The house was designed and furnished in classic style with numerous Italian and English antiques. Entering it is like crossing the threshold of a palace in which classic furnishings are the protagonists: rugs, paintings, candelabras, sofas, tables and beds. Beauty blends with comfort and Col di Casale emits a sense of great simplicity and harmony. The owners had in their mind the idea of a long telescopic view running through the house, creating a series of rooms, starting from the entrance hall and then opening up to the view of the valley with the large panoramic terrace towards pristine woods and hills. The sight of the property immediately makes you think of a Provençal house, surrounded by lavender, numerous types of flowers and climbing roses draping the front door. The house, originally18th century, is completely clad in stone and characterised by white-painted wooden beams, terracotta floors and large windows that light up all the rooms. The bedrooms are located on the first floor and are large, brightly-lit and comfortable, personalised by objects and warm colours on the walls and they have all air conditioning. The beautiful pergola, with direct exit from the dining room, and the heated private swimming pool with night cover, located on a lower level, allows you to better appreciate your moments of relaxation and tranquillity with breathtaking views. 6 km away are grocery shops, restaurants and bars. Thanks to its favourable geographical location, just a few km from the highway, you can alternate peaceful relaxation with interesting excursions to the numerous rural borghi in the immediate vicinity. Finally, the excellent network of road connections allows easy travel to the most important art cities of Umbria and Tuscany such as Gubbio, Umbertide, Città di Castello, Perugia, Assisi, Orvieto, Todi, Siena and Cortona.

The house has two floors connected internally by a brick staircase. The main entrance, on the ground floor, is composed of a series of three zones for use as a sitting room; up to the dining area, the whole area is open-plan with just a few steps dividing the various zones. From the sitting room, large French windows take you out to the pergola and the terrace; on the left is the fully-equipped kitchen. The ground floor is completed by a TV room, a bathroom with shower and a laundry room. All the sitting room and kitchen areas have French windows giving direct access out to the set-up garden facilities. The first floor is composed of all the bedrooms: a double bedroom with a splendid sitting room with sofa, armchairs, fireplace and ensuite bathroom with tub and shower, a double bedroom with queen size bed with ensuite bathroom with shower, a double bedroom with super king size bed with ensuite bathroom with shower and, finally, a twin bedroom with adjacent bathroom with shower. All the bedrooms have air conditioning.
The estate in which the house is located has an area of about 47 hectares, covered by a large wooded area; around the house, an area of about 1.5 hectares consists of the well-kept garden with a luxuriance of many types of blooms that alternate in the neat lawn areas around the house and in the pool area. Climbing roses, lavender, bushes of Mediterranean herbs border the dry stone walls and internal paths. In the set-up outdoor area, under the large pergola with direct access from the sitting room French window, is the external dining area, completed by a portable barbecue, a terrace with chairs and tables where you can admire memorable sunsets while sipping a good glass of wine in pleasant company. A further relaxation corner is located at the side of the house, with chairs and table. From the access road you arrive directly to the 4-car parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
The beautiful panoramic heated swimming pool with night cover is located on the lower terrace of the property, and can be reached from the house down two steps from the portico. The rectangular pool, lined in PVC with tiled edge, measures 12 x 6 m with a constant depth of 1.50 m and has chlorine purification, internal lights and three large steps on one side for access to the water. The sunbathing area, partly tiled and partly lawn along the perimeter of the pool, is equipped with sunbeds and an umbrella. The pool is open from the last Saturday of April until the first Saturday of October.
