Description:

PRIVATE STRUCTURE. Situated at the edge of medieval Cetona and surrounded by a magnificent garden embellished with rich vegetation, Il Vecchio Ulivo is an elegant stone house dating back to the late seventeenth century, elegantly restored by the current owners in respect of the original characteristics and through skilful use of salvaged materials. Exposed beams, floors in antique wooden planking and travertine stone, refined finishing touches in warm, natural colours characterize all the rooms which are furnished with a fine collection of classic-styled furniture with exquisite details. The French windows on the ground floor light up the heart of the house, consisting of the large and cosy living room dominated by the beautiful travertine fireplace, and let you admire the evocative panorama that begins from the lush garden and extends uninterruptedly to the green hills of the Val di Chiana, dotted with olive groves, in a continuous, harmonious dialogue. The excellent position in which the house is located, away from prying eyes yet just five minutes from the centre of Cetona and road links, makes it an excellent starting point for exploring the rich artistic and landscape heritage that the numerous Etruscan villages in the vicinity generously offer and also for visiting the major towns of Tuscany such as Siena and Florence and of nearby Umbria, like Orvieto, Perugia, Assisi and Todi. Furthermore, for a holiday dedicated to well-being and beauty, the prestigious neighbouring spas of Chianciano Terme and San Casciano dei Bagni ensure a unique and absorbing experience for restoring body and spirit.

Interior:

The house has three floors on sloping ground. The main entrance on the ground floor leads to a double bedroom (with outside access through a French window) with ensuite bathroom with shower and to the living area with dining room connected to the fully equipped kitchen, well-lit veranda and large living room which leads on to the study and, down a wooden staircase, to the TV room, with a huge wall bookcase and satellite TV. The floor is completed by a further bathroom with shower. All the rooms have French windows for direct access to the garden structures: the pergola from the sitting room, the outdoor dining area from the kitchen and the outdoor lounge from the veranda. A staircase leads from the living room up to the hallway on the first floor which has a terrace with external staircase leading down to the ground floor. On this floor are a double bedroom with ensuite bathroom with shower and one double bedroom with two ensuite bathroom communicating, one with whirlpool tub and one with shower and a twin bedroom with ensuite bathroom with shower. Finally, in the lower level, which is connected only externally with the ground floor by a flight of steps or, alternatively, by a path going round the house, is a double bedroom with ensuite bathroom with shower and, next to it, the laundry room.

Park:

The estate in which the house is located has an area of about 7 hectares and is composed mainly of arable land and olive groves. The garden around the house is completely fenced-in for about 1 hectare with well-kept areas of lawn flanked by winding stone paths leading to the various furnished areas which, lined by colourful borders, bushes of boxwood and Mediterranean essences, design a bewitching setting of unmistakable scents and colours. Cypresses, holm oaks, olive and fruit trees adorn the inviting garden; a majestic old oak tree, which stands beside the paved path leading to the main entrance of the house directly from the covered parking space, greets the guests with a shady welcome. The patio in front of the kitchen French window is set up as an outdoor dining area with a table where guests can dine in a serene and convivial bucolic atmosphere whilst two sitting areas, where guests can relax and engage in pleasant conversation, have been set up in front of the veranda and under the jasmine-covered pergola just outside the living room. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The sunny pool, in a panoramic position and immersed in the green of the beautiful inner garden, is located in a private, discreet area about 60 m from the house, and can be reached along a paved path flanked by olive trees. Lined with PVC with travertine border, it has large steps for access to the water and lighting both inside and outside. It measures 6 x 12 m with a depth varying from 1 m to 2.5 m. The purification system is chlorine. The large lawn sunbathing area is equipped with sunbeds, chaises longues and umbrellas. A few metres from the pool is a gazebo with climbing plants furnished with table and chairs for relaxing after a good swim or during the evening hours. A flight of steps on one side of the pool leads down to a dressing room and a bathroom with hot-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Located very close to the nice medieval town of Cetona, directly in the hearth of South Tuscany will be an ideal point to have nice daily trip all over South Tuscany and Umbria as well, being very well linked with the main roads as Super way E45 and the motor way A1 (exit Chiusi – Chianciano Terme). Many important and interesting historical centres are in the surroundings like Sarteano, San Casciano dei Bagni with its Spa, Chiusi and all the hamlets of Trasimeno Lakes as well as important and beautiful cities like Cortona, Montepulciano or Siena. The area is also served form the railway station of Chiusi Scalo from where you can take trains to the main cities like Florence or Rome.

The park grounds of this property are amazing. Truly beautiful and expertly maintained. The house is also both tastefully and comfortably furnished, with plenty of seating for a large group. The round table in the dining room is great for large family meals. The sun room is gorgeous. Finally, there are several nice outdoor seating areas where you can enjoy a glass of wine and great food collected during adventures around Tuscany. For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
