Built at the end of the 18th century as a consortium mill, it was transformed into a farmhouse dedicated to the cultivation of cereals, olive trees and pastures; the recent restoration intervention is the result of careful and skilful renovation that has bestowed on it charm and peculiarity in full respect of the local tradition. From the wooden ceilings, to the Tuscan terracotta floors, to the choice of the furnishings, everything has contributed to creating a welcoming domestic atmosphere. Molino l'Oppino has the typical features of a Tuscan farmhouse in stone and brick that the restoration works have respected and enhanced. The living area with large brick barrel vaults, the terracotta floor, the fireplace and the chestnut ceiling beams restore perfectly the warmth and hospitality characteristic of these buildings; the kitchen in cast iron and brass with large table invites you to convivial meals following tradition. The first floor with the pastel colours of the plaster and tapestries, the exposed walls and, again, the chestnut ceiling beams preserves the intimacy of the sleeping area. Molino l'Oppino, immersed in the splendid scenery between the Val di Chiana and the Val d'Orcia, is located just 4.5 km from Montepulciano, a precious Renaissance treasure chest containing rare beauties that make it a town known throughout the world: culture, art, nature, cuisine, without forgetting the Vino Nobile, one of the most popular Italian wines. Molino l'Oppino stands in a truly unique and perfect location for those who love the countryside, privacy and, at the same time, the convenience of being near a town equipped with all shops and services; an ideal location for visiting famous tourist destinations such as Siena, Pienza, Cortona, San Gimignano, Montalcino, Assisi, Lake Trasimeno, Orvieto and Perugia. For wine lovers there are many choices: the house stands among the best Tuscan vineyards, renowned throughout the world for the excellent red wines produced in the hills of the Chianti, Montepulciano and Montalcino regions. For those in search of relaxation and well-being, the renowned thermal spas of Chianciano Terme and Bagno Vignoni are less than 30 minutes away. Molino l'Oppino is located halfway between Florence and Rome: from the A1 motorway it is a pleasant 20-minute journey along picturesque country roads among vineyards, olive groves and cypress paths.

Interior:

Molino l'Oppino (150 sqm) has two floors connected by an internal terracotta and wood staircase. The entrance on the ground floor opens into the living area consisting of a single large room divided by imposing stone walls that contains the living room with sofas and Smart TV, the fully-equipped kitchen with dining table and direct exit out to the wisteria-covered pergola with the outdoor dining table. From the living room a hallway leads to a guest bathroom and to the staircase up to the first floor which consists of the master bedroom with ensuite bathroom with tub and shower and garden exit; a double bedroom with queen size bed, ensuite bathroom with shower and garden exit; a double bedroom with ensuite bathroom with shower. All the bedrooms have air conditioning with independent control units. The bedroom and kitchen fireplaces and ceiling fans are ornamental. The cellar in the basement is for the exclusive use of the owner.

Park:

The property extends over approximately two hectares of unfenced land. The part around the house and swimming pool (1500 sq m) is planted with lawn and olive trees, holm oaks and cypresses; there are also roses, lavender, oleander, helichrysum, rosemary, herbs, laurels and the American vine that binds harmoniously to the front of the house. The wisteria-covered pergola with wrought iron table and chairs for outdoor dining is conveniently connected to the kitchen; the cast iron barbecue is just a few steps from the pergola, the wood oven is located next to the stone paving that leads to the pool. The parking area with two covered and one uncovered spaces is at the end of the gravel driveway bordered by cypresses. The washing machine is located in a room below the pool area with access from the outside after a flight of stairs. The well-kept park of Molino l'Oppino offers outdoor furnished seating areas for guests to spend unforgettable days of relaxation and privacy. In the sloping part of the property are newly-planted young olive trees, the vineyard and hints of woodland typical of the Tuscan hill area. A few meters from the farmhouse there is a delightful stream which, with the continuous lapping of the water, makes everything very romantic and relaxing. The French windows of the living areas and the direct garden exits of the two bedrooms allow a comfortable use of this exclusive residence located in some of the most beautiful country of the Italian panorama. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is ten metres from the house, located on a terrace above the first floor and reached via a series of stone steps. Rectangular and measuring 10 x 4 m with a constant depth of 1.55 m, it is clad in grey, stone-effect lining with a stone edge and has salt purification and three large steps along the entire length of the pool for access to the water. The solarium area in plush lawn is equipped with sunbeds, deck chairs, umbrellas and a cold-water shower. The swimming pool, located to the north-west, is always exposed to the sun and enjoys a relaxing and poetic view over the surrounding vineyard. Twenty metres from the pool is the circular hot tub for six people clad in wood with water at ambient temperature. The pool is not equipped with lighting, is available to guests from the last Saturday in April to the first Saturday in October.

Molino l'Oppino is located in the municipality of Torrita di Siena and only 4,5 km from the Renaissance town of Montepulciano, known for the grandeur of its Renaissance buildings, for the elegant beauty of its churches and for the "Vino Nobile" , one of the most appreciated Tuscan wines internationally. The geographical position of Montepulciano, between the Val d’Orcia and the Val di Chiana, makes Molino l'Oppino a strategic point from where to explore the beauties of Tuscany. From here you can easily reach the A1 motorway (the Chiusi/Chianciano Terme exit is only 20 km away) to visit cities such as Florence, Siena, Orvieto, Rome while, on the other hand, the provincial road, offering a succession of extraordinary sights and panoramas, will take you to visit the nearby borghi of Bagno Vignoni, Pienza, Montalcino, Cortona and Sarteano, or Upper Lazio (Bolsena, Civita di Bagnoregio, Torre Alfina, Acquapendente). The best-served and most important railway station is in Chiusi, which is only 20 km away. Shops, services, supermarkets, pharmacies, banks, ATMs, bus stops, restaurants, etc. are only 4.5 km from Molino l'Oppino. Montepulciano is also a very lively centre for cultural activities. Among the most famous events: the Cantiere Internazionale d'Arte (in July) and the popular representation of Bruscello (in August). Definitely worth noting is the "Bravio delle Botti": a week of celebrations, meals, processions and parades with 14th century costumes that features the eight districts of the city and ends with an original "palio" on the last Sunday of August; the competition involves two representatives from each district who run pushing a barrel of 80 kg for 2 km uphill in the historic town centre. If you love nature, just outside Montepulciano turn towards Pienza or Monticchiello and after only a few kilometres the wonderful Val d'Orcia begins. If you think of the Tuscan countryside, you have probably seen at least one photo that portrays the harmony and colours typical of this area and this land. The landscape of the Val d'Orcia is made up of hills and gullies, of cypresses isolated on green dunes or harmoniously following the meandering of the roads. Perfectly in tune with the countryside, here and there appear oak woods, vineyards and olive groves. High on the hills are ancient buildings and wonderful fortified borghi. The territory is majestically concluded by the territory of Mount Amiata, which with its 1738 metres is the highest extinct volcano in Italy.

As we are living on the poor exchange world of The Australian dollar the cost was more expensive but definitely worth it for the feel of the property.

We received excellent help from Simone who did a lot to assist the a luggage delivery problem when our guests' luggage did not make their flight. Despite being on holiday from the day after our arrival he remained totally present in our efforts to have it delivered. First class service.
