RECEPTIVE STRUCTURE. Set among the green hills facing Lake Trasimeno is charming Villa Giulia, perfectly inserted in this wonderful landscape. We are on the border between Umbria and Tuscany, in Tuoro sul Trasimeno. Away from the hustle and bustle of city life, and surrounded by vineyards and olive groves, this is the ideal place for an unforgettable and tranquil holiday. Villa Giulia consists of a main villa and an annex, both externally clad in exposed stone. The structure is perfect for family reunions, groups of friends, families with children who want to spend their holidays together while protecting their privacy. The ground floor is completely dedicated to the living area with an open-plan dining and sitting area with fireplace, a kitchen and a guest bathroom with shower. On the first and second floors are four bedrooms and two bathrooms and, finally, the annex with a bedroom and a bathroom. Villa Giulia, originally an old, 19th century mill, was completely renovated and completed in 2002. Antique terracotta floors and wooden-beamed ceilings, a classy residence with a rustic touch that gives the house the typical charm of Umbrian and Tuscan farmhouses. The whole structure has air conditioning and wifi connection. Just outside the kitchen is an area set up with tables, chairs and brick barbecue for outdoor dining. But the real gem of the property is the large, completely-fenced, beautiful garden and the fantastic swimming pool, for exclusive use, lined in mosaic, with a boundless view towards the lake. Just a short distance from the Autostrada del Sole, the house is located in a privileged geographical position permitting one to move around easily to visit towns in the Val di Chiana, such as Montepulciano, Cetona or Chianciano Terme, the borghi of the nearby Val d'Orcia, such as Montalcino, Pienza, San Quirico, Castiglione or Bagno Vignoni, and those of Umbria.

Interior:

Villa Giulia has three floors. The main entrance opens onto the ground floor with a spacious kitchen, an open-plan dining and sitting room with a splendid brick arch, stone fireplace and satellite TV. The floor is completed by a guest bathroom with shower obtained from an antique wood oven and a convenient laundry room with entrance only from the outside. Two doors give direct access out to the external dining area and to a small terrace. From the sitting room a stone staircase leads up to the first floor, which can also be reached via an external staircase with direct access to a small sitting room with sofa and fireplace. The floor is completed by a double bedroom and a twin bedroom (with joinable beds) which share a bathroom with hydromassage shower. From the sitting room, stairs lead up to the second floor, with slightly sloping ceiling, consisting of a double bedroom and a twin bedroom (with joinable beds) which share a bathroom with whirlpool tub and shower. ANNEX: On two floors, it is located between the main house and the swimming pool area. The entrance leads into a sitting room, with sofa, table, chairs, fireplace, kitchenette, and to a bathroom with hydromassage shower. Upstairs is a double bedroom. Outside the sitting room door is an attractive portico set up with table, chairs and sofa. Both the main house and the annex have air conditioning.

Park:

The 6500 sq m, completely fenced park of Villa Giulia is characterised by large areas of lawn, splendid old olive trees, hedges and tall trees that surround the houses and pool, interspersed here and there by colourful fragrant flowers. There are comfortable outdoor living areas: in front of the kitchen is the external dining area equipped with a brick barbecue, table, chairs and a large umbrella guaranteeing shade during the hottest hours while the attractive portico of the annex is perfect for enjoying a good glass of wine with friends. In the evening the external lights in various strategic places make the garden seem even more fascinating, both around the pool and in the rest of the property, in short, the ideal place to dine while admiring the enchanting sunsets in the direction of the lake. There are two parking areas, the first, just past the iron entrance gate, with two uncovered parking spaces and the second, behind the pool area and on a lower level, with three covered parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The splendid swimming pool, for exclusive use, with a breathtaking view towards Lake Trasimeno, is about 20 m from the main house and 10 m from the annex, up a few steps. Rectangular, with a crescent-shaped side, it measures 16 x 6 m with a constant depth of 1.50 m: Lined in mosaic of various shades of light blue bestowing a fantastic colour on the water, it has a travertine edge, chlorine purification and Roman steps in one corner for access to the water. The stone-paved sunbathing area is equipped with sunbeds, umbrellas, a hot-water shower and there is lighting in the surrounding area. The pool is open and available to clients from the last Saturday in April until the first Saturday in October.

The historic centre and the development of the town date back to medieval times, although its territory has been present in the chronicles and historical documents since much older times. The attractive lido di Tuoro has a small beach where you can relax and walk along the lake shore. Ferries leave from Tuoro to Isola Maggiore, making it the perfect starting point for a trip on the lake to explore this island rich in historical and artistic heritage. Lake Trasimeno with its villages, its nature trails and its islands is in itself an interesting place for visits, excursions and for practicing water and other sports. The location of the property is also ideal for excursions throughout Umbria and Tuscany, as the town is well connected to major centres of interest through the Perugia-Siena highway. Short trips will take you to interesting historic centres such as Cortona, Siena, Perugia, Assisi, Montalcino etc. The town of Tuoro is also served by a railway station which makes it easy to reach more important cities such as Florence or Rome. For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
