PRIVATE STRUCTURE (lease only - IUN CODE: Q6635). Villa Mirto was built in 2006 and completed in early 2022 through restructuring inspired by eco-sustainable housing philosophy aimed at substantially reducing the environmental impact. Located in the tourist resort of Eden Rock, a few kilometers from the better-known hamlet of Chia, in the south of the island, Villa Mirto is perfectly contextualized in the beauty of the hilly Sardinian landscape and nature, while enjoying a breathtaking view of the crystalline sea lapping the beach of Santa Margherita. From the road, where it is possible to leave the cars in the spots pertaining to the villa, you need to walk down a ramp of 50 steps to get to the entrance of the villa as this is located below the street level, given the steep morphology of the terrain.



The villa, built on steep terrain, is on two levels with its external areas accessible through various little pedestrian iron gates that face onto the ramp of stone steps leading up to street level. The floors of the villa are internally connected by a gres porcelain staircase with a wrought-iron handrail. On the ground floor, the entrance is through a veranda that leads to the living area and the kitchen. The veranda, spacious and functional and covered by a wooden pergola, is a real outdoor living area furnished with a large sofa and a wooden table with space for six people, allowing guests to spend unique moments and to enjoy a splendid view of the sea. From the veranda, access to the living area is through a sliding glass door that opens into the living room; the kitchen is partially separated from the living room by an equipped wall and by a large surface suitable for dining and useful as a worktop. There is also a utility room, accessible through an internal door, equipped with a sink and used as a pantry. The style, although contemporary, recalls Sardinian craftsmanship in the decorations of the wooden furniture, in the fabrics, in the curtains and in the characteristic wall sconces in the glazed ceramic typical of Sardinia. A door located to the left, with respect to the sliding door of the entrance, leads to the sleeping area consisting of two bedrooms, a larger double one with a window overlooking the garden, and a smaller one with one single bed and a single pull out bed. Between the two bedrooms is a bathroom with a large crystal shower box. On the first floor, completing the sleeping area, is a spacious double bedroom with a small terrace overlooking the sea and the swimming pool, a bathroom with shower, with access to the external veranda, embellished with the typical plants of Mediterranean scrub and equipped with a shower and washing machine.


The fenced garden, in front of the entrance veranda, consists of an area of lush lawn of about 30 sq m, adjacent to the main façade of the villa facing the sea, which also serves as a sunbathing area as it includes the beautiful swimming pool. It is equipped with a hot and cold-water shower while, on the side opposite the pool, is a brick-built barbecue. Villa Mirto also has an additional outdoor area which, with respect to the garden, is located in the rear part of the structure; given the morphology of the steep terrain, it is accessible from the first floor sleeping area through direct outside exit, but also from the communal ramp of steps outside the property through a small pedestrian gate serving the patio. This is a paved area of about 20 sq m, partially covered by a wooden pergola and fenced, as well as being equipped with a very convenient hot and cold-water outdoor shower. It contains some closed technical rooms which include the air conditioning machinery and the washing machine, outside the villa. This area in turn borders a strip of Mediterranean scrubland and is also bordered by several hedges that divide it from the aforementioned external ramp on one side and by a brick wall that separates it from the neighbouring property on the opposite side. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The irregular-shaped infinity pool, measuring approximately 9 x 3 m with a maximum depth of 1,80 m, is located at the ground floor level of the villa, on the beautifully manicured lawn. On the south-facing side, a luxuriant row of hedges acts as a barrier, clearly delimiting the boundary of the property. Easily accessible from the living area across the garden, the pool is lined in white PVC and has internal lighting, chlorine purification and Roman steps for access to the water. The surrounding lawn sunbathing area is equipped with deck chairs and sunbeds and a hot and cold-water outdoor shower. The pool is open from the last Saturday of April to the first Saturday of October.

Location and distances

Villa Mirto is located in the locality of Eden Rock, in the heart of southern Sardinia, surrounded by hills covered with Mediterranean scrub with their unique fragrance and rich in sandy expanses bathed by a crystalline sea. It is part of the comune of Domus de Maria, characterised by a coast of vast sand dunes dotted with centuries-old junipers and just 6 km from the hamlet of Chia from where it is possible to access the following wild beaches with their emerald sea: Su Giudeu, Sa Tuerra, Porto Campana, Su Sali, Cala Cipolla; an enchanted locality is the pond of Spartivento, habitat of numerous rare species including the wonderful pink flamingos; the top of the wonderful Faro Spartivento dominates the Sulcitana coast. Just 14 km away is Pula, a gem of south-west Sardinia, where sea and history come together in the ancient city of Nora, the most important Phoenician-Punic archaeological site in Sardinia. The regional capital of Sardinia, Cagliari, is 50 km away, an expression of Mediterranean atmosphere with its characteristic neighbourhoods, history, art, sea and good cuisine. Eden Rock is 44 km from Elmas airport and is easily reached via the highway, SS 195, flanked by the pond of Capoverde. Villa Mirto enjoys a breathtaking view of the sea to the east with the sunrise over the sea being certainly the most evocative image of the area. The panorama that appears on the horizon is clearly visible from the ground floor living area (including the double bedroom), from the covered veranda facing the lawn and from the first floor double bedroom with double French window that opens onto a characteristic balcony. This same panorama can be appreciated from the pool and, so as to ensure the same view from inside the pool on the east-facing infinity edge, a crystal barrier has been used to provide the same perception of this unique scenario.

Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
