Description:

Private structure (lease only). Bosco delle Monache stands on a hill in the midst of a pristine nature surrounded by woods which alternate with the typical vegetation of the area. In this enchanting naturalistic context on the green Umbrian hills, where peace and silence reign undisturbed, you will feel yourself at one with nature and enjoy this little corner of paradise. In paddocks inside the property are animals free to graze and you will get to know goats and sheep from up close; furthermore, under one of the many shaded areas set up in the garden is a small fenced-in pond with goldfish, water lilies and papyrus. We are in Torri, a little district of Gualdo Cattaneo, close to Todi, which can boast of a castle of great charm and rare beauty, founded in 1250 but with its origins dating back to the stone age. Bosco delle Monache, finished in 2010, has maintained intact the natural rustic feel of the area, evident in the exposed stone and travertine of the exterior and in the ceiling with chestnut-wood beams and terracotta tiles. The bedrooms are modern and comfortable and tastefully furnished. From the living area, consisting of sitting room, dining area and kitchen, you go directly out to the garden filled with wonderful scents and colours and with Virginia creeper climbing gently along the walls. The portico is set up for dining outdoors whilst admiring the breathtaking view over the little towns of Montefalco, Gualdo Cattaneo and Trevi. The pool is at a slightly lower level than the house, which is a few metres away, and is reached down a flight of steps from the portico. Within easy reach are the numerous places of natural, artistic and religious interest in the district. Todi is less than 20 minutes from the property and short trips will take you to some of the beautiful towns of central Italy, like Orvieto, Assisi, Perugia, Spoleto. The excellent motorway connections will take you to the nearby regions of Tuscany and Lazio.

BOSCO DELLE MONACHE HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house has two floors, the ground floor and the basement, which is on the same level as the pool. The main entrance goes into an open-plan area with sitting room with air conditioning, dining room and kitchen which leads out to the portico arranged with brick-built barbecue, chairs and table for outdoor dining. This floor is completed by two double bedrooms, a twin bedroom, a study with queensize sofabed and two bathrooms with shower. In the basement, with entrance only from the outside, a few metres from the pool, is a double bedroom with ensuite bathroom with shower, a bathroom for use of the pool, a laundry room and a covered area with ping-pong table. Air conditioning in all the bedrooms. On the roof of the house, accessed only by an external staircase, is an unfurnished terrace from where you can enjoy the panorama.

Park:

The peace, silence and pristine nature of this place are the same as they were centuries ago when this area belonged to the nuns, hence the name Bosco delle Monache (Wood of the Nuns).The property covers about 6 hectares and the entire perimeter of the 8000 sq m garden is enclosed. In the paddocks next to the garden are the animals, goats and sheep left free to graze and be admired as well as to keep the woods clean. Many shaded areas have been created in the garden with benches and tables and also a small fenced-in pond with goldfish, water lilies and papyrus. There are tall trees like oaks and holm oaks, fruit trees like cherries, figs, pomegranates and plums and all around the house are jasmine, wisteria and Virginia creeper. Outside the kitchen is the panoramic portico, above the pool, with wood-beamed roof and an area for outdoor dining which is furnished with a small sofa, an armchair, chairs, benches, table and a brick-built barbecue. A few metres past the automatic entrance gate in front of the house is a parking area with space for 4 cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The panoramic pool of Bosco delle Monache, facing out over the green hills and little towns of Montefalco, Gualdo Cattaneo and Trevi, is situated lower than the ground floor. It is reached down 12 steps and is on the same level as the basement which is only 5 metres away. The rectangular pool, lined in PVC, measures 8 x 4 m with the depth varying from 90 to 140 cm. There are two ladders for access to the water and it has chlorine purification and internal lighting. The sunbathing area is paved in terracotta along the perimeter of the pool and is provided with sunbeds, small table, little sofa, umbrella and a gazebo providing shade during the hottest hours. There is also a bathroom with shower and a small refrigerator. The pool is open from the last Saturday of April until the first Saturday in October.

The house is 15 km from the beautiful medieval town of Todi, close to which is the E45 highway connecting all the most important Umbrian towns - Perugia in 45 minutes and Assisi in 1 hour. Gualdo Cattaneo is 12 km away. Orvieto, with the A1 motorway exit, is 45 minutes away and from here you can get to all the most important cities of central Italy. Another motorway exit used for Todi is that of Orte, connected to the Perugia-Cesena highway with exit at Todi. The Todi railway station is served by the Umbrian railway which connects directly with the Trenitalia lines in Perugia and Terni.

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
