PRIVATE STRUCTURE (lease only - CIR CODE: 051017LTN0353). “Le Volpaie” is a country house in the middle of the splendid Valdichiana landscape, 10 minutes from Cortona, a characteristic historic Tuscan centre capable of hosting a great number of foreigners during the summer time. Our holiday house is set on a rather isolated site, in fact, a country road for approximately two km, before you will reach a breathtaking scenery. Le Volpaie is a 180 sqm splendid stone-built country house recently restored, excellently refined (antique hand-made terracotta floors and beamed ceilings) and furnished by the owners with taste and elegance.

LE VOLPAIE HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house is built on two levels. On the ground floor there are a large lobby, lounge, dining room, well equipped kitchen, bathroom with shower and tub, twin bedroom with joinable beds. An internal staircase leading up to the first floor with a livingroom/study with additional single bed, double bedroom, twin bedroom, bathroom with shower. A laundry room has been created outside in the annex, provided with all necessary fittings.

Park:

1.500 sqm of garden, excellently maintained and embellished with flowering plants. Here you will find the swimming pool from where you have a wonderful view on the landscape of the Cortona hills. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April to the first Saturday of October. The swimming pool measures 4 x 8 m, from 1 to 1,90 m deep, is fully furnished (beach chairs, regular chairs and a table).

Pets: Yes. € 50,00 per animal per week or part of week.

Location and distances


The Location is an ideal starting point for who wish to have nice daily trip and sightseeing all over South Tuscany and Umbria as well: being the city of Cortona located not far either from the motorway A1 (exit Valdichiana) and from the freeway Siena-Perugia. Very well known sites like Siena, Montepulciano, Pienza, Montalcino, Perugia, Assisi and so on can be reached in less than hour driving as well as the hidden and maybe most beautiful corners of this 2 regions. Big cities like Florence or Rome can be easily reached also by train ( and we suggest to use it in high season to avoid traffic roads) being Cortona served by 2 train railways stations. Above all we are quite sure that you will fall in love with the ancient atmosphere of this beautiful town. All shops and facilities in the big village of Camucia, nice restaurants, bars, cafes, shops in Cortona. Supermarket are open also on Sunday morning.

Highways: A1 exit Valdichiana 30 km

Parking: inside the property, up to 4 car places
Access roads: 1 km of a partly paved and partly gravel road steep and very narrow, it is a mountainous road characterized also by a couple of elbow curves so it is not suitable for vehicles over 2.20 m wide and for vehicles that are low/sportive or with automatic drive. We recommend to travel along this road with vehicles of small or medium size (no BMW, Audi, Mercedes etc..).

We loved that there were so any amazing books at the house, but perhaps these could be laid out in a way that leaves some room for our own books. Maybe the table in the living room can be left bare so the occupants can use this.

A cosy charming house, nice to stay because it seemed as if there was the owners living there due to the hundreds of books in the house. It was nice,clean, good temperature keeping and a mourvales view on the valley. A bit tricky was the road to the house not to well maintained.

"Le Volpaie" is a very nice house with a homey flair. The view over the valley is absolutely fantastic, especially during sunset. We really appreciated the fact that so many different kinds of books were available. The car drive to the house is a bit adventurous, but we got used to it. The view was spectacular. The house was lovely and nicely furnished.

The driveway was a bit of a challenge and we did get a flat tire by hitting a protruding tree stump- the drive was very, very narrow. I think it could be improved a bit while still maintaining the rustic character and privacy. We also found the directions to be rather confusing and were late meeting the housekeeper. The property is perfect! Amazing! Every single detail - windows, doors, terrace, stairs, furniture both inside and outside - everything is designed for a relaxing, genuine experience of the house and the nature around. 1.amazing location - remote from the city, breathtaking view from the terrace 2.charm of the house - very thought-through interior, indigenous design, home-like and cosy atmosphere, lots of amazing books that kept us busy, very personal house.

I think everything went very smooth. Staff was very supportive and helpful all along. However despite the very detailed description of the routing and even GPS coordinates we had hard time finding the house. P.S. I rated the property on 1 to 10 assuming 1 being lowest/worst and 10 - highest/best.

What aspects of the property were you particularly pleased with?
We really enjoyed our stay at Le Volpaie: it felt like a real Tuscany experience on a beautiful and quiet property. The house is charming and has a spectacular view. The pool was so nice at the end of our busy days! Be prepared for some challenges like the water pump failing (take your showers at night) and the drive up to the property. We cooked every night because going back down in the dark was not going to happen. If you are looking for something different than home then you will love it!
What suggestions do you have to improve the property?
There are two suggestions: 1 - this property needs better beds: all of us were uncomfortable because the beds are VERY hard or springs were felt through the mattresses. 2 - it would be great to have screens because the windows could be open without bugs coming in; especially upstairs where it gets quite hot.

What suggestions do you have to better the service provided by Emma Villas?
Everyone at Emma Villas was so helpful; it was a pleasure to plan our holiday through them. This includes not only the property rentals but also the tour and transportation services which were flawless. I would recommend that the intense drive up to Le Volpaie be clearly explained before confirming a booking because it is very challenging. It also changed our plans to eat dinner out as we would not attempt this drive in the dark.
