Description:

PRIVATE STRUCTURE (Lease only). La Buganvilla is located in the hamlet of Cafaggio in the municipality of Campiglia Marittima, at the foot of the hills of the Etruscan Coast. This two-level residential villa has been recently renovated, choosing to make the open-plan area on the first floor (with kitchen, dining and living area) completely white, a theatre on the garden, park and surrounding countryside thanks to the windows on all sides that prepare the guest, starting from the early hours of the morning, for a holiday made of light, comfort and relaxation. The bedrooms are furnished in classic style, with tones of white in the refined warm inserts in the upholstery, curtains and furnishing accessories. The stoneware floors in shades of powder contribute to the easy use of the property, the ceilings with chestnut beams and terracotta vaults refer to the Tuscan character of the location, the ensuite bathrooms offer intimacy and privacy, the white of the ceilings and furnishings of the open-plan area lends that touch of charm that is never missing in homes dedicated to hospitality and conviviality. The cypresses that tower along the driveway announce that we are in Tuscany so, just relax while listening to the robins chirping or the hoopoe peeking out, enjoy the sun among the olive trees, palms and fragrant bushes of the park, returning from a hot day at the beach or from visiting the surrounding borghi, pamper yourself by the pool or in the open-air lounge of the large gazebo, sipping a glass of red wine from the renowned cellars of the territory while contemplating the sun setting over the fields on the horizon. La Buganvilla is strategically located in the centre of three of the most beautiful borghi in Italy, Campiglia Marittima, Suvereto and Populonia, in the province of Livorno, and offers those who stay here the opportunity to enjoy a complete holiday between sea, spas, nature, art, history, sports and good food. La Buganvilla is only 500 m from the first services, immersed in the well-maintained park guaranteeing privacy and silence.

Interior:

La Buganvilla (230 sqm) is on two levels connected (through the hallways) by an internal wooden staircase and an external brick staircase. On the ground floor, the entrance facing the parking area opens into the hallway onto which open five bedrooms, all with ensuite bathroom with shower, minibar and direct exit to the garden. The two bedrooms on the gazebo side are recommended for people with mobility difficulties as they have bathrooms with aids and exits with ramps. On the first floor, the entrance (also on the parking side) opens into the hallway onto which open: the kitchen; the large open-plan area with kitchen, dining table and living area with Smart satellite TV; two double bedrooms with divisible beds, ensuite bathroom with shower and minibar, one of which opens onto the open-plan area. The villa has air conditioning, with independent control units, in all the bedrooms and living areas. The open-plan kitchen is equipped with an induction hob, an automatic retractable splash guard extractor hood, a wine cellar, two fridges, a freezer, two electric ovens. The second kitchen is also equipped with a LPG hob, American fridge and dishwasher. The fireplaces are ornamental.

Park:

The park of La Buganvilla extends for 4 unfenced hectares on flat land mainly planted with lawn and with olive trees, palms, hibiscus, a young olive grove and rows of vines. The appurtenances are bordered by roses, oleanders, laurels, rosemary, herbs and the bright purple bougainvillea from which the villa derives its name. Twenty metres from the villa, outside the French windows of two bedrooms, is the large travertine-paved gazebo with dining table in natural stone and an outdoor sitting area with a cast-iron grill on a large stone ledge equipped with worktops and sink. Closeby there is a pantry area with the the setting and barbecue facilities. Few meters away is an annex with the laundry room (with washing machine, dryer and sink). Three bedrooms are served by two porticos. The advantage of the French windows of the ground floor bedrooms and the convenient staircase to the first floor is that these facilitate the fruition of the outdoor spaces, granting guests independence while still sharing their holiday. Past the automatic entrance gate, a 120 m drive in stabilised gravel, bordered by cypress trees, leads to the 5-car uncovered parking area, next to which is the room with the washing machine. With the park illuminated by lovely corten lanterns and romantic spotlights at the base of the trees, beautiful Campiglia Marittima on its hill and the magnificent residences on the knoll light up the evenings following the poetic sunset over the pool, for one last photograph to remind you of your holiday in this unforgettable location. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool of La Buganvilla is 25 metres from the villa, on the same level as the ground floor, and exposed to the southwest so always in full sun and enjoying the magnificent sunsets over the countryside on the horizon beyond the vineyard. It is reached on travertine steps across the lawn. Measuring 14 x 5 m with a constant depth of 1.50 m, it is lined in light blue PVC with a stoneware border and has salt purification and a metal ladder for access to the water. The sunbathing area in non-slip stoneware is equipped with sunbeds, umbrellas and a solar shower. It is equipped with a cover (on request), it can be heated (on request, for a fee).The pool has lighting both inside the pool and on the surrounding lawn area and is available from the last Saturday in April to the first Saturday in October.

