Description:

RECEPTIVE STRUCTURE. Frantusa, a recently built villa, is located in the heart of the Volterra hills, in the cradle of Tuscan art and history. The house is situated in a strategic position for both country and beach lovers, a few kilometres from the medieval towns of Volterra, Pisa, Lucca and Siena. It is within easy reach of the magical city of Florence, noted for its architectural beauty, of the renowned Costa degli Etruschi with its famous beaches of fine white sand and of the numerous wine cellars which produce some of the most well-known Italian wines like Sassicaia and Ornellaia; it is also possible to make small naturalistic excursions. From the swimming pool guests can enjoy an excellent view over the valley while they relax in total tranquillity. The house is a few meters from the property Frantusina, but at the same time it is in a total privacy and confidentiality.

The Emma Villas' Concierge Team can be reached for any emergencies, or further information you may require during your stay. All useful telephone numbers will be sent together with your booking documents.

Interior:

The villa has two floors. The main entrance on the ground floor opens into a small hallway which leads on to the dining room with living area with fireplace and a double sofa bed. Also on this floor is the kitchen and a bathroom with tub. A staircase leads up to the sleeping area composed of a double bedroom with ensuite bathroom with shower, a further double bedroom, a twin bedroom and a bathroom with shower. The sleeping area can also be reached by an external staircase. The villa has a laundry room, adjacent to the house, with separate entrance.

Park:

The house is surrounded by about 500 square metres of well-kept garden with various types of flowers, bushes and centuries-old cypresses, typical of the area. On one side of the house, adjacent to the dining area, is a gazebo with table and chairs for alfresco dining.

Swimming Pool:

The fenced-in pool enjoys an excellent view over the surrounding hills and is easily reached from the house which is just a few metres away. It is of rectangular shape and measures 10 x 5 m with a varying depth of 1.60 to 1.20 m. Water purification is by chlorine, it is lined in PVC and has a ladder leading into the water. The solarium area is paved in porphyry and is provided with sunbeds, deckchairs and sun umbrellas. The pool is open from the last Saturday of April until the first Saturday of October.

The house is in Villamagna a little village in province of Pisa a few kilometers from the historical art - medieval Volterra (15 km), San Gimignano with its historical towers (25 km), Pisa with its famous Leaning Tower ( 62 km), Lucca and its wall (61 km). Not forgetting the magical Florence (65 km), where the Italian Renaissance was born. For hikers, the area offers many natural places, such as the Park of St. Flushing (65 miles), the Natural Reserve of Castel Vecchio (35 km), and the nature reserve of Montenero (15 miles). An area rich in history, adventure and relaxation, because of its proximity to the coast (50 km) where you can enjoy a relaxing holiday.

Location - right in the middle of the triangle formed by Pisa, Florence and Siena, and very near San Gimignano. Big co-op at Volterra (another handsome walled city) for food and drink. Air-conditioning in all of the bedrooms. Loads of towels, and cleaned halfway through. Very nice owner. The pool is just gorgeous, lots of chairs, recliners and parasols, and as clear, cool and fresh water as you will find in a pool. Just swimming and reading by the pool was enough for me.

Available interior space was excellent. Well appointed bathrooms and very functional kitchen. Property position ... private and quiet location but not too remote with stunning views from the pool area. Very friendly/helpful landlord!!!!! A first class gentleman.

The views were great. The house has a totaly authentic "Italian Farm Villa" feel to it.The pool is in a beautiful setting for morning coffee & afternoon drinks. The villa even had sheep in the yard! The beds were very comfortable & The sheets were of wonderful quality.

The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

  • electricity (€ 70,00 per week in low season; € 120,00 per week in medium and in high season), tourism tax (€ 2,00 per person per day for the first 3 days. Please note that children under 12 years old will not pay)
  • € 150,00 contribution for disinfection and/or sanitization in self-certification for stays shorter than two weeks (to be paid with the balance)

The final price of the reservation includes the Insurance Policy for Cancellation of Stay. From this year, in addition to objectively and unambiguously documentable motivations of health or work and not foreseeable at the time of booking, you can cancel and be reimbursed in the event of:
  • motivations related to chronic and pre-existing conditions (new)
  • Covid-19 infections (new)
  • epidemics and pandemics that directly affect you, your travel companion or a family member (new)
  • a terrorist attack that has struck the place of stay (new)

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:

  • Vehicle Assistance to and from the place of stay and for the entire duration of your holiday; (zona "rossa" o impossibile da raggiungere a causa di restrizioni ufficiali alla libera circolazione);
  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

In the event of consequences related to the pandemic that occur during your stay, if you sign up to this policy, you can request the following services:
  • Return home;
  • Advance for expenses for basic necessities;

Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)
