Originally an old farmhouse with adjoining pigsty, I Piantoni is now a lovely country house which has preserved, in its simplicity, a welcoming, homely atmosphere. The exterior is clad in exposed stone while the hospitable interior has terracotta floors, exposed-beam ceilings, rustic functional fireplaces and furnishings. Part of a farm estate that produces extra virgin olive oil, the house stands in a discreet and tranquil setting of unspoiled nature and is surrounded by a beautiful garden, the pride of the property, with its green areas and rich vegetation made up of strawberry trees, broom, wisteria and herbs. Its fortunate hillside setting offers a wonderful view, especially from the pool, stretching along the lush Tiber Valley, dotted with olive trees and covered with dense woodland. I Piantoni, which in Umbria represent the olive trees, is about two kilometres from the centre of Penna in Teverina, a tiny village set in the southern Umbrian countryside, in an area rich in artistic and natural attractions: just a few kilometres away are the beautiful little towns of Lugnano in Teverina, Amelia, Narni, Orvieto and Viterbo, the wonderful Marmore Waterfalls and the famous archaeological site of Carsulae. About 14 km from the motorway exit of Orte, Rome in less than an hour away. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The property consists of a main house and an annex (on request). MAIN HOUSE. From the pergola with dining area, the main entrance on the ground floor leads, on the right, to the kitchen with dining table and, on the left, to two armchairs gathered around a rustic fireplace that open to the living room with sofas and satellite TV. On this floor, with separate entrance located on one side of the house (and reached up a short flight of stairs next to the pergola), is a double bedroom and ensuite bathroom with shower. Next to the entrance to the bedroom is the laundry room. The first floor, reached via an internal terracotta staircase, consists of a twin bedroom, served by a bathroom with tub, and a double bedroom, served by a bathroom with shower. ANNEX ON REQUEST (€ 150,00/week in low and medium season and € 200,00/week in high season). The single-floor annex is just a few metres from the main house, right in front of the pool area. The main entrance leads directly into a large, cool room, with built-in kitchen, large dining table and seating area with sofas and fireplace. (Please note: All fireplaces are ornamental).

Park:

The house is surrounded by about 5 hectares of land that make up the entire property, distributed between olive trees and woodland along the far border. All around, in a beautiful park that extends for about one hectare, is a rich collection of plants and flowers that flank the large areas of manicured lawn, perfect for spending time outdoors. Shrubs of herbs along the sides of the house diffuse the scent of rosemary throughout the garden; growing everywhere are broom, strawberry trees, pomegranates, olives, magnolias, lemons and holm oaks. Just past the entrance gate and along the driveway are fruit trees - apples, cherries, figs and apricots; the park is completed by a vegetable garden where guests can help themselves ti whatever they want. Just outside the entrance French window is a pergola covered by fragrant wisteria and furnished with tables and chairs while just a few steps away is a stone barbecue. There is a covered parking area at the end of the short driveway, next to a fenced-in field in which two horses are kept. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool area, enhanced by its striking panoramic setting, is located in front of the annex, at a higher level than the house which is reached along a few steps and a short stone walkway. The south-facing pool is lined with PVC with a stone border and a metal ladder for access to the water. It measures 12 x 6 m with the depth varying from 1.20 to 1.70 m. It has chlorine purification and a cold-water shower. The solarium area, equipped with lighting, is paved in terracotta along the perimeter of the pool and surrounded by a spacious lawn area equipped with sunbeds, sofas and umbrellas. The pool is open from the last Saturday in April until the first Saturday in October.

Location and distances


The house is located in the comune of Penna in Teverina, an early medieval settlement located atop a hill overlooking the valley of the Tiber in southern Umbria and just a few kilometres from the border with Lazio. A visit to the village (reference point for the bank, food and other shops), before moving on to the many attractions in the area, will be definitely worthwhile. In its medieval-plan town centre are preserved intact valuable 15th century, Renaissance-style inserts. The main square in the centre of the borgo is bounded by the 16th century Palazzo del Governatore and by the Church of Santa Maria della Neve, originally a small country church around which the residential area later developed. Noteworthy is the Palazzo Orsini, an impressive historic building which belonged to the old Orsini family, dating back to the 14th century, and which maintains a 16th century garden, characterized by its particular entry gate with the so-called "Four Seasons", allegorical columns in 17th century travertine. Not to be missed is a visit to the permanent Nativity scene, a unique artistic/tenchnological installation developed by local artisans with moving statues in which scenes of everyday life are represented in animated contexts. A few kilometres from Penna you can visit some important urban showpieces, amongst which should be mentioned: the splendid borgo of Lugnano with its enchanting square and the collegiate church of Santa Maria, the little town of Amelia with its historic centre guarded by imposing polygonal walls and its many churches and historical monuments, Narni with its splendid buildings and the secrets of its underground where Etruscan remains and labyrinthine paths are preserved, and then Orte, Orvieto, Spoleto, the papal city of Viterbo and many other natural and archaeological gems of which the region is rich (such as the Marmore Waterfalls, the highest in Europe, located in the protected area of the Nera River Park, and the important archaeological site of the Roman city of Carsulae, near San Gemini). The property is easily reached from the Autostrada del Sole, the nearest exits being those of Attigliano (12 km) and Orte (14 km). From Orte (where the nearest railway station is located) Rome can be reached very quickly.

Good! If the weather had been better, we could have benefitted the outside areas more. In summer conditions the villa must show its best.

We were really happy with the customer service. Even when we were late when arriving from the airport, Marilu was waiting for us and had time to show us places. She always answered fast if we had any questions! Also Mario was helpful.
