Description:

RECEPTIVE STRUCTURE. Muffato is a small, cosy residence located among the rolling hills of Sarteano. The house is surrounded by a large, peaceful wooded area, full of tree-lined roads, characteristic of the famous Tuscan landscape. The rooms are modern and very comfortable, for guests who love comfort but also good taste. Thanks to its strategic geographical location, guests can visit with relative ease and rapidity the beautiful nearby localities of Siena province with its vast choice of cultural and wine and food itineraries.

MUFFATO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The main house has two floors, connected by both internal and external staircase. At the entrance on the ground floor is a spacious dining room, communicating on the right with a kitchen and on the left with a very particular living room with fireplace, with its glass wall overlooking the garden. The living room also has two French windows that lead outdoors. The stone staircase in the dining room leads up to the first floor with a double bedroom (with dividable bed and direct access from outside) with en-suite bathroom with tub (can be used also as an inner shower) and a double bedroom with en-suite bathroom with shower. The annex facing the main building and is composed of a single floor with twin bedroom with joinable beds and en-suite bathroom with shower and tub.

Park:

The 4000 square metres park that surrounds the house is full of luxuriant flowers and plants as well as many other vegetative species. The surrounding lawn is well maintained, perfect for those who love to feel the softness of fresh grass and its summer scents. Between the main building and the annex is a large stone-paved patio, with a pergola equipped with table and chairs where guests can enjoy alfresco meals and aperitifs. On the panoramic side of the property is another pergola where guests can relax with a good book during the afternoon. On a lower terrace is the swimming pool, visible from the house and in a panoramic position. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular-shaped swimming pool is 20 metres from the house, on a lower terrace, and is reached directly from the garden. It is situated to the side of the house and is visible from the portico. The pool (fenced-in) measures 5 x 12 m with a depth varying from 1,30 to 2,30 m; access to the water is via large steps. It is lined in sand-coloured resin and has chlorine purification. The solarium area, equipped with sunbeds and umbrella, is paved in terracotta and travertine marble. The pool is open from the last Saturday in April to the first Saturday of October.

Muffato is just 8 minutes from Sarteano, a small, charming village where guests will find all necessary shops. Both the railway station and the motorway exit of Chiusi-Chianciano Terme are just 20 minutes away. Not far from the house are the famous spa resorts offering various wellness courses and unforgettable moments of relaxation, like Chianciano Terme, about 20 minutes away, Bagno Vignoni and Bagni San Filippo, half an hour away. For food and wine fans we recommend visits to Montepulciano, famous for its exquisite wine, and Pienza, where local cheeses can be sampled, both about 40 minutes away from the house. Beautiful art cities like Siena and Arezzo can be reached in about an hour. Finally, for those who love shopping and major Italian and foreign designer brands, the Valdichiana Outlet Village in Foiano della Chiana is just 40 minutes away.

Customer service was great, Emma Villas always responded quickly to my emails and a couple of days before arrival I was contacted by the manager of the Villa. Check in and check out were perfect and during the week the staff came along daily to maintain the garden and the pool and to take the garbage away.

Excellent location with wonderful views, we truly enjoyed the tranquility and it felt almost remote, though never in a negative way thanks to the discreet presence of the staff. The house is beautiful and the kitchen equipment excellent, hence it's a pleasure to prepare your own meals and enjoy them on the terrace.

The layout of the strucure, privacy, pool and very comfortable sunbeds. Very good bed in one bedroom (however, the room ont he right coming upstairs has a bed that creaks and makes a lot of noise - impossible to sleep in !!!!) The morning and evening service of putting out and storing the cushions of the outdoor furniture was wonderful !!! table tennis - very nice!

This villa is beautiful and exceeded our expectations of the photos online. We enjoyed the private, secure, and beautiful setting in the hills nearby the charming medieval town of Sarteano, which has great, inexpensive restaurants. Furnishings and decorating are tasteful and of high quality. It is well equipped with amenities as we frequently cooked at the villa. Our only regret is that we did not use the pool since it was not quite seasonable to do so, but enjoyed the villa's different shad

The property was beautifully renovated to a high standard. The furnishings were tasteful and carefully selected and created the feeling of a special place, when holiday rentals are often furnished with cheap, unattractive furniture. Equally important, however, was the beautiful location. The fact that the property was totally private and surrounded by forest was exactly what we were looking for. The pool was beautiful also.

We often went jogging around the property in the morning. If the owner were to clear some of the tracks through the forest, it would create some excellent hiking and cycling tracks - which I am sure would add to the appeal of the property.

