Interior:
The three floors of the villa are connected internally, two of them with entrance from the garden. The entrance on the ground floor leads into a spacious open-plan kitchen and living room, with loft and dining area, and then on to a hallway leading to a double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds and a bathroom with shower. From the hallway an iron staircase leads up to the first floor with a double bedroom and a bathroom with shower while, from the living room, a staircase leads down to the basement floor consisting of a spacious living room with kitchenette, dining area and exit to the garden, a double bedroom with ensuite bathroom with shower, a gym, a room with whirlpool tub, sauna and chromotherapy shower, a bathroom with shower and a laundry.
Park:
The vast, fully fenced, one-hectare park of Villa Tania spreads over several levels and includes 3500 sq m of garden with plants of all kinds alternating in an explosion of shapes, hues and scents and creating a varied and pleasant scenario seen from the windows of the house. The manicured lawn, lit up at night by lamps, is enriched by typical Tuscan vegetation: olive and oak trees, walnut, pomegranate and fruit trees, a long row with alternating cypress trees and lavender bushes, sinuous climbing plants winding around the pillars of the two porches, one furnished with table, chairs and a mobile barbecue and the other with outdoor seating. But the true spectacle lies in the amphitheatre of colours that brighten the rise behind the sunbathing area, sown with herbs, clumps of pampas grass, agapanthus, evergreen shrubs with white, red, pink and violet flowers, ground-hugging cotoneaster plants with their red berries and, then again, dense oleanders, delicate roses and lovely irises, a real feast for the eyes and spirit, establishing an authentic contact with nature. Finally, a few metres from the automatic gate is a 400 sq m parking area with space for five cars.

Swimming Pool:
In front of the ground floor living area a wide stretch of lawn ends on one side with a short flight of steps while on the other side it continues to a ramp which, surrounded by luxuriant flower beds, leads to the pool which can also be reached from the basement floor across a section of the garden, being on the same level. The pool measures 5 x 15 m, with a depth ranging from 1.40 to 1.50. It is lined in PVC, has salt purification, Roman steps for access to the water, a cover for the night, internal lights and the possibility of being heated. Its two infinity sides look out over the landscape, taking in all the details; added to all these amenities is the 80 sq m teak-paved solarium area equipped with sunbeds, deckchairs, outdoor hot and cold-water shower, four umbrellas and two seating areas, one in the open air and one set up under the gazebo. The pool can be heated on request from May to September.
