La Capannina is an attractive little house built entirely of stone and situated below the town of Cortona, an internationally famous Etruscan jewel standing on a hill overlooking the Val di Chiana in the province of Arezzo, a lush and fertile land extending to Siena and the neighbouring region of Umbria, dotted with olive groves and vineyards and known for its culinary excellence. Once an outbuilding of the nearby farmhouse in use as a barn and stable for animals, it has been reborn in the sign of a meticulous total renovation, with cosy and intimate interiors: a spacious and functional living area facing the veranda and a lovely bedroom with Provencal décor -inspired and seductive hydro-massage bathtub in view (with chromo therapy and aroma therapy) to ensure moments of pure relaxation. Located in a residential area in a beautiful panoramic position overlooking Cortona, its excellent geographical position permits short trips to interesting nearby places in Tuscany and Umbria. Art cities like Siena, Florence and Perugia are within easy reach thanks to an efficient road and rail system. A short distance away are also the beautiful and picturesque localities of Montepulciano, the Val d'Orcia with the medieval areas of Montalcino, Pienza with its picturesque landscapes framed by rows of cypress trees, or Chianti, the famous wine route dotted with castles and monuments:a true open air museum where the protagonists are nature and culture. The house is located approximately 15 metres from that of the owners who can be a useful point of reference for guests to whom, however, complete privacy is guaranteed.

LA CAPANNINA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house has two floors. The entrance on the ground floor leads directly into the living area with lounge, dining area and full equipped kitchen forming a single open space, connected by a French window to the veranda with the outdoor dining and seating area. The floor is completed by a bathroom with shower and laundry area, a double bedroom with king size bed and amazing hydro-massage bathtub in view (equipped with aroma and chromo therapy), served by a bathroom with hydro-massage shower with chromo therapy and radio. The French door in the bedroom opens to a small outdoor sitting area with two chairs and a table. A wooden staircase leads up to the first floor composed of a double bedroom with en suite toilet.

Park:

The property covers about 7500 square meters (part of what set up as orchard and vegetable garden at the back of the house). The park surrounding the house is completely fenced in for about 2500 square meters. Just past the entrance gate is a shady pine wood and in this area is present a wood playground for children with swings and a slide. Tall trees of the typical Tuscan vegetation such as cypress, mulberry and olive trees fill the garden which is embellished with a rich assortment of herbs and colourful, fragrant flowers. Outside the French window of the kitchen is a spacious veranda with seating and dining area and a brickwork barbecue where guests can enjoy alfresco meals whilst admiring the beautiful panorama. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is situated in the inner part of the garden and is fenced in on two sides by a chain-link fence and laurel hedge. Situated two metres from the house and veranda, it is on a higher level and is reached by stone steps. The pool measures 7 x 3 m with a constant depth of 1.40 m; it is lined with mosaic tiles and has a ladder for access to the water. The purification plant is chlorine and the pool is illuminated both inside and outside. The 150 metre square solarium area has sandstone paving around the pool while the rest is planted with lawn. Equipped with sunbeds, deckchairs, umbrella and a gazebo in iron with seating area, it is the perfect place for relaxing on sunny days:in the background is the beautiful view of the town of Cortona. The pool is equipped with a solar outdoor shower and is open from the first Saturday of April to the last Saturday in October.

Location and distances


The Location is an ideal starting point for who wish to have nice daily trip and sightseeing all over South Tuscany and Umbria as well: being the city of Cortona located not far either from the motorway A1 ( exit Valdichiana) and from the freeway Siena-Perugia. Very well known sites like Siena, Montepulciano, Pienza, Montalcino, Perugia, Assisi and so on can be reached in less than hour driving as well as the hidden and maybe most beautiful corners of this 2 regions. Big cities like Florence or Rome can be easily reached also by train ( and we suggest to use it in high season to avoid traffic roads) being Cortona served by 2 train railways stations. Above all we are quite sure that you will fall in love with the ancient atmosphere of this beautiful town. All shops and facilities in the big village of Camucia (it can be reached with a nice walking of 500m), nice restaurants, bars, cafes, shops in Cortona. Supermarket are open also on Sunday morning.

