PRIVATE STRUCTURE (lease only). Antica Villa Merelli is a prestigious manor house located in the heart of Tuscany. It was built at the end of the 16th century and has been beautifully renovated by the current owners, respecting the original architecture and using quality materials such as marble for the splendid floors and pietra serena for the decor, for some bathrooms and for the imposing staircase that connects the three floors of the villa. Each room has been extremely well curated, with great attention to detail, to give guests moments of peace and relaxation in an elegant and refined, but at the same time warm and welcoming, environment. Located on a small hill, about 250 m above sea level, it is the ideal place for those who dream of a historic villa with a touch of modernity, in a quiet location surrounded by greenery and by a park of centuries-old holm oaks, where you can enjoy long peaceful walks immersed in the silence of nature. However, all amenities that will make your stay at Antica Villa Merelli unforgettable are present, including air conditioning in the bedrooms. This splendid property consists of the main villa of about 800 sq m, an annex divided into 2 apartments of 100 sq m each, a large rectangular, 25 m-long pool with an infinity side, salt purification and relaxation areas, a synthetic-grass tennis court, pleasant outdoor areas where you can relax and admire the surrounding countryside, a gazebo adorned with scented climbing jasmine and set up with tables between the villa and the swimming pool. In front of the main entrance is another large table under the shade of centuries-old holm oaks, perfect for pleasant alfresco meals. Here the love for art can be felt everywhere and it is an important element that is also found in the magnificent fresco, recently created by a local artist in the beautiful entrance hall on the ground floor of the villa: a scale reproduction of one of the frescoes that make up the very important cycle of the “Legend of the True Cross” (which can be visited in Arezzo) one of the highest expressions of Italian art, the work of the great artist Piero della Francesca. Another important testimony to the owners' artistic passion is the decoration of all the doors of the main villa: each one is unique and hand painted by local artists with different reproductions of famous Italian and European works of art. The villa is situated in an excellent position, halfway between the picturesque medieval borgo of Monte San Savino and the splendid town of Arezzo, only 16 km away, where you can visit the historic town centre rich in history and charm with many shops and excellent restaurants where you can sample the delicacies of Tuscan cuisine. Leaving from the Arezzo railway station, on the main Rome-Florence line, you can get to Florence in just an hour or visit other tourist attractions in the area. Just 8 km from the property is the Monte San Savino exit of the A1 motorway, the Autostrada del Sole. Splendid tourist localities to visit include Florence, Siena, Arezzo, Cortona, Chianti, Montepulciano, Montalcino, Rapolano Terme (with its regenerating spas), and the area of Casentino for those who love nature, trekking and biking. NB: Within the property lives the caretaker, a very discreet person who will be available for all your needs.

ANTICA VILLA MERELLI HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The structure consists of a three-floor 16th century villa, and an annex in stone and brick divided into two floors (about 20 m from the villa) with a 100 sq m apartment on each floor with independent entrance. VILLA: Three floors connected internally by an elegant stone staircase. The main entrance is located on the ground floor, in front of a green area with a large table and chairs. To the right of the main entrance is a living room furnished with Smart TV, sofa, armchairs and a table seating 6 with direct access to the outside. To the left of the entrance is a sitting room with frescoed ceilings, antique stone fireplace, sofa, armchairs, piano (tuned) and a dining table seating 8, with direct access to the outside. From the main entrance, a short corridor leads, on the left, to a guest bathroom and to a small games room with table football, and, on the right, to the dining room with an extendable table seating up to 14 people, with direct exit out to the gazebo with tables and to the pool area. The dining room is connected by a small arch to the fully-equipped kitchen with marble peninsula with stools and a wooden table with bench and chairs for 8 people, TV and direct outside exit. From the kitchen, through a door and up 4 steps and then down 4 steps, you come to the laundry area with a wood oven, a guest bathroom with shower and the stairs leading to the caretaker's house. Returning to the main entrance and going up 21 steps to the first floor, you come to a small landing which leads, through two respective doors, to the two wings of the first floor. In the right wing is a study, a double bedroom with ensuite bathroom with shower and tub, three double bedrooms and a bathroom with shower and tub, while in the left wing is a double bedroom with ensuite bathroom with shower and a study with Smart TV. Going up 21 steps to the second floor you come to a small landing which leads to the two wings of the second floor. In the left wing are two double bedrooms and an adjacent bathroom with shower, while in the right wing are two double bedrooms with walk-in closets, a bathroom with shower and a small TV room (Smart TV) embellished with old books. Also on the second floor is a furnished panoramic terrace which is accessed from the corridor through a French window.

Park:

Antica Villa Merelli is set within a splendid 6-hectare estate which includes a vineyard, a beautiful olive grove and a small orchard. The park belonging to the villa extends for about 7000 sq m of fenced garden with centuries-old oaks, lawn, rose gardens, rosemary bushes, relaxing shaded areas, and a stone-paved area, between the pool zone and the entrance to the kitchen and living room of the villa, with a beautiful pergola with fragrant jasmine, set up with tables, chairs and mobile barbecue. Another table area is located at the side of the main entrance with a long table set under centuries-old holm oaks where you can enjoy pleasant alfresco meals. In the park, guests also have access to a well-kept synthetic-grass tennis court and games for children. Solar panels have been installed in a discreet area. A 5-car uncovered parking area is inside the fence while another five uncovered parking spaces are outside the gate on the property grounds. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The wonderful swimming pool within the property is located about 20 m from both the main villa and the annex. It measures 25 x 5 m with the depth varying from 1.20 to 2 m, therefore perfect for those who love to have nice relaxing swims. Part of the pool is partially covered, one side has an infinity edge. The pool is entirely lined in tiles, with the edge in local white travertine, and has salt purification, internal lights and 2 metal ladders for access to the water. The 200 m solarium area is equipped with sunbeds, deck chairs, tables and umbrellas. In front of the swimming pool is a beautiful shady pergola, covered in fragrant climbing jasmine, with tables and chairs. Adjacent to the pool is a bathroom with two showers and a charming decorative fountain with large steps. The pool is open all year around.

Antica Villa Merelli is located in the heart of Tuscany, on a small hill 1.4 km from the borgo of Alberoro and just a few kilometres from Arezzo, one of the most beautiful towns in Tuscany with a splendid historic centre where guests can breathe the air of history and admire artistic beauties in every corner. From the villa you can get to Arezzo by car or from the bus stop which is about 1 km from the villa. Within a few kilometres are numerous excellent restaurants and pizzerias where you can sample the delicious traditional Tuscan cuisine. In Alberoro is a small supermarket, some bars, a pharmacy, a bank, a post office and a few restaurants while just a few minutes away by car is Monte San Savino with supermarkets and shops of various kinds. The property is in a very strategic position, thanks also to its proximity to the A1 motorway, the Autostrada del Sole, for visiting the most famous tourist destinations in Tuscany and Umbria, which is not very far away. Places such as Florence, Cortona, Montepulciano, Montalcino, Lake Trasimeno and Siena can be reached in a short time. For nature lovers, the Casentino area with its wonderful woods and natural beauties can be explored on foot, by mountain bike or by e-bike; everywhere are beautiful paths and itineraries for all tastes. For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.
