With its sunny, exclusive position, the villa welcomes its guests with a very stylish relaxation area: the swimming pool (which can be heated) with Jacuzzi is set on one side of the villa, next to a beautiful, well-maintained and furnished gazebo which can be used as an outdoor living and dining area for alfresco meals during the pleasant summer days, in the privacy of your own home, as a leisurely alternative to a day at the beach. The villa has both the allure of a noble residence and the cool of seaside homes, with every detail designed to meet the needs of the guests and to create an atmosphere of privacy, well-being and intimacy. Completely renovated to a standard of high quality and carefully designed with the most modern comforts combining perfectly with a simple elegance, the villa has been equipped with the most advanced technological tools. Each element in the interior of the villa has been carefully chosen, using the best materials and confering class and exclusivity.

Interior:

The 350 sq m recently built house has two floors in addition to the laundry in the basement. The main entrance, on the ground floor, opens into a corridor that leads directly into the dining room, to the fully-equipped kitchen, to a bathroom with shower, to a study with internet point and to a double bedroom. On the first floor, reached by a brick staircase covered with diorite, is the living room with working fireplace and balcony overlooking the sea, a double bedroom with ensuite bathroom with tub, two double bedrooms and a bathroom with shower. A spiral staircase leads to a relaxation area with table football. In the basement is the laundry area with a service lift that goes up to the attic. On the left of the principal pedestrian entrance is an automatic gate leading to an open parking area for two cars.

Park:

Surrounding the villa, with direct access from the dining room and the gates, both pedestrian and vehicular, and from the garage, is a delightful garden of about 1000 sq m laid out with great attention to detail, surrounded by hedges, with tall trees, pots of flowers and Mediterranean herbs and, in the centre, a luxuriant decorative palm tree and a magnificent swimming pool with solarium which enjoys the sun throughout the day. Next to the pool is a perfect outdoor living area, complete with garden furniture, fixed barbecue and well-equipped kitchen, with enough space for an outdoor dining area, sheltered from the wind by awnings. The entire outdoor area is covered by cable music and independent Wi-Fi “bubble” system, with a strong signal in all areas. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular pool is located in the centre of the park and measures 11 x 5.50 mt, with the depth ranging from 1.25 to 1.70 mt; at one end is a semicircle with Jacuzzi that can accommodate up to 8 people. Access to the water is by brick steps. The sunbathing area surrounding the pool is well equipped with sunbeds, deckchairs and umbrellas, an outdoor changing room, a bathroom and a solar shower one metre away. The pool is equipped with internal lighting, a heating system on request and a night cover. The pool is open from the last Saturday in April until the first Saturday in October.

Set on a green hill, this historic borgo is characterised by the castle built around 1100 and fortified in the 16th century. The Fattoria Arcivescovile, an old building that is seat of the Comune, looks out over the sea and the surrounding hills, in a scenario of extraordinary beauty. The towers, the splendid cistern and the church dedicated to Sant'Ilario are all beautiful and well preserved. The parish church preserves a 14th century wooden crucifix and a painting of exquisite workmanship, the Madonna delle Grazie, which dates back to 1400. Inside the Palazzo Bombardieri is the Civic-Archaeological Museum which exhibits important examples of settlements in this area, from prehistory to the Middle Ages. The panorama seen from the Parco dei Poggetti, shaded by maritime pines and Mediterranean maquis, ranges from Castiglioncello to the Gulf of Baratti. Routes and paths in the green areas lead to the discovery of evocative testimonies of the past, such as the washtubs at the Fonte dei Poggetti and the windmill.

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
