Description:

PRIVATE STRUCTURE (lease only - CIR CODE: 046005LTN1512). Immersed amongst the olives grove, only a few kilometres from the centre of Camaiore and 10 kilometres from the famous beaches of Versilia, Casa Margherita, has been recently and carefully restored by the actual proprietor. The property is built in stone and plaster, is set on two floors. The ground floor is characterized by large windows that permit the entrance of the natural light giving the house, with country style furnitures, a warm and familiar atmosphere. The property is surrounded by a big park, typical of the Mediterranean followers and marquis, allowing its guests to enjoy the beautiful nature that characterizes this charming area of Tuscany. The position of this property guarantees the maximum privacy for a relaxing holiday, but at the same time it is in the vicinity of the well known towns of Carrara (the city of the marble), Pietrasanta ( a famous center for the processing of marble and bronze , an international reference point for modern art that attracts sculptors from all over the world), Cinque Terre, Lucca, Pisa, Firenze, Volterra and San Gimignano, all of which reachable within a short journey time.

Interior:

Casa Margherita, is divided onto two floors. The main entrance is in front of the parking that is outside the property grounds. The ground floor has numerous French doors that permitted direct external access and is made up of a spacious living room with Satellite TV, kitchen, en-suite bathroom with shower and a double bedroom. From the living room via an internal staircase one accesses the night area, made up of a double bedroom with en-suite bathroom with tub, another double bedroom and a bathroom with shower.

Park:

The property has about 3000 square meters of land. The fenced area of the garden is about 1000 square meters, and this park surrounding the property is beautifully coloured, well kept, and in perfect harmony with the surrounding countryside. In the garden there is a gracious pergola, equipped with table and chairs, and barbecue for outdoor meals whilst admiring the splendid sunset. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday in April to the first Saturday in October. The pool, located only few steps from the portico, measures 5 x 10 m with a constant depth of 1.50 m. It is lined with PVC and it is cleaned by salt. The pool area is also equipped with sun loungers and umbrellas.

Located in a panoramic position in Lucca is not far from one of the most well know Tuscany coastal area: Versilia (Viareggio, Forte dei Marmi) from which distance is 12 km. All nice places around Lucca as well as major cities like Firenze and Pisa are easily reachable from here. It is immersed in the green hillsides of Versilia at Corsanico town considered a real "terrazza sulla Versilia" (balcony over Versilia). The town is situated in the centre of the impressive hillside, opening into a real life stage on the horizon of the Tyrrhenian Sea. From this strategic starting point your choice of excursions range from historical, cultural to nature: such as hamlet, trekking, bike rides or/and horse riding. Viareggio, Forte dei Marmi, Pietrasanta, Lago di Massaciuccoli, Torre del Lago, Lucca, Garfagnana, Pisa, all the centres that are close to this splendid property, enriched with interests and events, of the most famous and colourful are: Carnevale di Viareggio, the memorable Festival Pucciniano and Caffe della Versiliana. The property is just few minutes from the lovely town of Camaiore, commercial reference point for the guests. In addition, at the property, it is possible to have a grocery delivery service, setting by the grocery store in Pieve di Camaiore, about 1 kilometer away.

Very nice & spacious villa. Big, dog-friendly garden. Overall this villa is perfect for a nice holiday. Only issue is the road to the villa. With a big car the first time you drive up to the villa the road can be very challenging (small road, several hairpin turns, no room to cross vehicles, ...) but after a day or 2 you get the hang of it.

The pool and garden areas were lovely peaceful and tranquil. The interior of casa Margerita was equally good and enjoyable, not that we were inside most of the time! The owner, Annalisa was kind and accommodating, the welcome bottle of wine was a nice gesture and the basic groceries were very much appreciated.

The house is located very calm. No neighbors. Absolute privacy. The garden and the pool are wonderful. The house is very stylish equipped and leaves nothing to be desired. With the car it takes you approx. 10 minutes to down town Camaiore. A beautiful old little town with a lot of fruit and vegetable stores, butchers, bars, restaurants, etc. We recommend the Pizzeria & Bar on the right on the way to the house outside of Camaiore which you pass by every time you leave the "hill" where the house

Our only surprise was how difficult the road was to get to the property. I had requested a house within walking distance to a small town, that was obviously not possible. We loved the house itself and will give your name to a neighbor who is looking to rent next summer.

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

  • Electricity (€ 70,00 per week in low season; € 100,00 per week in medium and in high season). Heating with heating pump system from November to April (€ 40,00 per day). N.B. These costs, not included in the price list, will be calculated at the reservation time and due at the balance payment.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
