Villa Santa Margherita, a splendid residence with attention to every detail and with rooms of high design, is located in Castiglion Fiorentino, an attractive, typicallyTuscan, town on the hills of the Valdichiana, surrounded by centuries-old olive groves and ancient cypresses. Completed in 2013, it has been transformed from a 19th century rural farmhouse into a dream residence, externally clad in stone with elegant rooms which greet you as soon as you cross the threshold, chic and refined at the same time and characterised by classy furnishings. All the rooms are characterised by old wooden-beamed ceilings, beautiful masonry arches and comfortable floors in wood and terracotta. The spacious romantic bedrooms, the kitchen and the living room are equipped with air conditioning. The luxuriant 1-hectare garden surrounds the house with numerous plants and flowers typical of Tuscany and, a few metres away on an upper terrace, is the beautiful pool immersed in an area of a thousand shades of green. Enjoying an apéritif by the pool or dining under the fragrant wisteria-covered pergola, next to a brick barbecue and wood oven, will undoubtedly be a unique and unforgettable experience. The perfect location for those looking for privacy, relaxation and tranquillity, Villa Santa Margherita is located 20 minutes from the renowned hilltop town of Cortona, made famous by the book of writer Frances Mayes, "Under the Tuscan Sun", and 30 minutes, in the opposite direction, from the attractive town of Arezzo, known for its famous antiques market on the first Sunday of each month. The excellent geographical location, not far from shopping centres and main road links, 5 km from Castiglion Fiorentino (with all services and supermarkets), will allow you to travel between the main art cities of Tuscany, such as Siena, Florence. and Arezzo, as well as those of neighbouring Umbria, such as Perugia, Assisi and Orvieto. The famous rural borghi around Siena, such as Montepulciano, Pienza and Montalcino, are within easy reach as is the magnificent area of Chianti.

Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

An area of about 240 sq m is distributed over three internally connected floors: from the main entrance you go straight into an open plan living area with dining area and well-equipped kitchen with central island which, in turn, leads directly out to the pergola for outdoor dining. Communicating with the kitchen is a cosy sitting room with soft sofas and TV. From here you proceed to a double bedroom (with divisible beds) with ensuite bathroom with shower and, down 10 internal steps, to a second double bedroom (with divisible beds) with fireplace and ensuite bathroom with tub. Next to the dining area is another double bedroom with ensuite bathroom with shower. A staircase from the main entrance leads down to the ground floor where we come first to a living room with gas fireplace and direct exit to the garden and then to a double bedroom (with divisible beds) with gas fireplace, direct exit through French windows to an external pergola and ensuite bathroom with tub and double shower. The floor is completed by a bathroom with shower, a laundry room (with entrance only from the outside) and a guest bathroom with shower. Again from the main entrance, another staircase leads up to the second floor with one double bedroom with a bathroom with shower. All the bedrooms, the kitchen and the living room are equipped with air conditioning.

Park:

The wonderful well-kept garden of one hectare, completely enclosed, extends around the house with a luxuriance of many types of flowers, herbs and tall trees that alternate in the lawn areas around the house and in the pool area. Going up 3 steps from the parking area, you come first to a furnished, bamboo-covered pergola which ensures shade during the hottest hours and which is adjacent to the laundry entrance. Another 21 steps lead up to the main entrance and, at a slightly lower level, to the dining area, a large, wisteria-covered pergola, furnished with table and chairs, next to a brick barbecue, wood oven and refrigerator. In the evening, the outdoor lights, set in various strategic places, render the garden even more fascinating, both around the pool and in the rest of the property. In addition to the main gate, at a slightly higher level is a second convenient entrance to the property. The parking area is composed of 4 outdoor spaces and 2 spaces under a jasmine-covered pergola. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The splendid rectangular swimming pool lies on the upper terrace of the property and can be reached from the house up a flight of steps with a small gate at the top. Measuring 10 x 5 m with the depth varying from 1.30 to 2.40 m, it is lined in grey quartz, which gives off a fantastic natural light-blue/grey colour to the water, and has chlorine purification, internal lights and 5 submerged steps for access to the water. The surrounding area, covered in stone brick paving and lawn, is equipped with a large bamboo-covered pergola, armchairs, sofas, sunbeds, deck chairs, umbrellas and little tables. The pool is open from the last Saturday in April until the first Saturday in October.

Location and distances


The villa is located in a small, quiet residential area just 5 km from Castiglion Fiorentino, an historic borgo located in the Arezzo Valdichiana. Of very old origin, it was assiduously inhabited first in the Etruscan era and then in Roman times. In the town square, archaeological excavations have brought to light a sacred area dating back to the 5th century BC. Moreover, the medieval walls dominated by the keep are preserved almost intact. The town, built on a hill that extends isolated between the valleys of the Clanis and the Chio, has developed over the centuries, favoured by its strategic position. The Terre di Arezzo Wine Route winds along for 200 km and passes through Castiglion Fiorentino as well. The Arezzo area boasts a DOCG Chianti Colli Aretini and 3 DOC wines with red, rosé, white and vinsanto: Cortona, Valdichiana and Val d'Arno di Sopra. The food and wine of the area, on the other hand, in addition to legumes and cheeses, include honey and an excellent extra virgin olive oil. Thanks to its excellent geographical position, just a few minutes from the Siena-Bettolle road link, connected directly to the highway to Perugia and to the Autostrada del Sole (with the Valdichiana exit just 25 km from the property), travel to the tourist centres of the area are quick and easy; a short drive will take you to Siena, Arezzo, Perugia, the spa resorts of Rapolano Terme and Chianciano, Cortona, Pienza, Montepulciano and many others. The property is served by the Arezzo railway station. Castiglion Fiorentino has all services and shops to meet the needs and requirements of guests; for shopping we recommend the Valdichiana Outlet Village.

For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
