PRIVATE STRUCTURE (lease only - CIR CODE: 053024AFR0011). Villa Virginia, an attractive property located among the hills of southern Tuscany just 6 kms from the sea, is an old drying kiln which was renovated between the end of the ‘90’s and the mid ‘00’s. The house was done up in such a way as to guarantee maximum comfort without giving up any of the typical characteristics of rural houses. It has terracotta floors in the living area and parquet in the sleeping area, exposed ceiling beams and a brick archway connecting the kitchen with the living room. Thanks to its location, guests have the possibility of visiting Pisa, Lucca, Grosseto and Siena, the characteristic villages of the Tuscan countryside like Bolgheri, Castagneto Carducci and Scansano and, in particular, the whole coast from Forte dei Marmi to Monte Argentario. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

Villa Virginia has one floors. The main entrance on the ground floor leads directly into the living area. On the right of the corridor is the sitting room with ornamental fireplace and French windows which lead out on to one of the porticoes facing the garden. On the left is the kitchen-diner which also has access to the outside. The central corridor leads to the sleeping area which is composed of a double bedroom with outside access to a veranda, another double bedroom, a twin bedroom (with joinable beds) and two bathrooms with shower.

Park:

The 5000 square metre property is entirely enclosed and contains fruit trees, pine trees, lavender bushes and olive trees. The garden is mainly lawn. The villa has a large portico along two sides, furnished with table, chairs and a relaxation corner with divan and coffee table. In the furthest part of the property, in an enclosed area not visible to guests, are three docile dogs which don’t disturb the guests’ peace. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is on a lower level in respect to the house and is reached by large stone steps. It is of irregular shape, with an area of 50 square metres, with a maximum length of 11 m and a maximum with of 5 m and a depth varying from 0,80 m to 1,90 m. The pool is lined in white PVC, it has chlorine purification, entrance to the water is via Roman steps and it has a cold-water outdoor shower. The solarium area is in stone and is equipped with pergola, umbrella and deckchairs and a brickwork barbecue. The pool is open from the last Saturday of April until the first Saturday of October.

Dass Emma Villas auch bei kleinen Problemen auch Sonntags alle Hebel in Bewegung gesetzt haben, unser Kühlschrank funktionierte nicht, Sonntag wurde alles in Bewegung gesetzt ob es zu reparieren ging und am Montag war schon neuer Kühlschrank hier also super super Service, Pietro unser hausgärtner hat uns auch jeden Wunsch von den Augen abgelesen. Danke Pietro also besser geht es nicht!!!

very nice and cosy atmosphere; very clean, very well equipped; Roberto-the owner- was very kind: we could check in in the morning and on our departure day we could stay till the afternoon! The property is absolutely beautiful and had everything that we needed for an amazing vacation. We asked Roberto for suggestions for restaurants and visited a few that were suggested. I think it would be helpful for guests if this information could be available at the villa.

The property was as we hoped and expected. It`s in a quiet place, and we got very relaxing days at the property. The distance to the seaside was also a big plus to the property. Especially the beaches at Punta Ala was excellent. Scarlino was a very nice and small little village with nice restaurants, some with an excellent view over the red and orange sunset! This sunsets is also viewable from the property. And the vineyards in the neighborhood(walking distance) had som very nice wines! Our care

There should be a barbecue place closer to the outside dining area. The barbecue place by the pool is to fare away!

The property was very nice. We would stay there again.
Do you have any suggestions to improve the property?
Get a larger washing machine and add a dryer. Put a trash can somewhere on the property so you don't need to take the trash out to the can at the end of the dirt road (perhaps then Pietro, the gardener, could take it out when he comes by every day). Get screens on more windows so you can open them up without bugs in the house. It would be nice if there were a list of good places to visit and to eat that are close by as well as nice markets so we don't have to figure that out on our own.
