Situated in the beautiful Appenine countryside of Tuscany and Emilia, Villa Dina offers its guests a relaxing holiday in total privacy with country walks, such as the path that brigns on top of the adjacent hill, and sports (swimming pool and tennis court) for the more energetic. This fascinating property residence, 5 km from the medieval town of Modigliana, which is a short car ride from the historical centres of Florence, Bologna, Ferrara, Faenza, Ravenna and the Republic of San Marino. A slightly longer ride will take the guests to the incomparable city of Venice. The airports of Bologna and Forlì are within easy reach, as are the fashionable seaside resorts of the Riviera of Romagna: Cervia, Cesenatico and Milano Marittima. Moreover, for golf lovers there are some 18 hole Golf Courses, all less than one hour drive (Forlì, Bologna, Riolo Terme, just to mention a few). PLEASE NOTE: when the property is rented in this solution no other guests will be present on site. LA VILLA DINA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house has two floors, each one with direct entry from outside. On the ground floor there are two entrances, one from the parking area and one from the pool area, this floor is made up of; a fully equipped kitchen/living room with fireplace, a veranda with sofas, a half bath and a dobule bedroom with en-suite bathroom with shower. An internal staircase leads to the first floor, which also has a back entrance directly accessible from outside. Here there are two double bedrooms, both with en-suite bathroom with shower, and two twin bedrooms, a bathroom with tuband a bathroom with shower. The annex, that is at about 15 m from the villa, has one floor and is composed by a double bedroom, a kitchenette and a bathroom with shower.

Park:

Villa Dina is surrounded by a garden of 40.000 m², with various types of trees, including fruit trees, and a synthetic tennis court, the swimming pool, the playground for children and a gym. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday in April to the first Saturday in October. A stone wall surrounds the 12,50 x 6,20 m swimming pool, with a depth from 1,00 to 2,50 m, and the sun bathing area furnished with tables and chairs, parasols, sunbeds and external shower.

Location and distances


The property is located in Modigliana that is situated at only 25 km from Faenza in Emilia Romagna region, for convenience we put in Florence area. Faenza is reachable by the super way A14, that takes you easily also until Bologna. From Faenza public bus takes you in the surroundings. It a nice starting point for who whish to have nice daily trip to the beach or for whom like to spend night life in the most important place of Adriatic Riviera (about 60 km away). Florence (about 80 km) is reachable with pleasant drive along panoramic roads (Mugello). It is one of the best places for cicling, long walks immersed in the nature as well as for horse riding.

The pool and the tennis court, the location, the yard around the house and the many bedrooms. Perfect for 3 families with kids. The separate unit next to the house was great. It had an extra fridge and washing machine, which was very helpful with 12 people.

The setting was beautiful. It was also very well equipped (cooking and dining equipment particularly good compared to previous places we have stayed in). Very clean too and we liked the traditional nature of the furnishings as it felt authentic. Also really appreciated the help and friendliness of Fabio our Emma Villas rep plus the owner himself who was very nice and amenable.

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:

  • Advance for expenses for basic necessities;

  • Travel fee reimbursement.

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
