Interior:

La Villanella has two floors with access at the side of the property. The entrance opens onto the kitchen area adjacent to an open-plan area used as a living room with ornamental fireplace, a corner with sofas and smart tv, and a dining room with two large sliding windows that lead out to the garden in front of the house. The green space is furnished with sofas, a dining table and a barbecue area. The kitchen leads to the laundry area and then on to the relaxation area with sauna. Also on the ground floor, next to the living area, is a double bedroom with adjoining bathroom with shower and a twin bedroom with queen-size beds with adjoining bathroom with shower. Upstairs (mansard roof floor) is a double bedroom (windows with blackout curtains), an ensuite bathroom with shower, a loft with desk and the terrace furnished with sofa and armchairs. Next to the villa is the fitness area set in a glass structure equipped with air conditioning.

Park:

La Villanella is surrounded by a green lawn, completely fenced and bordered by laurel hedges and enriched by multi-coloured flowers, bushes of herbs, and a lovely swimming pool. A ping-pong table is available for the entertainment of guests, while for the sportier ones there is a professional gym on the outdoor lawn. Adjacent to the dining room, overlooking the garden, is a portico furnished with a table and comfortable sofas, where you can dine in complete relaxation, surrounded by the scents of the Tuscan countryside. Next to the portico is a fixed barbecue where you can grill in company. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool area is just 15 m from the villa and is reached across the lawn in front of the portico. The pool is surrounded by a solarium in travertine equipped with sunbeds shaded by adjustable umbrellas. Rectangular and measuring 4 x 9 m with a depth of 1.40 m, the pool is lined in emerald-coloured PVC and has salt purification and internal lighting.  Access to the pool is via Roman steps at the shallow end which can be used as a beach entrance inside which is a geyser. The pool is open from the last saturday in april until the first saturday in october.

La Villanella is located in a perfect geographical position that allows connections with numerous places of historical, artistic and enogastronomic interest thanks to an excellent road and motorway network. The villa is easily reachable from the airports of the region: Florence is just 52 km away while Pisa is about 116 km away. It is also well connected to the Figline Valdarno railway station, on the Rome-Florence line. The A1 motorway with the Incisa-Reggello exit is just 9 km away. Within a radius of a couple of kilometres there are small urban centres as reference points for shopping. The largest urban centres are Figline and Incisa Valdarno, about 13 km away, located in the eastern part of the province of Florence, from which they are about 35 km away. The town lies in an area that skirts the Arno valley and rises along the slopes of the Pratomagno ridge. Beyond the valley crossed by the river Arno are the Chianti hills that separate the Valdarno area from the province of Siena. Further down are the famous “Balze” (rocky erosions formed from the drying up of a large lake that covered the Arno valley) flank cultivated areas with residential areas. The hilly area, cultivated with terraces, is crossed by the Setteponti road, an ancient route connecting Arezzo and Vallombrosa. Numerous CAI trails wind along this historic route, allowing you to explore on foot or by mountain bike the entire area of the balze, dotted with many rural buildings and Romanesque parish churches. The area is particularly rich in nature reserves, including the Protected Natural Area of local interest, the Foresta di Sant'Antonio, a green lung of particular importance for the variety of botanical species and for the native fauna, and the famous Foresta di Vallombrosa (with its Abbey), a biogenetic nature reserve, rich in coniferous forests, in which there is an experimental arboretum composed of 3200 specimens of 1200 different species from all over the world. The park is rich in streams and springs as well as numerous marked hiking routes and nature trails, which can be travelled by mountain bike or on foot. Finally, just two kilometres from the property is the famous designer outlet, The Mall, while the Prada outlet is less than half an hour away.