Location and distances


La Buganvilla is located in Cafaggio, a small hamlet to the south of the municipality of Campiglia Marittima in the province of Livorno, near the Via Suveretana which connects the towns of Venturina Terme and Suvereto with the Tyrrhenian coast. Probably in the Longobard era Cafaggio was a place for rest and refreshment for travellers and horses while today the hamlet is known for beekeeping (the famous honey of the Val di Cornia) and for its thermal waters (spa resorts of the Val di Cornia and Venturina). A short distance from La Buganvilla are many places of interest from a touristic, historical, archaeological and naturalistic point of view, as well as food and wine. The Etruscan Coast is a gem of the region of Tuscany, thanks to the beauty of its pristine beaches with both sandy and rocky coasts; among the most beautiful places are certainly the Gulf of Baratti and Rimigliano on the western side of the promontory of Piombino, and the Sterpaia park on the east. Among the tourist centres, San Vincenzo stands out with its harbour, promenade, bars and entertainment; a short distance away is Follonica with its beaches. For those seeking tranquillity and the rediscovery of Tuscan regional traditions there are the nearby historic town centres of Campiglia Marittima where you can sample Campigliese bread, Populonia with its medieval castle and Etruscan archaeological sites, Suvereto which hosts numerous events and historical re-enactments. Guests wishing to relax can enjoy the spas of Val di Cornia (La Cerreta) and Venturina (Calidario Terme Etrusche and Terme di Venturina). Val di Cornia has also recently become a destination for outdoor sports lovers thanks to the hiking and mountain bike trails that connect the borghi with the coast and the numerous initiatives proposed every year. About 30 minutes away is Bolgheri and Castagneto Carducci: two borghi known for being the home of the famous poet Giosuè Carducci and for the famous Super Tuscan wines, Sassicaia and Ornellaia. Further south, just a short distance away is Massa Marittima, the medieval jewel of the Upper Maremma. Other well-known towns and borghi in Tuscany are just over an hour's drive away: Pisa, Florence, Siena, Volterra, Monteriggioni and San Gimignano. La Buganvilla is easily reachable by car from the SS1/E80 highway (exit Venturina Terme, 6 km). Train connections are also easy with many stations within a few kilometres (including Campiglia Marittima 7 km, San Vincenzo 14 km, Piombino 18 km), the nearest airport is in Pisa (100 km). 500 m from the villa are a bar, restaurant, pharmacy and bus stop while all shops and services can be found in Venturina Terme 4.5 km and Campiglia Marittima 5 km.

PRIVATE STRUCTURE (Lease only). La Buganvilla is located in the hamlet of Cafaggio in the municipality of Campiglia Marittima, at the foot of the hills of the Etruscan Coast. This two-level residential villa has been recently renovated, choosing to make the open-plan area on the first floor (with kitchen, dining and living area) completely white, a theatre on the garden, park and surrounding countryside thanks to the windows on all sides that prepare the guest, starting from the early hours of the morning, for a holiday made of light, comfort and relaxation. The bedrooms are furnished in classic style, with tones of white in the refined warm inserts in the upholstery, curtains and furnishing accessories. The stoneware floors in shades of powder contribute to the easy use of the property, the ceilings with chestnut beams and terracotta vaults refer to the Tuscan character of the location, the ensuite bathrooms offer intimacy and privacy, the white of the ceilings and furnishings of the open-plan area lends that touch of charm that is never missing in homes dedicated to hospitality and conviviality. The cypresses that tower along the driveway announce that we are in Tuscany so, just relax while listening to the robins chirping or the hoopoe peeking out, enjoy the sun among the olive trees, palms and fragrant bushes of the park, returning from a hot day at the beach or from visiting the surrounding borghi, pamper yourself by the pool or in the open-air lounge of the large gazebo, sipping a glass of red wine from the renowned cellars of the territory while contemplating the sun setting over the fields on the horizon. La Buganvilla is strategically located in the centre of three of the most beautiful borghi in Italy, Campiglia Marittima, Suvereto and Populonia, in the province of Livorno, and offers those who stay here the opportunity to enjoy a complete holiday between sea, spas, nature, art, history, sports and good food. La Buganvilla is only 500 m from the first services, immersed in the well-maintained park guaranteeing privacy and silence.

Interior:

La Buganvilla (230 sqm) is on two levels connected (through the hallways) by an internal wooden staircase and an external brick staircase. On the ground floor, the entrance facing the parking area opens into the hallway onto which open five bedrooms, all with ensuite bathroom with shower, minibar and direct exit to the garden. The two bedrooms on the gazebo side are recommended for people with mobility difficulties as they have bathrooms with aids and exits with ramps. On the first floor, the entrance (also on the parking side) opens into the hallway onto which open: the kitchen; the large open-plan area with kitchen, dining table and living area with Smart satellite TV; two double bedrooms with divisible beds, ensuite bathroom with shower and minibar, one of which opens onto the open-plan area. The villa has air conditioning, with independent control units, in all the bedrooms and living areas. The open-plan kitchen is equipped with an induction hob, an automatic retractable splash guard extractor hood, a wine cellar, two fridges, a freezer, two electric ovens. The second kitchen is also equipped with a LPG hob, American fridge and dishwasher. The fireplaces are ornamental.

