The recent renovation, carried out with particular care by the owners, has provided the villa with unique comfort for the guests, while respecting the typicality of its history. Particular attention was paid to the use of materials typical of the period so as not to upset the uniqueness of the villa, such as wooden ceilings with terracotta tiles, terracotta floors, the pietra serena of the beautiful fireplace and the exposed beam of the cosy kitchen. Elegant rooms embellished with antiques, welcoming bedrooms, a bright fully-equipped kitchen and a luxuriant garden with pergola, embellished by a variety of table grapes and a panoramic swimming pool make this property the perfect destination for those who want to spend a relaxing stay in a peaceful setting, albeit very close to one of the most beautiful Tuscan cities, Lucca. The exterior of the villa extends in a triumph of colourful flowers, with areas dedicated to aromatic herbs and a pergola furnished with a table next to a fully-equipped brick-built BBQ where you can enjoy unforgettable meals, immersed in the beauty of Tuscan nature. The strategic position of the villa is certainly a fundamental feature for those who want to visit the wonders that Tuscany offers, the proximity to Lucca and the motorway entrance will allow you to easily and quickly reach historic towns and cities such as: Florence, Pisa, Montecatini Terme, Montecarlo di Lucca, Collodi and the nearby golden beaches of Versilia with elegant Forte dei Marmi. CAUTION: To reach the property it is necessary to cross a village with a narrow passage unsuitable for vehicles wider than 2 meters (6.5 feet).

Interior:

The property has two floors with the main entrance located in the area in front of the pergola with the living area. Entering, you come to an elegant living room with a typical Tuscan ornamental fireplace with, on the right, the kitchen with dining area and, on the left and up a step, a hallway next to a bathroom with shower and the large TV room furnished with comfortable sofas. A typical stone staircase leads up to the first floor with the sleeping area composed of three bedrooms with two bathrooms. Also on the first floor, with access from the outside, is the master suite consisting of a double bedroom and a bathroom with shower and Turkish bath. The laundry is next to the kitchen

Park:

Villa Marraccini is surrounded by a well-kept park, immersed in the tranquillity of the Lucca countryside and with a unique panorama. The park is enriched by the presence of lemon and orange trees, lavender, aromatic herbs and an infinity of flowers with unique colours. Past the entrance gate to the property is a convenient covered parking area, located in the immediate vicinity of the villa, where you will be greeted by wonderful old chestnut trees, olives and cypresses. Then, thanks to the mild climate of the area, you will be accompanied to the entrance by various succulents and a few palms, which stand out against the Plain of Lucca. The garden, with its characteristic terraces, includes various areas dedicated to relaxation such as the grapevine pergola that adorns the outdoor dining and living area with the adjacent brick-built BBQ. Finally, the pool enjoys a breathtaking view of Lucca, providing a unique atmosphere with areas dedicated to your relaxation. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool, located in the upper part of the property with a unique view of Lucca, is about 40 metres from the main building and reached via a flight of steps in the garden in front of the property. A large wooden solarium is equipped with comfortable sunbeds and shaded by a spacious patio with tables and comfortable benches. The rectangular pool, measuring 6 x12 m with the depth varying from 0.90 to 2.30 m, is lined in sand-coloured PVC and purified with chlorine. Access to the pool is via a stainless steel ladder and there is lighting both inside the pool and around the perimeter. The pool is open from the last Saturday in April until the first Saturday in October.

The property is only 10 kilometres from wonderful Lucca, an exceptional tourist destination. The city can be easily visited on foot or by bike, thanks to its small size and to the extensive pedestrian area in the centre. There are many places to see, in particular the city walls, ideal for enjoying a stroll in any season, Piazza Anfiteatro, famous for its elliptical shape, and the beautiful Torre Guinigi, crowned by an ancient holm oak. In the area are many places of both artistic and naturalistic importance, for example, the Garfagnana, the Plain of Lucca and the Serchio Valley. For those who wish to combine the beauty of the scenery with pleasant days at the seaside, just a few kilometres away is the Versilia coast with its renowned localities: Viareggio, Forte dei Marmi and Marina di Pietrasanta. Villa Marraccini can also be a good departure point for visiting the famed Cinque Terre and beautiful Portofino.
