spa with Turkish bath and emotional shower, where majolica tiles, evoking oriental fragrance, calm body and mind. You then continue to the billiard room, bar area and home cinema, where you can entertain yourself in pleasant company. On the ground floor is a large living room with fireplace and large sofas and where, thanks to the large windows in this room, you can enjoy a full view of the pool; you then continue to the well-equipped kitchen with dining area facing the veranda; the gound floor is completed by two bedrooms with respective private bathrooms. The first floor consists of a large bedroom with bathroom and the suite: 60 sq m divided between the master bedroom with bathroom, walk-in closet and living room; from here you have private access to a terrace of 85 sq m covered by a spectacular bioclimatic pergola, with a mini pool set on a wooden platform, a chromotherapy shower, a well-equipped kitchen, living and dining furniture .... and last, but not least, a never-ending view of the sea. An internal staircase connects the floors which are also independently accessible from outside, guaranteeing further privacy to those who live there. 150 m from the villa is the annex, a completely independent little villa, consisting of two communicating 2-room apartments for a total of 65 sq m, with private outdoor areas, a portico at the front and a bioclimatic pergola at the back to guarantee complete relaxation, equipped with all comforts and finished off with attention to detail. Surrounding the buildings is the park: 15,000 sq m of nature, green and peace. The swimming pool has been designed with modern features and clean lines; white marble paving in the sunbathing area that is furnished with sunbeds, armchairs and sofas, sheltered by a gazebo, equipped with a shower and surrounded by the olives, protagonists with their discerning and elegant rare beauty.

Interior:

MAIN HOUSE. The entrance to the villa is on the ground floor and invites us directly into the large living area, with a fireplace in the centre and facing directly out to the portico which overlooks the pool; to the right of the entrance door is the guest bathroom for use of the living area. Beyond the living room, a hallway leads to the kitchen communicating with the dining room and to the ground floor sleeping area consisting of two double bedrooms with their respective private bathrooms with shower. In this same hallway is the staircase leading up to the rooms on the first floor and down to the basement. Upstairs is the exclusive floor, consisting of a master bedroom, with private bathroom, and a suite consisting of a master bedroom with private bathroom and walk-in closet with living area leading out to the amazing 85 sq m terrace, completely covered by a bioclimatic pergola and equipped with a mini pool with chromotherapy shower, an outdoor kitchen, dining table and relaxing sofa. The terrace, and therefore the first floor, are also accessed independently from an external staircase with the entrance which can, in turn, be managed by the glass gate on the ground floor. Going down the internal staircase to the basement, you come to the laundry room as well as to the fitness area, consisting of a gym with massage cabin, Turkish bath and emotional shower, and to the recreation area, with billiard room, home cinema, bar and relaxation zone. This floor also has independent outside access. ANNEX. Located about 80 m from the main villa is the 65 sq m annex divided into two independent units, communicating internally with each other; it has a front portico and a bioclimatic pergola on the back and is completely independent of the main villa.

Park:

Imagine an order in which harmony returns between man and Earth... A world where trees and plants recapture lost space, and in which green is the prevailing colour: this how the park surrounding La Perla tra gli Ulivi appears. The essential, pure dimension of nature, a park of about 15,000 sq m, a carpet of green lawn on which stand beautiful olive trees, some centuries-old, where here and there grow decorative plants and flowers; an expression of calm and an enveloping feeling of being at peace with your emotions. At the centre of the park is a stage on which, if necessary, events such as fashion shows, banquets or convivial occasions can be organised. An exceptional plus of this luxury residence is the helipad, a green area just 200 m from the villa, reachable along the path in the garden. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool, located a few metres from the villa, is surrounded by the splendour of the olive trees; rectangular, it measures 15 x 6 m, with two infinity edges and has a containment pool suitable for use by children. It is purified by chlorine and surrounded by a large solarium area well equipped with a gazebo, sunbeds, sofas and armchairs for relaxing, and a hot and cold-water shower. The pool is ever open.

La Perla tra gli Ulivi is located in a strategic position on the splendid Etruscan Coast, in countryside just 10 minutes by bike from the beaches of the Rimigliano pine wood which, alone, offers the possibility of unforgettable excursions on foot, by bike or, for horse lovers, on horseback, along the dunes of the beach that stretches to Baratti; a pristine sea with a sandy, shallow bottom ensuring the safety of children and greater tranquillity for adults. Just 1.5 km away is San Vincenzo, pearl of this part of the coast, a quiet town yet, at the same time, rich in art and cultural proposals, especially in the summer, with shops and services for every need, and where you can find excellent alternatives for leisure and food and wine. Without forgetting that from here, in twenty minutes by car you can get to places of rare beauty such as Castagneto Carducci and Bolgheri with its Viale dei Cipressi. Impossible to miss out on a trip to the Island of Elba as Piombino is just 15 minutes away by car. San Vincenzo is also well connected to major towns by public transport.
