RECEPTIVE STRUCTURE (CIR CODE: 052008LTN0109). Il Poderuccio is a property merged into the Tuscan countryside, surrounded by the hills painted in beautiful golden and green. The house is 4 km only from the medieval town of Cetona, a centre famous among tourists in search of the a more authenthic Tuscany. Its size and internal layout embody the opportunity to spend a relaxing and comfortable stay for more than one family or parties. The property has been restored recently and is well decorated with terracotta tiles, wooden beams and precious, but functional furniture. The outdoor space has a very nice garden, and the various relaxing areas scattered around it give the villa a very cosy atmosphere. Please Note: when property is rented in this solution no other guest will be present on site.

Interior:

Il Poderuccio is divided into two independent houses in order to offer the guests more privacy. To make it easier houses will be distinguished: “House A” and “House B”. In the 10 sleeping version “House B” is not rented. HOUSE A: Ground floor, a big room with fireplace divided into a living room and a dining room and kitchen in open space, a twin bedroom with two single joinable beds, with bathroom with shower. First floor, three double bedrooms, all with en suite bathrooms, with shower. DEPENDANCE: Bathroom with shower, a double bedroom, bathroom with shower.

Park:

The one hectare park is excellently maintained, totally illuminated by the sun and equipped with gazebo, perfect for an open air life and eating “ al fresco”. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from last Saturday of April till first Saturday of October. The rectangular-shaped swimming pool measures 14 x 7 m with depth varying from 1.10 m to 1,95 m, and can be reached by taking a stone stairway from the garden above. From here you can enjoy a great view on Mount Cetona and the surrounding countryside. The pool has a Roman steps for access to the water. The solarium around the pool is equipped with gazebo to shelter from the sun.

Pets: Yes, small size. € 50,00 per animal per week or part of week, to be paid on site.

Located nearby the nice medieval town of Cetona, directly in the hearth of South Tuscany will be an ideal point to have nice daily trip all over South Tuscany and Umbria as well, being very well linked with the main roads as Super way E45 and the motor way A1 ( exit Chiusi – Chianciano Terme) . Many important and interesting historical centres are in the surroundings like Sarteano, San Casciano dei Bagni with its Spa, Chiusi and all the hamlets of Trasimeno Lakes as well as important and beautiful cities like Cortona, Montepulciano or Siena. The area is also served form the railway station of Chiusi Scalo from where you can take trains to the main cities like Florence or Rome.

The views, the bedrooms with en-suite bathrooms, the character of the whole villa.

No. The property was just perfect! The photos on the website truly do not do the property justice. The views at the property are absolutely breathtaking in every direction. All appliances and amenities work great, there is plenty of space for a large group, I could go on and on about the wonderful features and everything we fell in love with at Il Poderuccio.

The location was wonderful ----the region in Tuscany, the siting on the hilltop, and the location near Cetona. We enjoyed the town very much and that it was not a tourist destination (even though we were tourists!). The en suite bathrooms made living very easy , and the cottage afforded some flexibility with guests. We enjoyed the entire experience and would love to visit Il Poderuccio again.

Emma's Villas services were excellent. The chef dinners at the house & cooking class were wonderful. The wine tour also very good, although the first visit was far more interesting than the afternoon visit (I forget the names of the two wineries). If you wanted to plan a half day trip, the first winery definitely offers the most interesting experience.

What factors made you decide to book with Emma Villas?
The web site was very clear and it was easy to receive a response from Emma villas. Other web sites would take days and this was very unprofessional but not Emma Villas. I must also comment on how amazing our host was Stella. Stella was simply incredible and without her I holiday would not have been the same. Stella went above and beyond her duties and it was much appreciated. Our entire week went perfectly because of Stella and the extra work she did on our behalf. Not speaking Italian w
