Description:

PRIVATE STRUCTURE. Casale Giovanna is a building constructed entirely in stone. The farmhouse dates back to 1732 but the oldest part dates back to 1300 since at that time in the area stood a lookout tower in defence of the territory. The property belonged to the Curia up until the ‘70’s and has been recently completely renovated with salvaged materials, maintaining unaltered its charm. Its position, on the same hill on which stands the town of Todi, allows guests to immerse themselves in a totally relaxing environment even though it is very close to the major historical and cultural centres of Umbria such as Todi, Orvieto, Assisi and Perugia. The owner lives in one wing of the house, with a completely independent access, but does not interfere in the use of the park and pool which are at the disposal of the guests.

CASALE GIOVANNA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The farmhouse has two floors. The entrance, which leads into the living area, is reached by a splendid stone flight of steps. The living area in open plan, with fireplace, is divided from the dining room and from the kitchen by an imposing archway. From the left of the sitting room three steps lead up to a single bedroom, to a bathroom with shower and to the wooden staircase which leads up to the first floor which is composed of a double bedroom with ensuite bathroom with shower, another double bedroom (with 1,40 m wide bed) and a twin bedroom (with joinable beds). All the rooms enjoy a splendid view over the surrounding countryside. The laundry room is situated at the back and is accessed from the outside.

Park:

The whole property is about one hectare. The garden around the house is planted with rustic lawn but all the property is a continuous succession of multicoloured vegetation with oaks, cypresses, holm oaks, fir trees, cedars of Lebanon, limes, olives, fruit trees, roses, geraniums, oleanders, lavender, rosemary and even bamboo. Adjacent to the house is a portico with ping pong table and equipped for outdoor dining. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is sited higher up than the house and is about 20 metres from it. Rectangular in shape, it measures 12 x 6 m with a constant depth of 1.40 m. It has salt purification, it is lined in white PVC, access to the water is via Roman steps and it is provided with a cold water shower. The solarium area is paved in stone and is equipped with gazebo, sun umbrella, deckchairs, sunbeds, coffee tables and 2 tables with chairs for open air meals. The pool is open from the last Saturday in April until the first Saturday in October.

Casale Giovanna is located close to the Medieval city of Todi, the freeway E45, connects all the most important Umbrian cities such as Perugia (45 min. drive) and Assisi (1 hour drive). The city of Orvieto is at 30 kms drive from the Castle, using the Exit of the A1 motorway, that allows you to easily reach Rome and Florence, and all the other renown towns in the area. The railway station of Todi is connected with the line of Umbrian regional lines (FCU) that connects Todi with Perugia or Terni. The railway station of Orvieto is connected with the line of the national company Trenitalia that connects Orvieto with the main cities of Italy.

We love the beautiful surroundings and views, the beautiful garden and pool and the historic building. Also, the owner of the property, Giovanna, is very friendly and helpful. The exceptional setting in beautiful gardens, fantastic pool, lovely traditional Italian house and most of all the wonderful hosts. The owner and her son were the friendliest, loveliest people and we were overwhelmed by their kindness and helpfulness. We would not hesitate to recommend this beautiful property to anyone.

First of all, the warm welcome of the owners(Giovanna and her son) was from a high level. They found a perfect balance between being very helpfull and privacy.The garden and cleanliness of the swimmingpool was exceptional. The house was beautifully situated, close to several culturally rich and atractive villages. Also close to a nice bar-Il ponte antico(perfect breakfast possibility) in Pontecuti and a few minutes driving from big food store. The house was very good equipped with all furnishing

On arrival the property was very clean. The property is located very central in Umbrie, nearby the most interesting cities. We have enjoined the peace of the property, although it's nearby the city of Todi. The supermarket is only 3 km from the property, that's very easy. What are the aspects of the property that you appreciated the most?
Everything in the house and gardens was very tidy and comfortable. We were made very welcome by Giovanna and her son Alessandro. We made good use of the pool and barbecue and enjoyed a wonderfully relaxing holiday in beautiful surroundings. It could not have been better.

Location to points of interest. Swimming pool. Great supermarket nearby. Todi a wonderful hill town with some great restaurants and shops.

Ceiling fans. Acrylic wine glasses for pool area.

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

  • national lockdown in your country of residence;

The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