The only very minor improvement would be access to some English speaking tv channels or streaming channels (eg Netflix etc) but the WiFi is excellent so we could use our own devices perfectly

We had lovely hosts who very kindly picked us up from the train station as we didn’t hire a car) and were so helpful with recommendations for local restaurants, taxis and what to see and do in the area. A perfect check in…a little early check out (9.30am) however we did not mind this so much as we were off to Florence to explore the city

I found Emma villas online by chance but the customer service and information was fantastic - particularly with changing our booking due to the pandemic. Staff were very responsive and efficient and really knowledgeable in helping us choose our villa and area to stay in! I would highly recommend Emma Villa to anyone travelling to Italy - wonderful selection of discerning properties to choose from!

Beautiful decor, garden and pool. Total attention to detail, very welcoming and friendly owners on hand if needed but discrete at all times. Like stepping bro the pages of “Home and garden” magazine. Also close to all amenities but seemingly isolated when relaxing by the pool with the amazing view of Cortona .

Was even more beautiful than the photos. We loved the decor, the stunning bedroom with its jaccussi tub, the beautiful pool lounge area and gardens, the outdoor dining area with barbecue was also stunning. The house is so beautiful its like a wonderful dream.

Everything! The house was a good size with most of the facilities you would require (although no oven if you can't get on with the barbeque). The outdoor, covered eating and sitting area was great but our favourite was the pool and the new - unexpected - relaxation area.

The outdoor presence with the veranda, the pool and the new structure next to the pool for relaxing. The jacuzzi tube and shower were also very nice. Grazie is an outstanding host and makes you fell at home, with fresh flowers on the day you arrive.

Loved everything about it. So intimate and romantic. Immaculately clean upon arrival. Grazie was a very warm and welcoming hostess but at the same time completely gave us our privacy after arrival. The bathrooms are extremely modern and luxurious. Loved that back patio and pool area (spent most of our time there) and we did use the wonderful outdoor grill which was well supplied.

My husband and I loved everything about this beautiful villa! The comfort, the privacy and the cleanliness were outstanding. The pool was wonderful! The view of the hills of Cortona from the villa will be with us forever. The owners are so sweet and gave us complete privacy. We requested the in-house chef service for dinner one evening, and couldn't have been more pleased with the delicious meal and wonderful service provided by Stefano and Suzanne. difficult to pick just one.. however the veranda at night was spectacular as we watched Cortona above light up!!! Flowers and a birthday cake as I celebrated my 62nd BD was very special and unique. Warmed my heart Thank you Grace as you were most gracious throughout our stay!!!

The property was finished to a very high standard and was meticullous inside and out. There were many lovely, homely touches, and a wonderful welcome of wine, cake and flowers upon arrival. We particularly loved the covered pergola and spent most evenings there. The overall cleanliness of the property was excellent, and, although the owners share the grounds, they were very discreet and extremely helpful when we needed them.

The attention to detail everywhere around the house, and of course, the newly renovated master bedroom! The house is decorated impeccably, and the pictures on the website do not do it justice. What are the aspects of the property that you appreciated the most?
The location could not have been more perfect. The view of Cortona even more amazing in person as well as the Villa itself. Our hosts were very friendly and helpful, but yet, gave us all our privacy. When I return to Tuscany, I will not hesitate to rent this Villa once again.

I really cannot think of anything else they could add as we never lacked of anything. Maybe, a few sharper knives :)

The warm hospitality of the proprietor's (they went above and beyond - made our stay extra special), the location - in relation to Cortona and in relation to the rail station, the Pool. We will gladly recommend La Capannina to all of our friends!!

The Pool and outdoor facilities were outstanding including lighting and shower. The view was excellent and the owners were very welcoming, helpful, friendly and discreet. The location was also excellent being less than 5 minutes drive to stunning Cortona and with good links to other local attractions.

Not sure what this box is for, so will use the space to say that we had the most wonderful relaxing holiday in this villa. It is near the station to take trains to Arezzo and Florence, near buses up to Cortona, near a bike hire shop and long distance bike path, and near hiking routes in the mountains. The pool was perfect, the view fantastic and the peace and quiet just what was needed.
