La Sorgente is nestled in the beautiful Tuscan countryside, enlivened by expanses of cultivated fields and green hills, just a few kilometres from Cortona, a fascinating and mysterious borgo on the hills of the Valdichiana. An evocative rural landscape in which this delightful farmhouse, entirely clad in stone, fits harmoniously, far away from everyday stress. The house arose from the recovery of an old farmhouse and fully reflects the architectural tradition of the area but is, at the same time, refined by the light green finishes of the fixtures. It has two floors and its rustic interiors are marked by elegance, originality and functionality with antique pickled- wood beamed ceilings, original terracotta floors and spacious and comfortable bedrooms. Thanks to the French windows, the house expands out to the surrounding garden, a succession of olive groves, vineyards, flowers of all kinds and tall trees with a large, vine-covered pergola for outdoor dining with, a few metres away, the brick barbecue. On a higher terrace is the beautiful panoramic swimming pool surrounded by cypresses, olive trees and oleanders. La Sorgente is an excellent starting point for visiting the major towns of Tuscany, such as Siena, Florence and Arezzo, and nearby Umbria, such as Perugia, Assisi and Orvieto. Short trips will take you to the famous rural borghi around Siena, such as San Gimignano, Montepulciano, Pienza, Montalcino in the Val d’Orcia and the magnificent Chianti area.

Interior:

La Sorgente has two floors connected by both an internal and an external staircase. Past the entrance door on the ground floor is a big kitchen communicating with the dining room, both connected with the large pergola for outdoor dining. The floor is completed by a double bedroom (with divisible bed) with direct exit to the outside through French windows, a bathroom with shower and a twin bedroom (with entrance only from the outside) with ensuite bathroom with shower. From the dining room, a wooden staircase leads up to the first floor consisting of a large hallway, a sitting room with sofa, armchairs, TV and fireplace (ornamental), with French windows leading directly out to the external staircase. Completing the floor is a double bedroom with ensuite bathroom with tub, another double bedroom and a bathroom with shower. All the bedrooms have air conditioning. The laundry room, with entrance only from the outside, is located on the ground floor next to the barbecue area

Park:

One and a half hectares of garden, bordered by large expanses of olive trees along both sides, frame the house with cultivated lawns, enriched with many Mediterranean herbs, lavender, fruit trees, cypresses, oleanders, jasmine and fragrant colourful flowers. Around the house are various cosy areas set up for relaxing, for enjoying a good glass of wine or for eating outdoors: the large panoramic wisteria and vine-covered pergola, with characteristic stone table and chairs, and other areas scattered here and there with umbrellas, tables and chairs and, not far from the kitchen, the brick barbecue. Between the house and the swimming pool is a bowls court, located in a slightly higher position. The property is completely fenced in and just past the manual-opening iron gate is an open-air parking area for two cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The completely-fenced, panoramic swimming pool lies on a splendid upper terrace overlooking the hills of Cortona, in a very secluded and tranquil position. About 20 metres from the villa, it is reached by going up a path in the lawn and then up 11 steps to the top with an iron gate. The rectangular pool, measuring 12 x 6 m with the depth varying from 1.20 to 2.80 m, is lined in PVC and has chlorine purification, a diving board and a metal ladder for access to the water. The tile-paved sunbathing area is equipped with sunbeds, deck chairs, small tables, umbrellas, shower, lifesaver and a table and chairs. The pool area does not have night lighting. It remains open from the last Saturday in April to the first Saturday in October.

Location and distances


Cortona is a charming little hilltop town (600 m high) in the Valdichiana, enclosed by a wall in which Etruscan and Roman features are still visible today. Its elevated position guarantees an excellent view from different parts of the town, allowing you to admire the splendid surrounding countryside, as well as a glimpse of Lake Trasimeno. The location is ideal for those who wish to visit the two regions of central Italy, Tuscany and Umbria, as it is close to fast roads such as the A1 motorway and the Siena-Perugia highway. Centres of particular interest such as Siena, Montepulciano, Pienza, Perugia, Assisi are less than an hour away by car and other, less known but no less interesting, centres from a cultural or artistic point of view can be reached with pleasant day trips. Shops and supermarkets in the area are also open on Sundays.

Ck in was great. The young women went out of her way to make sure we had the correct coffee pods for the espresso maker. She was very kind. Ck out..Stefano was great! Lots of personality!
