The fine planks of hand-planed oak used for the floor of the brightly-lit living area, from which stands out the imposing rock left exposed like a true work of natural art; the play of light and height given by the large windows and ceilings to the more visible layers in most of the rooms; the wonderful master bedroom with elegant panoramic bathroom. All this contributes in giving the house its unique charm, accentuated by the lush and well-tended garden with the shady outdoor dining area, the terrace and pool overlooking the entire valley and from where you can admire memorable sunsets. Casa degli Oleandri, thanks to its magnificent location, peaceful and natural, just a short distance from historic town centres that are custodians of some of the most beautiful architectural and artistic works of the Middle Ages and the Italian Renaissance such as Spoleto, Assisi, Montefalco, Trevi, Bevagna, Todi and Perugia is the ideal solution for those seeking a perfect combination of complete relaxation and the pleasure of experiencing moments dedicated to play and art, food and wine. Services and shops for basic needs, open also on Sunday morning, are only 700 metres away.

Interior:

The property is on three levels following the natural slope of the hill. From the main entrance on the ground floor, between the portico and the panoramic terrace, you accede to a large living room divided into sitting area with elegant stone fireplace and dining area. The living room leads to the eat-in kitchen with pantry and direct access to the fresh outdoor pergola with table and chairs, wood oven and laundry room. At the end of the living room is a twin bedroom with joinable beds, an adjacent bathroom with shower and a stone staircase leading up to the first floor consisting of the master bedroom with fireplace, panoramic balcony, large dressing room with closets and drawers and a splendid bathroom with tub and shower. Going back down to the living room, an internal staircase leads down to the bottom floor consisting of a brightly-lit sitting room with fireplace and with direct access from the garden as well, a kitchen with dining area and a portico furnished with table and chairs, a twin bedroom with joinable beds and adjacent bathroom with shower, a double bedroom with queen size bed and en-suite bathroom with shower.

Park:

Casa degli Oleandri is surrounded by a pristine 3,5 hectare park with an olive grove of 700 trees where deer, squirrels, pheasants and even a pair of eagles live in harmony with those staying in this wonderful place. A private tree-lined drive leads to the entrance of the garden proper that extends for one hectare, completely fenced-in and accessed via automatic gate beyond which is a 2-car covered parking area and a garage with a further two spaces continuing up the drive next to the house. The garden is on several levels with terraces paved in antique terracotta and flat areas of manicured green lawn which then follow the natural slope of the hill on which the house was built. Framing the villa are many flowering plants such as oleanders, from which it takes its name, broom, forsythia, a large fragrant magnolia, a Japanese maple, an agave and fruit trees such as figs, plums, pomegranates and lemons, rosemary, holly, laurel and holm oaks. At the ground floor level, in front of the living room, is a characteristic portico with armchairs for moments of total relaxation. Just outside the kitchen, a cool pergola shaded by thick Virginia creeper is the ideal place for alfresco dining with table, chairs and a typical wood oven. A few steps away is a belvedere furnished with sunbeds, armchairs and umbrella ideal for relaxing at any time of the day but especially with a drink to enjoy the wonderful view over the monastery of Colle dei Cappuccini, over the hills covered with olive groves and woods and over all the valley of Foligno which, at sundown, lights up with the warm colours of breathtaking sunsets. From the ground floor you go to an area of soft green grass with a huge holm oak that serves as umbrella for the panoramic swimming pool embellished by a large gazebo in iron and glass set up as a seating area. The lower floor of the house faces out over a long panoramic terrace and a further cool portico with table and chairs. Inside the garden is also a small enclosure for dogs, shaded and equipped with a kennel. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool lies in a panoramic position in the lawned garden at one side of the house that is about 25 metres away. It measures 12,5 x 7 m with the depth ranging from 1,10 to 2,20 m; and the access to the water is via a metal ladder. The sunbathing area is equipped with sunbeds, deckchairs, hammock and a large gazebo in iron and sliding glass panels with sofa and armchairs, embellished by beautiful climbing wisteria and potted lemon trees; it has outdoor lighting, a terracotta-paved floor, a lawn shaded by a huge holm oak and a solar heated outdoor shower. The pool is open from the last Saturday in April to the first Saturday of October.

Casa degli Oleandri stands in a strategic geographic location, just 5 km from Foligno, a town steeped in history but, at the same time, very lively and “in”, the richest and most important centre of the Umbrian Valley, defined, by old tradition, the “centre of the world”, being, in fact, in the centre of the Italian peninsula and, in turn, in the centre of Europe and the Mediterranean. The famous medieval towns of Assisi, Montefalco, Bevagna, Spello, Trevi and Spoleto are less than 30 minutes away by car along the highway which is just a few kilometres from the house, with their noble palaces and courtyards, their town walls, churches, monasteries, fortresses and towers in a mix of natural and artistic beauty, evoking ancient, spiritual fascination. Just 40 minutes away is Perugia, the regional capital, about an hour or so away are Siena and Civitanova Marche (a town on the Adriatic Sea) and finally Rome and Florence, about two hours away; all places easily accessible by train from Foligno Station (7 km). To appreciate the territory from the environmental and landscape profile of this fertile valley with its many rivers and hills studded with olive trees and vines, it is worth venturing into the extraordinary tablelands of Castelluccio and Norcia, the beautiful Valnerina where nature reigns supreme and the Sibillini mountains, overflowing with myths and legends. For aficionados of wine and food tours we are in the area where the typical Sagrantino grape is cultivated, where the renowned Rosso di Montefalco and the precious Extra Virgin Olive Oil DOP with its typical fruity aroma are produced. A visit to the many artisanal workshops of ceramics, wrought iron, embroidery and weaving is a must to discover the value of the traditions of the past, the manual dexterity able to preserve old production methods, handed down from generation to generation. Finally, for those looking for relaxing holidays, the Terme Francescane in Spello, just a 15 minute drive away, offer not only relaxing treatments but also aesthetic and therapeutic ones. Supermarket and bars, open also on Sunday morning, are in San Paolo (700 m); you will find other services and shops in Foligno (2 km).

Yes, the expectations were actually exceeded! The host, Mr Francesco, was a very nice person. He took us around the house and introduced it thoroughly. He himself has lived in the house before and knew many interesting things about it. We just followed him, charmed by the loveliness of the villa. The garden was huge and lush, the view down to the city breathtaking.

This lovely house is beautifully appointed. Elegant but not fussy. Loads of space, but still with places to be alone and just enjoy the amazing views. Foligno is a medium sized city conveniently located for good restaurants, with proximity to the A1 and Assisi, Perugia, Montefalco, Trevi, etc. It was a perfect getaway. The property manager was extremely helpful for all our requests.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
