An 20-hectare estate, L'Olivaia, dotted with ordered rows of olive trees that stretching to the ends of the property, is the picturesque setting for the San Martino Country House; this beautiful villa, recently renovated in its entirety, is situated in the Tuscia, in the province of Viterbo, a large area north of Rome, of great naturalistic value and which preserves an historical, archaeological and artistic heritage of prime importance. Guests will appreciate the comfort guaranteed by the functional and cosy rooms, furnished and completed with particular attention to detail, as well as the tranquil atmosphere of the various areas in the well-maintained garden where they can relax in total privacy: the newly-constructed pool, the lounge areas and a play area equipped with a professional ping pong table. The villa is set in an excellent geographical position; the Eternal City is about 40 km away, but there are many tourist spots in the vicinity to be explored: Lake Bracciano with many picturesque medieval villages along its banks, the Etruscan settlements of Tarquinia, the so-called " Papal City "of Viterbo, famous as well for its thermal waters. The excellent road links will quickly take you to the beautiful beaches of the Tyrrhenian coast. L’Olivaia is certified Organic and D.O.P. Tuscia. It is laid out on the hills of Tuscia, between the Roman amphitheater of Sutri and the ancient Via Francigena, at the center of four volcanic lakes that determine optimum climatic conditions for the development of the olive. The olive grove stretches of about 20 Ha with over 7000 olive trees and is organized for fields and cultivars in order to allow the separate collection of cultivars Leccino, Frantoio, Maurino and indigenous including Caninese and Bolzone, following the different maturation. The English roses planted at each row start, restore color and fragrance to the fields and indicate the different cultivars. During the months of October, November and December the olives are harvested and guests are invited to participate and to receive the equivalent of the olives they pick in oil, crushed in Tuscus: the family olive mill in the nearby village of Vetralla. The villa is situated within walking distance of a prestigious golfing area with two golf courses (18 holes) of great quality and international fame: The Golf Club Le Querce, home of the Italian Golf Federation that borders the property and can be reached on foot; a paradise for golfers and for all those who love the great outdoors! Interior:

The villa has just one floor. Opposite the entrance that leads to the corridor with the bedrooms is a large luminous living room with big windows, a kitchenette/bar, sofas, satellite TV and fireplace, forming an open plan area with a double bedroom (with queen-size bed) and bathroom with shower. The corridor leads to a double bedroom with en-suite bathroom with tub, a twin bedroom (with joinable beds) with en-suite bathroom with shower and to the kitchen with dining area, fireplace and direct access to the outside through a French window. From the kitchen you accede to the last double bedroom with dressing area and bathroom with shower.

Park:

The 1000 sq m garden, surrounded by a picturesque landscape, in which the undisputed protagonists are the olive trees, is perfect for strolling and relaxing. On the well-kept lawn native shrubs and bushes alternate with flower beds with different types of flowers and plants. Near the swimming pool, a large umbrella provides shade to an area set up for outdoor dining with table and chairs and, close by, a brick-built structure with barbecue and sink. Finally, just a few paces from the main entrance, a resin-paved surface houses the professional ping-pong table. The property has a private covered parking spot right in front of the main entrance drive, lined with cypress trees. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is set in the centre of the beautiful garden in front of the villa, which is just a few metres away and is reached via a little paved path. The rectangular-shaped pool, with a ladder for access to the water, measures 5 x 12 m with a constant depth of 1,20 m. It is lined with PVC and has chlorine purification. The sunbathing area surrounding it, paved in terracotta and bordered on two sides by low tuff stone walls and colourful flowers, is provided with sunbeds, deckchairs and a gazebo with armchairs and a small table. The pool has a solar-heated shower. It is open from the last Saturday in April to the first Saturday of October.

The location of Country House (Montepietraia – San Martino) and the farm "L’ Olivaia" permits interesting excursions into the Tuscia starting with Viterbo (40 km), the city of the Popes, with an important Spa Centre in addition to the famous Villa Lante, known for its gardens and its fountains and also for the Botanical Centre of Peonies, to neighbouring towns like Trevignano (3.5 km) with its beaches on Lake Bracciano, dominated by the famous castle of the Odescalchi family (here is placed the wonderful natural park "I Falchi (hawks) di Rocca Romana" the famous training center of diurnal and nocturnal raptors); Sutri (8 km) where an important summer season of concerts and theatre is held in the Roman amphitheatre; Nepi (12 km), dominated by the Castello Borgia in whose courtyard entertainment evenings are held during the summer; the Park of Cimini (10 km) for unforgettable excursions up to a height of 1058 m. and the lake of Vico; Caprarola (15 km) with the fantastic Farnese Palace and its multimedia Museum; or the possibility of excursions to the coast between the port of Civitavecchia and the old city of Tarquinia, famous for its Etruscan tombs and Museum. Just 40 km away, Rome can be reached by public transport. For sport lovers, just 10km away, in Bassano, is a big equestrian center. The Golf Club Le Querce, that is also the head office of the Italian Golf Federation, borders with the property while the Golf Club Olgiata is at 30 km. Next the Golf Club Le Querce is also the new construction golf center "LA TERRA DEI CONSOLI" designed by the famous golf course architect Robert Trent Jones II.
