PRIVATE STRUCTURE (lease only-CIR CODE: 019074-CNI-00001). Villa la Pioppa is a typical early 20th century country farmhouse in the lower Po Valley, modernised in the 21th centruy by recuperating and restoring the original materials. The materials for the finishing touches and the furnishing accessories are of the highest level; flooring in Venetian seminato, oak parquet in all the first-floor bedrooms, majolica ceramics in the bathrooms, oak stairs, wrought iron chandeliers, professional electrical appliances in the kitchen. The property is located in the Po Valley in the Municipality of Pieve d'Olmi, a few kilometres from the city of Cremona, in a quiet country area. This allows for absolute privacy in addition to the fact that the property is completely fenced and immersed in a wood of poplars that surrounds the large exclusive park of the villa. At the entrance to the estate is a small independent annex where the caretaker lives, a very reserved person who will not interfere with the privacy of the guests.

Interior:

Access to Villa la Pioppa is through a grandiose entrance with wrought iron gate that leads to the tree-lined drive facing the entrance to the villa. The courtyard leads to the villa entrance which is set in a central position; from here you proceed to the living area, to the ground floor sleeping area composed of two bedrooms with relative bathrooms and to the staircase leading up to the first floor with the other bedrooms. From the entrance, you proceed to the living room featuring an imposing emerald green majolica stove set in the centre of the room, surrounded by sofas, tables and armchairs overlooking the pool and the park. From here you proceed to the adjacent paved courtyard organised with table and chairs for outdoor meals surrounded by the green, flowering garden and with a view of the beautiful swimming pool. Continuing on from the living room you come to the kitchen in national walnut with worktops in Botticino marble and equipped with all the most modern equipment for easy cooking, with a marble-topped table in the centre facilitating food preparation and convivial moments or simple meals. Next to the kitchen is a pantry equipped with cupboards, fridge and sink for the preparation of vegetables and so on. The dining room, accessed from both the living room and the kitchen, features a large ceramic stove in the centre of the room which divides the dining area from the leisure area which is equipped with a card table. The dining room is very well-lit as it has large windows that overlook the pool and the park with many centuries-old trees bestowing a sense of peace and tranquillity. Still on the ground floor, the living area leads to a hallway leading to two double bedrooms and two bathrooms, one with tub and the other with shower. The floor is completed by a guest bathroom. A large oak staircase in the entrance hall leads up to the first floor with the sleeping area consisting of three double bedrooms, three bathrooms, one with tub and glass separator and two with shower, and the fully-equipped laundry. All the bedrooms, provided with TV and minibar, overlook the swimming pool and the park where you can admire a beautiful view of the Po Valley countryside. PLEASE NOTE: All the stoves are ornamental.

Park:

The 5-hectare park surrounding Villa la Pioppa is characterised by the typical vegetation of the Po Valley, oaks, hazelnuts, elms, lime trees, poplars, willows and alders. The park is easily accessible as it is flat and covered by tall vegetation creating an suggestive, cool atmosphere during the summer months. During your walks you may come across the wildlife that inhabits the Po Valley, such as deer, hares, pheasants, ducks and wild geese. In the area between the villa and the swimming pool facing it, is a paved area furnished with tables and chairs, ideal for sampling the typical products of the area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool of Villa la Pioppa is set in the large garden, and is reached along the stone path that leads to the house and then continues to the solarium area of the pool. The oval-shaped pool measures 18 x 8 m with the depth ranging from 1,40 to 3,00 m in the diving area. Access is via an unusual stone staircase consisting of round-shaped steps seemingly suspended in the water. Furthermore it is purified with chlorine, lined in Bisazza marble mosaic, and next to it, under the large magnolia that overlooks the pool, there is a cold-water shower. The walkway around the pool edge is palladian flooring in Botticino marble with anti-slip treatment. The solarium area around the pool is equipped with sunbeds. The pool is available from the first Saturday of medium season to the first Saturday of October.

The villa is located in the Po Valley, and more precisely in the Municipality of Pieve d’Olmi, where all main services, such as bars, restaurants, shops, minimarkets and banks, are located about 5 km from the property. The area is rich in history and culture: Pieve D’Olmi is located 18 km north of Cremona, whose territory extends towards the Po Valley and the river Po. Set on the banks of the Po, Cremona has had significant importance in Italian history and culture since Roman times. Its central position in the Po Valley and the presence of this great river has allowed it to become a focal point of commercial and economic traffic. As has always happened in the past, economically important cities soon became ideal places for the development of arts and culture. This is how Cremona, rich in important artistic works, became a true cultural capital in both the artistic and musical fields. And it is precisely music, and in particular the art of violin making, that has made Cremona a city unique in the world. The area is rich in history and culture: history lovers will have the opportunity to visit the Piazza del Comune, with this monumental complex, consisting of the Torrazzo, the Duomo, the Baptistery, the Palazzo del Comune and the Loggia dei Militi, one of the most significant examples of medieval architecture, still intact in all its splendour. Among the many symbolic places of Cremonese culture is the Teatro “Ponchielli”, a traditional historical theatre, a perfectly preserved veritable architectural jewel. Immersed in the fertile Po Valley, a land characterised by flourishing agricultural and livestock activity, Cremona produces excellent cold cuts and cheeses, such as Salame Cremona IGP, Provolone Valpadana, Grana Padano, vanilla Cotechino. Cremona is also the undisputed capital of nougat, mustard and marubini (a type of stuffed pasta). Alongside these more renowned products, distributed throughout Italy, Cremona also offers various products of municipal denomination (De.Co.): these are niche products, closely linked to the history and tradition of the city, delicious rarities which can only be found within the city walls. About 20 km away is the city of Mantua with its numerous Unesco heritage monuments: Palazzo Ducale, one of the largest Italian palaces, which contains about 500 rooms without counting the squares, courtyards and internal gardens, Palazzo Te and the House of Mantegna, designed and inhabited by the painter himself, with its characteristic circular courtyard. Villa la Pioppa is easily reachable by the main means of transport: the Cremona railway station is 22 km away and can be reached by city bus. The bus stop is 6 km away while the Cremona motorway exit is 20 km away.