Park:

The park of La Buganvilla extends for 4 unfenced hectares on flat land mainly planted with lawn and with olive trees, palms, hibiscus, a young olive grove and rows of vines. The appurtenances are bordered by roses, oleanders, laurels, rosemary, herbs and the bright purple bougainvillea from which the villa derives its name. Twenty metres from the villa, outside the French windows of two bedrooms, is the large travertine-paved gazebo with dining table in natural stone and an outdoor sitting area with a cast-iron grill on a large stone ledge equipped with worktops and sink. Closeby there is a pantry area with the the setting and barbecue facilities. Few meters away is an annex with the laundry room (with washing machine, dryer and sink). Three bedrooms are served by two porticos. The advantage of the French windows of the ground floor bedrooms and the convenient staircase to the first floor is that these facilitate the fruition of the outdoor spaces, granting guests independence while still sharing their holiday. Past the automatic entrance gate, a 120 m drive in stabilised gravel, bordered by cypress trees, leads to the 5-car uncovered parking area, next to which is the room with the washing machine. With the park illuminated by lovely corten lanterns and romantic spotlights at the base of the trees, beautiful Campiglia Marittima on its hill and the magnificent residences on the knoll light up the evenings following the poetic sunset over the pool, for one last photograph to remind you of your holiday in this unforgettable location. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool of La Buganvilla is 25 metres from the villa, on the same level as the ground floor, and exposed to the southwest so always in full sun and enjoying the magnificent sunsets over the countryside on the horizon beyond the vineyard. It is reached on travertine steps across the lawn. Measuring 14 x 5 m with a constant depth of 1.50 m, it is lined in light blue PVC with a stoneware border and has salt purification and a metal ladder for access to the water. The sunbathing area in non-slip stoneware is equipped with sunbeds, umbrellas and a solar shower. It is equipped with a cover (on request), it can be heated (on request, for a fee).The pool has lighting both inside the pool and on the surrounding lawn area and is available from the last Saturday in April to the first Saturday in October.

Location and distances


La Buganvilla is located in Cafaggio, a small hamlet to the south of the municipality of Campiglia Marittima in the province of Livorno, near the Via Suveretana which connects the towns of Venturina Terme and Suvereto with the Tyrrhenian coast. Probably in the Longobard era Cafaggio was a place for rest and refreshment for travellers and horses while today the hamlet is known for beekeeping (the famous honey of the Val di Cornia) and for its thermal waters (spa resorts of the Val di Cornia and Venturina). A short distance from La Buganvilla are many places of interest from a touristic, historical, archaeological and naturalistic point of view, as well as food and wine. The Etruscan Coast is a gem of the region of Tuscany, thanks to the beauty of its pristine beaches with both sandy and rocky coasts; among the most beautiful places are certainly the Gulf of Baratti and Rimigliano on the western side of the promontory of Piombino, and the Sterpaia park on the east. Among the tourist centres, San Vincenzo stands out with its harbour, promenade, bars and entertainment; a short distance away is Follonica with its beaches. For those seeking tranquillity and the rediscovery of Tuscan regional traditions there are the nearby historic town centres of Campiglia Marittima where you can sample Campigliese bread, Populonia with its medieval castle and Etruscan archaeological sites, Suvereto which hosts numerous events and historical re-enactments. Guests wishing to relax can enjoy the spas of Val di Cornia (La Cerreta) and Venturina (Calidario Terme Etrusche and Terme di Venturina). Val di Cornia has also recently become a destination for outdoor sports lovers thanks to the hiking and mountain bike trails that connect the borghi with the coast and the numerous initiatives proposed every year. About 30 minutes away is Bolgheri and Castagneto Carducci: two borghi known for being the home of the famous poet Giosuè Carducci and for the famous Super Tuscan wines, Sassicaia and Ornellaia. Further south, just a short distance away is Massa Marittima, the medieval jewel of the Upper Maremma. Other well-known towns and borghi in Tuscany are just over an hour's drive away: Pisa, Florence, Siena, Volterra, Monteriggioni and San Gimignano. La Buganvilla is easily reachable by car from the SS1/E80 highway (exit Venturina Terme, 6 km). Train connections are also easy with many stations within a few kilometres (including Campiglia Marittima 7 km, San Vincenzo 14 km, Piombino 18 km), the nearest airport is in Pisa (100 km). 500 m from the villa are a bar, restaurant, pharmacy and bus stop while all shops and services can be found in Venturina Terme 4.5 km and Campiglia Marittima 5 km.
