RECEPTIVE STRUCTURE - Villa Santa Lucia, a manor house belonging to 19th century noble families, was later acquired and renovated by the current owners and is now a residence which has preserved its antique, elegant air but has been equipped to provide its guests with modern amenities and maximum hospitality. The house has spacious living areas, characterized by large French windows that fill the centre of the house with light and open out onto a lush romantic garden, and large, comfortable bedrooms, furnished in classic Tuscan style. Set in a vast biological farm estate, and enclosed in a park characterized by thick woods and a large garden with harmoniously integrated cosy set-up areas, the villa is the ideal destination for outdoor sport and nature lovers, with its tranquil atmosphere conducive to relaxation. In addition, the extremely favorable location, in an area of renowned historical and cultural interest, well connected with main roads, make it the ideal starting point for visiting the many rural villages of old world charm and the main art cities in the area, such as Pisa, Lucca, Florence, Volterra and San Gimignano, or the charming seaside resorts of the Livorno and Versilia (Forte dei Marmi and Viareggio) coastlines. Furthermore, half an hour's drive will take you to the prestigious spa resorts of Casciana Terme and Uliveto, for a unique and rejuvenating experience of wellness and beauty treatment. A few kilometres away is the famous music festival held in the TEATRO DEL SILENZIO, a natural amphitheatre nestled in the beautiful hills of Lajatico, that, every year, under the direction of the tenor Andrea Bocelli, offers great emotions with its concerts (for info www.teatrodelsilenzio.it ). NB: The villa is just a few metres from the owners' house (who could be a useful reference point for guests), but manages to ensure total privacy, having independent access and exclusive use of the park and pool.

Interior:

The villa has two floors plus a loft. The porch to the ground floor leads to the main entrance which then leads into a hallway around which are arranged the sitting room with fireplace, the large and bright living room with sofas and dining area, with French windows leading out to the pergola, the kitchen and a toilet. The first floor, reached by a staircase next to the main entrance or, alternatively, by a lift, is composed of a study with access to the terrace and the sleeping area, consisting of two double bedrooms, each with ensuite bathroom with tub and a further double bedroom and twin bedroom (with joinable deds), both served by a bathroom with tub and shower. A wooden staircase from the study goes up to the loft with the last panoramic double bedroom.

Park:

The villa is set in a 200-hectare biological farm estate which produces oil and excellent wine. The 60-hectare park is bordered at the far end by thick woodland that stretches for about 20 km along a track which you can walk and drive along. Around the villa the garden consists of a very varied vegetation: on the large lawn areas are eucalyptus trees, a beautiful mimosa, young fruit trees and many plants like roses, hydrangeas, camellias and oleanders embellishing the set-up areas. The French windows of the living room lead out to a pergola covered with climbing jasmine and set up as a sitting area, ideal for relaxing in. A few metres away are another two gazebos, separated by a wood oven, one covered by a climbing vine and the other by wisteria, perfect for alfresco dining whilst enjoying the view facing out over the vineyard. Completing the park is a fishing lake about 250m away and accessible from the pool area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular swimming pool is set on a terrace situated at a lower level with respect to the villa in a private location that overlooks the green valley that stretches up to the straggly woods that cover the property. It is about 15 m from the house and is reached along a short flight of stone steps leading down from the pergola. The pool, lined in sand-coloured PVC with travertine border with a ladder for access to the water, measures 6x13 m with a minimum depth of 1.60 m along the perimeter and a maximum depth, near the centre, of 3 m. The purification plant is chlorine and the pool is equipped with both internal and external lighting. The solarium area, partially paved in terracotta and partly covered with lawn, is bordered on three sides by hedges and clumps of aromatic herbs and is equipped with sunbeds, deckchairs and an awning. The pool is open from the last Saturday in April until the first Saturday in October

Location and distances


The property is situated in the area of the Pisan Hills, a hilly region rich in chestnut woods, vineyards and olive groves in the centre of Tuscany, in the south-east area of Pontedera and bordering with Volterra and the Park of the Alta Valdera. This area, of great naturalistic importance, is dotted with numerous villages full of important historical and architectural treasures such as the town of San Gervasio, a short distance from the property, with its 9th century Romanesque church, or the medieval borgo of Palaia, with its 13th century parish church set on a promontory and many more in the immediate vicinity. This territory offers plenty of opportunity for recreation: nature and sports lovers can take advantage of the long trekking and mountain bike trails, can ride horses along country lanes (about 10 km away in Treggiaia is the riding club Lo Scoiattolo) or can play golf at San Miniato (9-hole course) about 19 km away or at Castelfalfi (18-hole course plus green and practice bunker) about 24 km away. Spa fans can take advantage of the prestigious facilities in the area, those of Casciana and Uliveto are just a few kilometress from the property. Pontedera, about 6 km away, has all necessary services and shops (even though, just 3 km from the property, you can also do your shopping in Località La Rotta) as well as the Museo Piaggio, famous throughout the world, with the entire series of historical Vespa scooters. The villa is easily reached from both the north and the south, thanks to the Autostrada del Sole and to the highway which connects Florence, Pisa and Livorno (known as the FI-PI-LI), via the Montopoli exit in Val d'Arno, about 7 km from the property. The airports in the region are very close, the international airport of Pisa (30 km) is twenty minutes away while that of Florence is about 56 km away. In addition, for those wishing to travel by train, Pontedera has an important railway station about 8 km away, directly connected to Florence and Pisa.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