No. I was continually surprised by how responsive and helpful the emmoavillas staff and services were. Every request I made was attended to promptly and in a very friendly and respectful manner. RECEPTIVE STRUCTURE. Muffato is a small, cosy residence located among the rolling hills of Sarteano. The house is surrounded by a large, peaceful wooded area, full of tree-lined roads, characteristic of the famous Tuscan landscape. The rooms are modern and very comfortable, for guests who love comfort but also good taste. Thanks to its strategic geographical location, guests can visit with relative ease and rapidity the beautiful nearby localities of Siena province with its vast choice of cultural and wine and food itineraries.

MUFFATO HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The main house has two floors, connected by both internal and external staircase. At the entrance on the ground floor is a spacious dining room, communicating on the right with a kitchen and on the left with a very particular living room with fireplace, with its glass wall overlooking the garden. The living room also has two French windows that lead outdoors. The stone staircase in the dining room leads up to the first floor with a double bedroom (with dividable bed and direct access from outside) with en-suite bathroom with tub (can be used also as an inner shower) and a double bedroom with en-suite bathroom with shower. The annex facing the main building and is composed of a single floor with twin bedroom with joinable beds and en-suite bathroom with shower and tub.

Park:

The 4000 square metres park that surrounds the house is full of luxuriant flowers and plants as well as many other vegetative species. The surrounding lawn is well maintained, perfect for those who love to feel the softness of fresh grass and its summer scents. Between the main building and the annex is a large stone-paved patio, with a pergola equipped with table and chairs where guests can enjoy alfresco meals and aperitifs. On the panoramic side of the property is another pergola where guests can relax with a good book during the afternoon. On a lower terrace is the swimming pool, visible from the house and in a panoramic position. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular-shaped swimming pool is 20 metres from the house, on a lower terrace, and is reached directly from the garden. It is situated to the side of the house and is visible from the portico. The pool (fenced-in) measures 5 x 12 m with a depth varying from 1,30 to 2,30 m; access to the water is via large steps. It is lined in sand-coloured resin and has chlorine purification. The solarium area, equipped with sunbeds and umbrella, is paved in terracotta and travertine marble. The pool is open from the last Saturday in April to the first Saturday of October.

Muffato is just 8 minutes from Sarteano, a small, charming village where guests will find all necessary shops. Both the railway station and the motorway exit of Chiusi-Chianciano Terme are just 20 minutes away. Not far from the house are the famous spa resorts offering various wellness courses and unforgettable moments of relaxation, like Chianciano Terme, about 20 minutes away, Bagno Vignoni and Bagni San Filippo, half an hour away. For food and wine fans we recommend visits to Montepulciano, famous for its exquisite wine, and Pienza, where local cheeses can be sampled, both about 40 minutes away from the house. Beautiful art cities like Siena and Arezzo can be reached in about an hour. Finally, for those who love shopping and major Italian and foreign designer brands, the Valdichiana Outlet Village in Foiano della Chiana is just 40 minutes away.

Customer service was great, Emma Villas always responded quickly to my emails and a couple of days before arrival I was contacted by the manager of the Villa. Check in and check out were perfect and during the week the staff came along daily to maintain the garden and the pool and to take the garbage away.

Excellent location with wonderful views, we truly enjoyed the tranquility and it felt almost remote, though never in a negative way thanks to the discreet presence of the staff. The layout of the strucure, privacy, pool and very comfortable sunbeds. Very good bed in one bedroom (however, the room ont he right coming upstairs has a bed that creaks and makes a lot of noise - impossible to sleep in !!!!) The morning and evening service of putting out and storing the cushions of the outdoor furniture was wonderful !!! table tennis - very nice!

This villa is beautiful and exceeded our expectations of the photos online. We enjoyed the private, secure, and beautiful setting in the hills nearby the charming medieval town of Sarteano, which has great, inexpensive restaurants. Furnishings and decorating are tasteful and of high quality. It is well equipped with amenities as we frequently cooked at the villa. Our only regret is that we did not use the pool since it was not quite seasonable to do so, but enjoyed the villa's different shad

The property was beautifully renovated to a high standard. The furnishings were tasteful and carefully selected and created the feeling of a special place, when holiday rentals are often furnished with cheap, unattractive furniture. Equally important, however, was the beautiful location. The fact that the property was totally private and surrounded by forest was exactly what we were looking for. The pool was beautiful also.
Do you have any suggestions to improve the property?
We often went jogging around the property in the morning. If the owner were to clear some of the tracks through the forest, it would create some excellent hiking and cycling tracks - which I am sure would add to the appeal of the property.

No. I was continually surprised by how responsive and helpful the emmoavillas staff and services were. Every request I made was attended to promptly and in a very friendly and respectful manner. This was especially noticeable because customer service is not always of the same standard in Italy as it is in other countries.
