PRIVATE STRUCTURE (lease only). Located in the heart of a farm near the town of Pontedera, in the heart of Tuscany, this villa represents an oasis of beauty immersed in the natural landscape. The property extends over a vast cultivated land, where vineyards, olive groves and fields follow one another as far as the eye can see, giving the residence an authentic charm linked to rural life and Tuscan agricultural tradition. The position of the villa within the farm also offers the opportunity to live in close contact with nature and its seasons. The villa is an old farmhouse, renovated and equipped with modern comforts. Inside, the atmosphere is that of a warm and welcoming Tuscan farmhouse, enhanced by characteristic details, among which are the terracotta floors, a large dining room and a spacious living room, both rooms embellished by a charming fireplace in pietra serena. The furnishings, in keeping with traditional aesthetics, are composed of wooden furniture and elements in warm colours, which contribute to creating an intimate and relaxing environment. The garden, which blends harmoniously with the surrounding farmland, is the ideal place for spending time outdoors with the complicity of the swimming pool overlooking the surrounding fields and the rolling Tuscan hills; the veranda, created in the old barn, is perfect for outdoor dining. A distinctive feature of this property is its internal subdivision: the villa is organised to be lived as a single dwelling but, if necessary, the spaces can easily be made independent, offering maximum flexibility to guests. Thanks to its flexible structure, its architectural features and its privileged position, Il Cerreto is the ideal choice for total immersion in the Tuscan countryside, while remaining close to all services and the main tourist destinations of Tuscany. NB: the property shares the entrance and the road at the back that leads to the farm but the space reserved for guests is separated by a fence.

Interior:

The villa has two floors covering a total surface area of about 400 sq m. The main entrance, located on the ground floor, leads into the entrance hall with the stairs up to the first floor. On the right of the entrance is the living room with TV, billiard table and fireplace (ornamental), a bathroom with shower and a hallway with a door out to the garden. Going up the stairs you come to the large dining room with fireplace (ornamental) communicating with the main kitchen, also with fireplace (ornamental). From the living room a hallway leads to the sleeping area consisting of a double bedroom with ensuite bathroom with shower, a double bedroom and a bathroom with shower. From the main kitchen, passing through a small hallway, you come to an open-plan kitchenette with a small living room with fireplace (ornamental). The living room can also be reached from the external stairs. Continuing on, you come to a double bedroom, a single bedroom and two bathrooms with shower. Going back to the dining room, on the right is a hallway that leads to a double bedroom with ensuite bathroom with shower, another double bedroom, a bathroom with shower and an open-plan area with living room and kitchenette. This area is also accessible from an external staircase. On the ground floor, not communicating with each other or with the living room, are the laundry room and a kitchen for use of the outdoor dining area.

Park:

The villa lies within a farm and is surrounded by a well-kept garden that extends over approximately 1900 sq m. To reach the property, access is through a first gate (shared with the farm) leading to the parking area. Welcoming guests into this first area of the property is a series of cypress trees and a few olive trees, creating a typically Tuscan atmosphere and the agricultural tradition of the place. After the parking area is a fence delimiting the guest areas from those of the farm, with a driveway gate and a pedestrian gate. Access to the property is via a pretty gravel path, which leads directly to the villa. In front of the villa is the entire garden, bordered by the gravel path with a row of elegant terracotta pots, carefully arranged and adorned with plants, which frame the main entrance with a touch of refined simplicity, in the centre of which is a wrought-iron gate. On three sides of the garden is a hedge, enclosing it and delimiting the natural slope of the land, which goes down to the olive grove that embraces the entire property. In the garden, in the centre of the lawn and opposite the outdoor kitchen, is a veranda enclosed with windows, designed to be the perfect outdoor dining area. Here, under the canopy, a cosy outdoor lounge allows you to enjoy the view and the summer breeze, creating an ideal space to relax. In front of the villa is the pool area, surrounded by a large solarium, with the view that overlooks the garden and the surrounding trees. Next to the main entrance, completing the outdoor spaces, is a convenient barbecue area and a traditional wood-burning oven. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool area is located in front of the villa, in a panoramic position that enjoys the view of the expanse of the surrounding olive grove, offering guests an immersive experience in the beauty of the Tuscan countryside. It can be reached by crossing the gravel path and passing through the iron gate. To reach the solarium area, descend a few steps or go across the lawn. The infinity pool measures 12 x 6 m with a constant depth of 1.40 m and has Roman steps for access. The pool is lined with non-slip reinforced PVC, has salt purification and is equipped with internal lighting. All around is the solarium area, partly terracotta and partly lawn, equipped with sunbeds, deckchairs and umbrellas. There is a shower in the pool area. The pool will be open from the last Saturday in April until the first Saturday in October.
