Ricciolo is an authentic barn from the last century that has been completely restructured, preserving the original stone ventilation grilles on the windows. Within the original structure, exquisitely preserved but enhanced by modern and efficient comforts, you will find a cosy sitting room with fireplace, bedrooms overlooking dreamy landscapes and a living room with built-in kitchen that extends directly out to the set-up outdoor area, ensuring maximum comfort and usability of all the spaces. Guests can decide between relaxing in this oasis of peace and natural well-being, where they can best appreciate the typical Tuscan countryside or, at the same time and thanks to its advantageous geographical position, visit the main art cities of the region, such as Florence, Pisa, Siena, Lucca and Volterra, the medieval borghi in the area, like Monteriggioni and Certaldo, or the villages of Chianti as well as the castles, churches and abbeys of which the area is rich. The property is located on one of the routes of the renowned Via Francigena and is just a few kilometres from San Gimignano, one of the most famous and evocative historic borghi of Tuscany, protected by massive walls, with its famous towers soaring in the centre, witnesses of an ultra-millennial history: a true masterpiece perfectly frescoed by the brush of nature and the ingenuity of man, in which the harmony of shapes and colours creates a perfect synthesis.

Interior:

The house is set on terraced ground, thus allowing access to the outside from both floors. On the ground floor is the main entrance that leads into the sitting room with satellite TV and fireplace; from here a few steps lead to the sleeping area, consisting of two double bedrooms (one with divisible bed) and a bathroom with shower. On the lower floor is the living room with dining area and kitchen, connected to the outside through a large glass door. This floor is completed by a bathroom with shower and the laundry room, reached down a few steps.

Park:

The property, composed of a park of approximately 1500 sq m and bounded along the entire border by net fencing and laurel hedges to guarantee privacy, alternates areas of manicured lawn and surfaces paved in terracotta and porphyry stone, embellished with brightly-coloured potted plants. The garden stretches in front of the house entrances, opening up completely to the landscape; in front of the French window of the living room/kitchen is a large space in which the seating area and dining area have been set up, protected by an elegant gazebo; from here a few steps lead to the pool area. The property has an automatic entrance gate, followed immediately by two parking areas, one of which is shaded. Not far from the outdoor dining area is a convenient sink and a modern and practical pellet-fired barbecue. Garden is equipped with an eco-friendly misting system against pests (harmful insects) made of natural remedies authorized and registered by the Italian Ministry of Health Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The beautiful, newly-built swimming pool dominates the garden and looks out over the hilly landscape as far as the eye can see. The rectangular pool measures 3.5 x 8.5 m with a constant depth of 1.50 m. It is lined in sand-coloured PVC and edged with travertine stone. There are five submerged steps for access to the water and there is internal lighting as well as external lighting throughout the surrounding area. Umbrellas, little tables, comfortable sunbeds and a solar shower are arranged in the sunbathing area which is connected on one side to the furnished gazebo and bordered on the other side by a row of young cypress trees that do not impede the view of the landscape. The pool has salt purification and is open from the last Saturday of April until the first Saturday of October.

Ricciolo is set in the hills of the Val d’Elsa region, in the centre of Tuscany and near San Gimignano, one of the most intriguing medieval borghi of the area north of Siena, which stands on a hill about 300m above sea level and dominates the Val d'Elsa, offering superb views. The old soaring towers within the walls are the symbol of the town, a true open-air museum full of architectural masterpieces and works of art that embellish churches and palaces. Its fame is due to the excellence of its wine production, including the “Vernaccia di San Gimignano”, the most famous and delicious white wine in the area, as well as an excellent Chianti. This area represents, for those wanting to holiday in Tuscany, not only the ideal destination for visitng world famous art cities such as Florence, Siena, Pisa, Lucca, San Gimignano and Volterra, but also a place to rediscover the natural, scenic and gastronomic wealth of undisputed value that is sublimated in the Chianti territory which borders the whole area. Poggibonsi, 5 km from the property, is the most important commercial centre of the Val d'Elsa, bordering the province of Florence, where you can buy all you need and find excellent taverns and wine bars, as well as the train station on the Siena-Florence line. Thanks to motorway links, the property is easily reached from the airports of the region and from the nearest motorway exits from both the south (A1 exit Valdichiana) and the north (A1 exit Firenze Impruneta). The train station in Poggibonsi (7 km) ensures fast and frequent trips to Siena and to the centre of Florence, also easily reached by bus.

  • electricity (€ 11,45 per day in low season - € 15,75 per day in medium and in high season: from the first Saturday of May until the last Saturday of September), in-depth cleaning with specific sanitizing and disinfectant products (€ 150.00 per booking), mandatory extra cleaning in case of animals (€ 50,00/week/animal), tourism tax (€ 1,50 per person per day for the first 5 days. Please note that children under 12 years old will not pay)

On Request:

  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
