Description:

RECEPTIVE STRUCTURE: Il Molinaccio is the result of the accurate restoration of an old mill, dating from the sixteenth century; the watermill “Il Molinaccio”, near the renaissance town of Montepulciano, was already present in the old maps of the Granduchy of Tuscany, The original building, duly and passionately restored, now reopens as a luxury country house where the guests may spend their time, in absolute quietness, surrounded by a colorful garden, bordered by century old oaks, our fruit grove and the vineyard. The restoration works has maintained the original architecture: terracotta floors, exposed beams and stone façades. The interior is tastefully furnished in typical Tuscan taste, salvaging pieces of furniture of the old rural tradition mixed with the modern comfort of the accessories in a formula combining tradition and functionality. The ground floor is enhanced by a large stone portico from where guests can get easily to the dining room and kitchen. In order to fulfill the green spirit of the owners, the restoration, produced according to sustainable principles, was carried out with the use of innovative plants which guarantee complete energetic efficiency of the structures; the photovoltaic system offers free recharge of electric vehicles. In this special setting, guests will appreciate, during their stay, the gastronomic specialties of the area, directly produced by the farm. Il Molinaccio is by and far its 3.5 ha vineyard, whose grapes are used for Rosso di Montepulciano DOC, and they will become in due time Vino Nobile di Montepulciano DOCG and a riserva 2012 named "La Poiana" as well. Also it's possible to taste the "Grappa", distilled only from their vinasse and Il Finocchiaccio, alcoholic infusion of wild fennel, harvested at their estate. In due time the projects include Vin Santo doc and the famous Occhio di Pernice ( it will take a few more years to taste it…). Dinner is on request but have a try. Alessandro (the chef) will surprise you with good local dishes full of the produces of our orchard. Our fruit is transformed in jam, good as it is for breakfast or filled in the pies anytime. Strategically located below the little Renaissance town of Montepulciano, Il Molinaccio is a good starting point for day trips to big cities and towns like Florence, Siena, Perugia, Assisi and Rome, as well as to world famous places in the immediate vicinity such as Montepulciano, Pienza, Bagno Vignoni, Monticchiello, Montalcino, Cortona and Sarteano. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

MAIN HOUSE: The main house has two floors and is divided into three units internally not connected. The first unit is on the ground floor with the main entrance leading directly into the open plan living area consisting of a lounge, dining room and professional kitchen with large fireplace and then on to a double bedroom with ensuite bathroom with Jacuzzi tub and to a toilet with laundry area. The other unit on the ground floor has a separate entrance leading directly to a twin bedroom with joinable beds and two additional beds and ensuite bathroom suitable for the disabled. The third unit, on the first floor, is reached by a staircase with a little loggia. The entrance leads into a living room. On this floor is also two twin bedrooms with joinable beds, two bathrooms with shower and a double bedroom with en-suite bathroom with shower.

Park:

The property is immersed in a one-hectare park consisting primarily of woodland, the house is surrounded by approximately 6,000 square metres of garden planted with a well maintained lawn and framed by old oak trees which provide shade and cool on hot summer days. Everything is embellished with rose bushes and geraniums that add a touch of colour to this oasis of green and tranquillity. The house has a beautiful stone portico, with table and benches, ideal for pleasant outdoor meals. Just outside the kitchen is a large paved area equipped as dining space. Guests have a large barbecue at their disposal on which to prepare tasty grills accompanied by a good glass of wine, Nobile di Montepulciano. There is also a small outbuilding used as a laundry and two covered parking space. The small forest is crossed by the river Salcheto, along which the owners Marco and Alessandro have realized a walking footpath with natural bridges, good for plenty of exercise or relax, on the wooden handmade benches, enjoying the natural landscape. 3D targets, representing local animals, have been positioned along the river, upgrading it to a fully fledged Field Archery Range, where professional and amateurs may try their capabilities or learn this ancient sport with the help of a skilled trainer. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

In front of the villa, positioned among the walls of the old trench where the water was collected and, via a channel, sent to the watermill, there is the new scenic and infinity swimming pool, open from the last Saturday in April until the first Saturday in October. It is only few metres from the house, in a dominant position with respect to the property and is reached via a few steps or more easily across the lawn. The rectangular-shaped pool is equipped with Roman steps for access to the water and a cold-water shower. It measures 5 x 18 m with a depth varying from 1.20 m to 1.60 m. It is not a normal pool chlorine, but a swimming pool with salt. This disinfection system is a lot more healthy, no chemicals added. Among the advantages: less red eyes, the tan is better maintained and of course it is easier to swim. The water taste slightly and pleasantly salty. The pool is lined with PVC and is equipped with lighting, the solarium area is paved with travertine. It is provided with sunbeds, deckchairs, umbrellas and small tables. Not far from the edge of the pool, under the old oak tree, a relaxation area has been set up with a comfortable lounge suite.

The villa is a few kilometres from the small Renaissance town of Montepulciano, known principally for its imposing Renaissance buildings, for the elegant beauty of its churches and for the “Vino Nobile”, one of the most internationally famous wines of Tuscany. The strategic position of Montepulciano, a spur 605 metres above sea level between the Val d’Orcia and the Val di Chiana, makes this property the ideal departure point for visiting the beauties of Tuscany. The A1 motorway exit Chiusi/Chianciano Terme is only 20 kilometres away and so cities like Florence, Siena, Orvieto and Rome can be easily reached. The motorway is not needed to visit the nearby villages of Bagno Vignoni, Pienza, Montalcino, Cortona, Sarteano. The best served and most important railway station is that of Chiusi which is only 20 kilometres away.

It is a wonderful house, carefully renovated, with at lot of atmosphere. The house felt bigger than expected. It was perfect for a family of our size, 14 persons. The kitchen was large which made it easy to cook for a big family.

What are the aspects of the property that you appreciated the most?
The vineyards at the property near the pool; the "orto" from which we could eat zucchini or spices and the extremely friendly and helpful owners.
Do you have any suggestions to improve the property?
Very important to try solar energy to improve temperature of the pool which was a bit cold; if temp would have been 4-5 degrees higher we would have enjoyed even more the property.

1. Create a multilingual information book detailing the functions of the villa (laundry, heat, stove etc); nearby places of interest, local Doctors and Emergency phone numbers, local restaurants etc 2 Add more wardrobes - a few of the bedrooms needed them 3 better kitchen lighting

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

  • electricity (€ 110,00 per week in low season; € 190,00 per week in medium and in high season) (2022), tourism tax (€ 2,00 per person per day for the first 7 days. Please note that children under 14 years old will not pay)
  • € 150,00 contribution for disinfection and/or sanitization in self-certification for stays shorter than two weeks (to be paid with the balance)

  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
