Located in a tranquil and panoramic position it has a captivating view over the Umbrian hills covered by dense green woods.The capacious internal spaces, the large luminous rooms and the high level finishings (floors in hand made tiles, large open wooden beams) make Pianarina the ideal place for those who like tradition but don't want to renounce modern comforts. The position of the house is perfect for those wanting to enjoy a relaxing holiday in contact with nature. The location is particularly strategic being just a few kilometres from top historical and cultural centres like Orvieto, Perugia, Città della Pieve, Chiusi, Cetona and San Casciano dei Bagni. Furthermore, its vicinity to the A1 motorway allows guests to reach in less than an hour the famous cities of Florence and Rome.

PIANARINA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house is comprised of two storeys. On the ground floor , with the main entrance, is the living area. The large room is subdivided into sitting room, dining room and fully equipped kitchen with central island. The ground floor is completed by the study with double divan bed, a bathroom with shower and a laundry room. A staircase leads up to the first floor composed of three double bedrooms with divisible beds and en suite bathroom with shower, one double bedroom with divisible bed and en suite bathroom with tub, and a double room with en suite bathroom with shower.

Park:

50 hectares of land surround the property of which one is taken up by the garden surrounding the house. The park has a very variegated vegetation with olive and fruit trees, tall trees, every variety of flower, lavender bushes and a well maintained lawn. There is also a vegetable garden filled with seasonal vegetables. One side of the house is adorned by the spacious portico and bowers of grapes and Virginia creeper equipped with tables and chairs for pleasant alfresco meals. Guests can use the built in barbecue situated behind the house to grill tasty local meat accompanied by a good glass of wine. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday in April to the last Saturday in October, the pool is situated in a panoramic position in respect to the house. Only a few metres from the house, it is easily reached by a flight of wooden steps or by the road leading to the vegetable garden for those wishing to avoid the steps. The pool is rectangular in shape with Roman steps leading into the water and measures about 12 x 6 metres with the depth varying from 1 to 1,80 m. The pool is lined in PVC and is illuminated in the evening. The border is in travertine. The solarium area, provided with sun beds, deckchairs, little tables and umbrellas, is paved in stone. There is a cold water outdoor shower.

Montegabbione is centrally located between several interesting places: it is between Trasimeno and Bolsena Lakes, between Rome and Florence (130 km), and not far from Orvieto or Perugia at 70 km. It is easily reachable from Fabro Scalo (8 km) using the SS 71 (exit Fabro on the motorway A1) or by train from the station of Fabro-Ficulle. In a few kilometres from the motorway exit or the train station, you will find on your exit beautiful landscapes, green hills, cultivated fields and ancient restoredfarm houses.

Exceptional!!! Emma villa customer reps service were very helpful.. The check in / out process was seamless.. Our hosts in Positano and Umbria were hospitable..any problems that we had were acted on immediately.. I would like to mention,our host Grazia in Umbria treated us with a food basket and she also booked a restaurant for us the night we arrived in Fabro Scalo..

Absolutely, very nice, more than enough space in and outside to accommodate a large group. Very comfortable bedrooms with a bathroom each and very nice pool. Gorgeous views. Only possible drawback is the distance to the nearest shops, bar etc.

The location, views and surrounding countryside. It was very peaceful and relaxing with ample seating/loungers. The space and size of the rooms in the property were excellent. The pool was well located a short distance from the house with spectacular views.

  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
