PRIVATE STRUCTURE (lease only). Punta Tramontana is a property reached along the picturesque panoramic road in eastern Sardinia, just 5 km from the renowned town of Castelsardo, considered one of the most beautiful in Sardinia. The villa was built in the 60s, perfect for the summer reunion of a large local family. The characteristic red trachyte stones of the exterior reign supreme. The trachyte rocks that compose the main entrance portico have been individually worked and polished by local artisans. The structure has two floors and stands on terrain that slopes gently down towards the cliff and the small beach in front. Its position and exposure to the east, on the Sardinian sea, allows you to enjoy the splendid sunset over the sea from the poolside. Besides the main building, the completely functional and independent annex, two covered verandas and the surrounding lawn consent a holiday in the open air with large, and abundantly shaded, areas. The newly-built infinity pool is accessible from a large, fully-equipped solarium area and provides a splendid view of the sea. From the lawn, a 20 m-long private footpath gives direct access to the sea.

Interior:

The property has two floors and consists of two independent units arranged along a slightly steep terrain. UNIT A: The main unit is accessed through a beautiful external portico. The entrance has a large bright window and from here you proceed to two different areas. The first area includes a large livable kitchen equipped with classic-style furniture in solid wood. The kitchen leads to a corridor serving the sleeping area with two spacious double bedrooms, one with a four-poster bed and both with French windows, and a shared bathroom with a glass shower stall equipped with a hydromassage jet. The wooden furniture is of excellent workmanship and the rooms are in classic style. The second area of the main unit is composed of a large living room equipped with a desk, a sofa and two armchairs and a large sliding glass door with sea view, an additional bathroom with shower and a twin bedroom with bunk bed and large window. The living room leads out to a veranda where an external staircase leads down to the lawn and the swimming pool area. UNIT B: The second unit of the property is independent from the first and can be reached from the lawn or from an external staircase leading down from the first floor. It was renovated in 2021 with stone and plaster walls and with classic wooden furniture similar to that of the main unit. It consists of a kitchen, a large living/dining room and a double sofa bed, a large double bedroom and a bathroom also equipped with a glass shower stall and hydromassage jet. The bedroom and living room have direct access out to the veranda overlooking the sea.

Park:

Surrounding the main building and annex is a green lawn with flower beds. The flower beds continue towards the solarium area and the infinity pool in front of the sea. The property also has a large sea-view portico set up as a dining area and outdoor living area from where you can enjoy the sea view. The rest of the park is partially accessible; near the entrances to the annex and the main ground floor are two brick-built barbecues. Fruit trees and succulent plants delimit the areas reserved for guests. The rest of the park is characterised by the presence of two eucalyptus trees and is partially steep. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is the pearl of the property, with an infinity side of rare beauty overlooking the sea and two curving sides with two palm trees that partially shade the pool; rectangular and measuring about 50 sq m with a maximum depth of 1.40 m, it is lined in white PVC and has a seat equipped with hydromassage jets and large steps for access to the water. The large, livable solarium area is divided into two parts: the first covered in non-slip porcelain stoneware slabs bordering the pool and equipped with sunbeds and a hot and cold-water shower; the second, paved in Tuscan terracotta, has an outdoor seating area consisting of a small table, large umbrella and chairs. The pool is just 10 metres from the house and is reached across the level lawn, via three steps in a slightly raised area or via a ramp made of terracotta slabs just a few metres from the steps themselves. The swimming pool is available from the last Saturday of April until the first Saturday of October.

The area of Punta Tramontana is a territory unique in its kind, a partially unpolluted coast where gentle cliffs and coves abound, bordered by the kilometre-long beaches of Badesi, to the north, and Platamona, to the south. Just seven kilometres away is the historic borgo of Castelsardo and its marina, a renowned tourist destination, included among the Borghi più Belli d'Italia (the most beautiful towns of Italy), strong in local traditions. A few kilometres away are the localities of Valledoria, Badesi and Isola Rossa, reached in just a few minutes, the most sought-after parts of the territory overlooking the Gulf of Asinara. This stretch of coast, in the north east of Sardinia, preserves a partially wild territory in which strong natural characteristics emerge but which has been able to combine tradition and the preservation of the territory with the need to guarantee competitive and people-friendly tourist services. All essential holiday services can be found 4 km away in the small but functional centre of Lu Bagnu, while 40 km away is the Acquafantasy water park for the kids and the endless white beaches of Costa Paradiso, known for their fine sandy shores with embryonic dunes and the dense and boundless pine forests that protect them. Just 27 km away is the historic city of Sassari, with a railway station, high-quality hospitals, shopping centres and all the essential services befitting a provincial capital.

For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
