RECEPTIVE STRUCTURE. This magnificent historical convent in the Val D'Era, full of the charm of another age, dating probably to the 18th century, stands in the vicinity of the church of San Biagio. Thanks to its dominant position, the large garden offers a view of the hills interspersed with the colours of the different cultivations. The interior has been tastefully restructured in respect of the rural tradition, maintaining the terracotta tiled floors and wooden beamed ceilings. The large living room on the ground floor is an invitation to conviviality: a billiard table, comfortable divans and, in the dining room, a large table for leisurely meals. Situated a few kilometres from Volterra, jewel of Etruscan, Roman, Medieval and Rennaissance art, which dominates, from a 550 m high hill, the valley of the river Cecina as far as the sea, San Biagio is the ideal spot for a Tuscan holiday, exploring one of the most uncontaminated areas of the region, not far from the sea and the beautiful art cities like Florence, Pisa, Siena, Lucca and San Gimignano. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The house consists of two floors. The main entrance on the ground floor leads into a big entrance hall with fireplace and then to the large living room with dining area and oven room ideal per pizzas. On this floor is a big kitchen subdivided into cooking area, dining area, pantry and verandah and also a double bedroom with en suite bathroom with shower, the laundry and a service bathroom. All the rooms on the ground floor have outside access through French windows. A tiled staircase in the entrance hall leads up to the top floor composed of one double bedroom with divisible beds with ensuite bathroom with shower, one double bedroom with ensuite bathroom with shower and one double bedrooms with en suite bathroom with whirlpool tub.

Park:

The house is surrounded by 1,500 sq m of lawn and 2 hectares of olives and woodland, facing a terraced terrain with a splendid view, with a swimming pool and solarium area with gazebo, table and chairs. Every corner of the garden is provided with tables, chairs and open air lounges, allowing guests to enjoy the tranquillity of this magical place.

Swimming Pool:

Open from the last Saturday in April until the first Saturday in October, the pool is situated in a splendid panoramic position overlooking the Volterra hills. The swimming pool, totally fenced and situated lower down than the house and only a few metres from it, it is reached by 11 easy steps or else, for those wanting to avoid the steps, by a little road going round the house. The rectangular pool measures 11 x 5 m with a depth varying from 1.35 to 1.50 m and has a ladder to enter the water. It is lined with PVC with a border in stone. The tiled solarium area is provided with sun beds, deckchairs and chairs. On one side of the pool is a large gazebo furnished with chairs and a small wooden table. There is a cold water outdoor shower.

The town of Volterra, and its splendid territory is, probably, one of the most varied and rich parts of Tuscany. Its undisputed historical tradition joins with the splendid natural surroundings which offer, from the landscape to the vegetation and fauna, an imposing patrimony. Situated in the heart of Tuscany, about 40 km from the sea and not far from the most important art cities of the region (Florence: 70 km; Siena: 47 km; San Gimignano: 20 km), Volterra is a tourist destination not to be missed as well as the ideal spot for relaxing holidays in very evocative countryside.

It was perfectly well equipped for a holiday let. Only things that could be improved were the cutlery (some knives had loose handles) and the dustpan and brush were in poor condition.

Directions provided to find the property were terrible. We came from Pisa airport and the directions did not cover this at all. The sign for the property on the road was very small and hidden. We could not find the property on the first day. The owner was really helpful and drove to find us to help. I would recommend sending a drawn map showing where on SP15 the property was (near junction 12). Overall, our holiday was great, and we all loved San Biagio and would definitely recommend this proper

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

  • electricity (€ 50,00 per week in low season; € 100,00 per week in medium and in high season), tourism tax (€ 2,00 per person per day for the first 3 days. Please note that children under 12 years old will not pay)
  • € 150,00 contribution for disinfection and/or sanitization in self-certification for stays shorter than two weeks (to be paid with the balance)

The final price of the reservation includes the Insurance Policy for Cancellation of Stay. From this year, in addition to objectively and unambiguously documentable motivations of health or work and not foreseeable at the time of booking, you can cancel and be reimbursed in the event of:
  • motivations related to chronic and pre-existing conditions (new)
  • Covid-19 infections (new)
  • epidemics and pandemics that directly affect you, your travel companion or a family member (new)
  • a terrorist attack that has struck the place of stay (new)

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

In the event of consequences related to the pandemic that occur during your stay, if you sign up to this policy, you can request the following services:
  • Return home;
  • Advance for expenses for basic necessities;
  • Guarantee for extra medical expenses;
  • Extended stay guarantee;
  • Hospitalisation allowance;
  • Travel fee reimbursement.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
