Description:

PRIVATE STRUCTURE (lease only). Villa Fabi is a delightful little farmhouse built entirely of local stone and situated in the beautiful Tuscan countryside not far from Cortona. The interior has terracotta tiled floors and tiled ceilings with exposed beams. The house is simply furnished but with attention to detail. The isolated position allows guests to enjoy peaceful and relaxing holidays, in perfect harmony with the natural surroundings. For those who so wish it is possible to organize pleasant excursions to Lake Trasimeno and to visit the historical villages of Cortona, Montepulciano, Pienza and Chiusi, just a few kilometres away or to go further afield to the famous cities of art like Siena, Florence, Perugia and Rome.

VILLA FABI HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house consists of a single floor with attic room. The main entrance gives directly on to the living/dining area with fireplace and to the kitchen which has access to the outside through a French window and to a bathroom with shower (and washing machine). The sleeping area is composed of three double rooms and a bathroom with shower. From the entrance hall leading to the sleeping area a narrow wooden staircase (not suitable for the elderly and small children) goes up to the attic room with 2 single beds and a bathroom with tub.

Park:

With its hilltop position, Villa Fabi enjoys a breathtaking panorama over Cortona and the Val di Chiana. The villa is immersed in an olive grove of 8.000 sq m, completely enclosed, at the edge of an old oak wood belonging to the same owners. The guests can go into the woods through a small gate for pleasant walks. All the land around the villa is terraced with stone walls and has shade from the many old olive trees that characterize the property. Outside the kitchen French window, on the more panoramic side of the house, the owners have placed a gazebo equipped with table and chairs so that guests can organize alfresco meals in all tranquillity. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is open from the last Saturday of April until the first Saturday of October. Situated about 10 m from the house, it is rectangular in shape and measures 9,30 x 4 m with a depth varying from 1,20 to 1,50 m. It has a sandstone border, PVC facing and Roman steps to enter the water. The solarium area, surrounded by a lawn, has porphyry flooring and is equipped with sun loungers. A cold-water shower is situated near the pool. Beneath the pool is the technical room and a large changing room.

Location and distances


The location is an ideal starting point for who wish to have nice daily trip and sightseeing all over South Tuscany and Umbria as well: being the city of Cortona located not far either from the motorway A1 (exit Valdichiana) and from the freeway Siena-Perugia. Very well known sites like Siena, Montepulciano, Pienza, Montalcino, Perugia, Assisi and so on can be reached in less than hour driving as well as the hidden and maybe most beautiful corners of this 2 regions. Big cities like Florence or Rome can be easily reached also by train (and we suggest to use it in high season to avoid traffic roads) being Cortona served by 2 train railways stations. Above all we are quite sure that you will fall in love with the ancient atmosphere of this beautiful town. All shops and facilities in the big village of Camucia, nice restaurants, bars, cafes, shops in Cortona. Supermarket are open also on Sunday morning.

The views from the property were incredible. The pool area was beautiful. The villa itself is much bigger than we were expecting. The drive to Cortona is really short. The swinging bed was great for reading. The property felt safe and secure. You get sun pretty much all day. The interior of the house is lovely & traditional.

We had a fabulous holiday and used the villa as our base to explore and visit other areas. I think paying for the utilities with the deposit needs to be explained and highlighted before booking the villa as I thought electricity was part of the price and we would only pay extra if we used too much.

Beautiful Villa, Beautiful view, nearby markets, shops, shopping, restaurants. Very private. Air-conditioners work great, kitchen has everything needed. Washing machine is terrific, and drying rack works well. Hosts very helpful and nice.

Privacy, olive grove and position/view. We would love to buy a property like this however currently not an ideal time to do so Perhaps in the future.

We felt the kitchen area would be improved if opened to the living area. The idea of renting a villa was to enjoy cooking and spending time with friends/family. The kitchen was too small to comfortably do this. We enjoyed our time anyway, however this is the only thing I can think of which could be better.

Contact and questionnaire very good, but the English used requires updating, some of the sentences do not really translate into English well I'm afraid. You were great at getting in contact before the holiday with things you could offer, e.g. a chef, massage etc, but there was no follow up on this just before or on arrival - we might have chosen to do these things when we arrived. A map is needed for the property as the directions are not clear.

  • electricity (€ 15,75/day in low season and May - € 25,75/day in medium and high season).
  • Tourism tax (from 01/11 to 30/11 €1,00; from 01/12 to 31/12 and from 01/01 to 31/10 € 2,00 per person for the first 4 days. Please note that children under 12 years old will not pay)
  • N.B. These costs, not included in the price list, will be calculated at the reservation time and due at the balance payment.

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
  • Healthcare with Operations Centre 24/7;
  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

In the event of consequences related to the pandemic that occur during your stay, if you sign up to this policy, you can request the following services:
  • Return home;
  • Advance for expenses for basic necessities;
  • Guarantee for extra medical expenses;
  • Extended stay guarantee;
  • Hospitalisation allowance;
  • Travel fee reimbursement.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);

  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
