The house is on two floors and is comprised of five bedrooms, as well as a bright, open-plan living area connected to a furnished portico for alfresco dining. The garden surrounding the property features olive trees and aromatic plants. Completing this picturesque setting are various relaxation areas and a swimming pool, inviting you to enjoy the tranquillity while admiring the panoramic views that stretch as far as the eye can see. Its strategic location makes it an ideal base for exploring the delightful medieval towns of Umbria and Tuscany.

The villa covers a total area of approximately 180 sq m, on two floors connected by internal and external stairs. GROUND FLOOR – Living room with sitting area, dining table and kitchen with direct access to the garden and outdoor dining area; study; guest bathroom (without bidet); laundry room. FIRST FLOOR – Double bedroom with ensuite bathroom with tub and walk-in shower; double bedroom (with divisible bed) and twin bedroom (with two bunk beds), both with independent entrance but connected through a second door to a room with shared shower and basin. Two double bedrooms (with divisible bed), both with independent entrance but connected through a second door to a room with shared shower and basin; guest bathroom (without bidet).

Park:

Completely fenced, the villa is located above Lake Trasimeno, on a hill 350 m above sea level. The terraced garden, measuring approximately 500 sq m, is largely paved in stone, with gravel paths, olive trees, flowers and aromatic plants. The portico is ideal for outdoor lunches and dinners; nearby is a portable barbecue, a wood-burning oven and a brazier with seating around it. Several shaded areas in the garden create cosy and relaxing spaces. Just outside the gate, outside the fenced perimeter, is an uncovered parking area for three cars; close by, a pedestrian gate allows direct access to the first floor of the house. Behind the property is a bocce court. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private swimming pool is located about 20 m from the villa, on a lower terrace. Oval in shape, it measures 11 x 5 m with the depth ranging from 1.50 to 1.60 m and includes five submerged corner steps for access. It is lined in PVC and has a chlorine purification system. The surrounding stone solarium is equipped with sunbeds, a gazebo, an umbrella, an outdoor shower and a changing room with bathroom and shower. The pool area is illuminated and remains open from the last Saturday in April to the first Saturday in October.
