Close to enchanting Lucca, one of the most beautiful Italian art cities, and in a very quiet secluded area just outside the village of Capannori in the heart of the Monti Pisani, stands Villa Leone, a prestigious home ready to welcome you and offer the best of Tuscan hospitality. The structure, dating back to the 1920s, magnificently renovated and recently furnished in exclusive style and elegance, is composed of a main, three-storey house and an annex, both equipped with extremely high quality services and amenities. In addition to the villa is a magnificent colourful garden with various set-up areas for outdoor living, a swimming pool, a barbecue area and a play area for fun and games: all within a beautiful panoramic frame swathed in olive groves and vineyards. Setting off from this secluded residence, just a few kilometres from the spa resorts that have brought international renown and prestige to the entire area (Montecatini and Monsummano Terme), you can embark on some of the most beautiful itineraries that the region offers, thanks to the proximity to the A11motorway (ten minutes away) that will take you to the main cities of Tuscany, such as Florence, Pistoia, Lucca and Pisa, as well as to the region of the Garfagnana, the green heart of Tuscany, and to the beautiful beaches (blue flag) of the Versilia coast in about half an hour. Along the beautiful roads of the “Wine Route of the Hills of Lucca and Montecarlo”, furthermore, you can visit several farms where you can taste the typical food and wine products of the area. Please note, the house borders on one side with a private house but is well screened to guarantee privacy.

Interior:

MAIN VILLA The villa has three floors with the first two connected by both internal and external staircases. The main entrance on the ground floor leads into a sitting room communicating on the left with a double bedroom (with direct access to the outside via a French window) and on the right with a bathroom with tub. A stone staircase leads up to the first floor consisting of a large living area with kitchen, dining table and seating area with sofas and satellite TV. The living room on the ground floor also opens on an additional room with fireplace. Two French windows lead out to the porch which has a staircase leading down to the ground floor. The kitchen leads out to a terrace for outdoor meals. Also on the first floor is a double bedroom with ensuite bathroom with shower, a single bedroom and a double bedroom sharing a bathroom with tub and, finally, a guest bathroom with laundry area. The top floor, which is reached by the last flight of stairs, consists of a double bedroom and a twin bedroom served by a bathroom with shower and, finally, a single bedroom served by a bathroom with tub. ANNEX. The annex, located at about 30 m from the villa, spreads on one floor and it is composed of: open space with living room and bar corner, double bedroom with en-suite bathroom with jacuzzi and shower and another room with pool table and fitness area.

Park:

Villa Leone is surrounded by a very well-kept park of 3,500 m, completely fenced in and bounded along the perimeter with hedge screens that guarantee privacy without impeding the view over the beautiful rolling hills covered in olive groves and vineyards. Just past the main entrance gate into the property is a parking area situated conveniently close to the building entrances. You will be welcomed by the wonder of a triumphantly colourful garden: bushes of Mediterranean herbs, potted plants, cypresses, pines and olive trees demarcate the large areas of paving or lawn in the centre of which lies a lovely pool with an outdoor lounge area and a play area with a children's swing and slide, a ping pong table. If you wish to eat outdoors, you can sit under the gazebo set up with table and benches and a barbecue. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool, open from the last Saturday in April to the first Saturday, lying within a green panoramic setting, is located on one side of the garden, just a few metres from both the house and annex. Rectangular in shape with a stone border, it is lined in PVC and access to the water is via 3 external steps or two metal ladders. The pool measures 12 x 6 m with the depth varying from 1.10 to 1.70 m. The large solarium area, paved in stone and illuminated at night, is equipped with sunbeds, a sitting area and a gazebo with table and chairs. The pool has chlorine purification, a hot and cold-water shower and is open all year long (Please note that the pool can be heated to a maximum temperature of 28 degrees). At a few metres from the pool, there is a Jacuzzi heated tub for 6 people.

Location and distances


The property is located in a very strategic point for visiting central Tuscany, just outside the village of Capannori, reference point for shops and services. We are in the area of the Monti Pisani, famous for the production of top quality olive oil, typical chestnuts and mushrooms, a natural bridge that connects the city of Pisa with that of Lucca, rich in many medieval villages, churches and remains of ancient fortifications which you can explore on foot thanks to the numerous hiking trails that criss-cross the area. Lucca, the beautiful city of a hundred churches with its original 16th century defensive walls, is 15 km away but also within easy reach are Florence, Pistoia, Montecatini Terme and Pescia, the famous city of flowers and seat of the nearest railway station. Within walking distance of the property are numerous farms. We should also mention the proximity to numerous spa resorts, the main ones being Montecatini and Monsummano Terme. The property is easily accessible from the major airports of the region (Florence 61 km and Pisa 54 km) and the A11 Firenze-Mare motorway (the Chiesina Uzzanese exit is about 13 km away) which will allow you to reach the beaches of Versilia in just over half an hour. For sports enthusiasts there are also, close to the property, riding clubs, tennis clubs and prestigious golf courses (in Lucca, Monsummano Terme and in the Garfagnana area).

The owner was very accommodating and easily contactable . We had a most amazing welcome pack and also he allowed us use of the annex very early in the day as our flight got in at 9am and normal check in was not until 4pm . This was so helpful as we had young children with us . 10/10

Absolutely. We were a large family group, all of us used to good quality vacations, and we had a fantastic time. The villa is obviously well cared for and catered for almost all eventualities. We had problems with WIFI connectivity but it wasn't the end of the world.

The washing machine is very small, especially for the capacity of the villa. An automatic vaccuum/irobot on the first floor would be perfect - I know this is far outside of what is usually provided but it's something I always miss and would welcome wherever I go.

10/10. David was kind enough to make sure he was there to meet us early and he was very courteous. He was also very helpful when we needed to book taxis and the local company would not take our calls.
