Description:

PRIVATE STRUCTURE (lease only). Villa Il Pozzo is a former 19th-century farmhouse set within a private estate in the Val di Cecina, surrounded by woodland and rolling Tuscan hills. Carefully restored, the villa combines traditional materials such as exposed stone, terracotta floors and wooden beamed ceilings with contemporary finishes and furnishings, creating colourful interiors with generous spaces across three levels. Spanning seven bedroom (in the full version) and spacious living areas, with dining both inside and out on the terrace, while French vintage details and artworks add character throughout. Lawned and set across different levels, the garden is full of greenery and mature trees, with a panoramic pool on a lower terrace. Guests can enjoy peaceful walks or bike rides within the estate, while being within easy reach of Volterra, San Gimignano, Siena and the coast.

Stairs in the entrance hall lead to the first and lower floors. This floor can also be accessed directly from the garden via an external stone staircase. La villa è immersa in una tenuta privata di 1.200 ettari, composta da boschi e paesaggi di campagna aperta. Il giardino che circonda la proprietà si estende per circa 1.000 mq ed è piantumato con prato, lecci, querce, olivi, bosso e arbusti mediterranei. Muretti in pietra e recinzioni in legno delimitano le diverse aree su più livelli. Una zona pranzo all’aperto è situata sulla pavimentazione in cotto di fronte alla cucina e alla sala da pranzo principale. L’area parcheggio scoperta si trova di fronte alla villa, ed è accessibile tramite un vialetto in ghiaia. Swimming Pool:

The pool is located on a lower level in the garden to the side of the villa; rectangular in shape, it measures 12 x 6 m with a depth ranging from 1.5 to 2 m; access via ladder; salt purification; internal lighting. The surrounding sunbathing area measures approximately 140 sq m, partly paved and partly lawned; equipped with sunbeds, umbrellas and lighting. A nearby changing room includes a toilet, hot-water shower and basin. The pool is open from the last Saturday in April until the first Saturday in October.

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.
