Description:

PRIVATE STRUCTURE (lease only). This beautiful, recently restored property was originally a twentieth century farmhouse formed initially by the main central building which was then extended over the following years. Salvaged materials were mainly used in order to maintain the typical rustic character of the farmhouses in the area. Immersed in the green and within easy reach of the little village of Civitella del Lago, the property offers, besides the comfort of the house, a wonderful view of Lake Corbara and the surrounding hills. The location is perfect for a relaxing holiday and also as a departure point for exploring the nearby villages and towns, rich in history, art and cuisine, such as Todi and Orvieto. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

The house has two floors. The main entrance situated at the central level in correspondence to the terrace housing the pool, leads into the large living room featuring a big fireplace, wood columns and light-coloured exposed beams. The living room has direct access to the portico and veranda. Next to the French window going out to the portico are a few steps leading up to the open-plan kitchen and large dining room. On the right side of the living room is a staircase and a few steps leading down to a bathroom with shower and a double bedroom with additional double divan bed; this room also has access to the outside. The staircase leads up to the sleeping area with a double bedroom, en-suite bathroom with tub and direct access to the outside and another double bedroom with en-suite bathroom with shower. The floor is completed by a loft overlooking the large living room.

Park:

The park extends all around the villa, following the slope of the hill on which the property is set. Wonderful views can be enjoyed from every corner of the garden. There are gazebos, verandas and porticoes at both the front and back of the house furnished with tables, chairs and sofas. The surrounding vegetation is very varied: fruit trees in the back, olives in the pool area along with flowering plants, beautiful rose gardens and perfumed bushes of lavender and broom. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

About 10 m from the house, the pool is located on the same level as the front of the building. It is in a panoramic position as is the area with two large gazebos at the poolside. It is surrounded on three sides by olive trees and flowering ornamental plants. The white travertine of the pool border creates an attractive colour contrast with the aged red brick of the solarium area. The pool measures 10 x 5 m with a varying depth of 1 m to 2.5 m; access to the water is via Roman steps and it has water massage nozzles; it is purified with salt. A shower is at the poolside. The pool is open from the last Saturday in April until the first Saturday in October.

This was a wonderful place to spend our week in Umbria. Views were fantastic and the villa was beautiful. Gorgeous pool with views. Kitchen had everything you need and a chef was able to come in and make a wonderful meal! Did I mention the fabulous views??!!

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
