Description:

PRIVATE STRUCTURE (Lease only). Mulino nel Chianti is a traditional Tuscan farmhouse set in wooded countryside between the Chianti villages of Lucignano and Monti. Surrounded by oak trees and vineyards, the villa and annex are arranged around a wide lawn. Exposed beams, terracotta floors and original stonework preserve the rustic character of this former mill, now carefully restored to offer relaxed accommodation for up to ten guests. Blending traditional furnishings and antiques, the interiors span five bedrooms, a kitchen and living room. Outside, a dining terrace with parasols, barbecue and infinity pool set the scene for al fresco living. The house is well located for exploring the castles, wineries and scenic roads of the Chianti Classico region, with Siena and Gaiole within easy reach.

INTERIOR MAIN HOUSE - GROUND FLOOR – Kitchen with access to the garden; dining room; corridor leading to sleeping area with two double bedrooms, one twin bedroom, a bathroom with shower and a bathroom with tub; TV room. FIRST FLOOR (ATTIC) – Steep open staircase from kitchen area leads directly into a bedroom with queen-size bed, terrace access and en-suite bathroom with shower. BASEMENT (MAIN HOUSE) – Laundry room. ANNEX (located about 20 m from the main house) - Sitting room with minibar; double bedroom; bathroom with hydromassage shower.

Park:

The property extends over approximately one hectare of woodland and garden, framed by oaks, holm oaks and cypresses. The lawn surrounding the buildings includes borders of roses, hydrangeas and aromatic herbs. A shaded terrace near the annex is equipped for outdoor dining, with a barbecue and seating area. The access road leads to an uncovered parking area at the rear of the house, with space for up to four cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located around 40 metres from the house, on the same level. Rectangular in shape and measuring 12 x 6 m with a depth ranging from 1.50 to 2.50 m, it is lined in light blue PVC, with salt purification and internal spotlights. Access is via a metal ladder. The surrounding solarium is paved in local Chianti stone and equipped with teak sunbeds, deck chairs, umbrellas and a solar shower. The pool is open from the last Saturday in April until the first Saturday in October.
