Completed in 2023, the house is designed in a clean, industrial-chic style with oak floors, concrete, wood-beamed ceilings and carefully selected contemporary furnishings. Large windows and sliding French doors connect the open-plan living area directly to the garden and pool, creating a seamless indoor-outdoor flow. Encompassing four en-suite double bedrooms, the accommodation is arranged across three floors, with a panoramic portico and pergola for outdoor dining and evening drinks. This villa is well placed for visiting Todi, Orvieto, Assisi and Perugia, within easy reach by car.

The villa is arranged over three floors with a total surface area of approximately 310 sq m. GROUND FLOOR – Open-plan living area with sitting room, ornamental fireplace, smart TV, dining table and fully equipped kitchen; guest bathroom; direct access to the garden and pool through large sliding French doors. FIRST FLOOR – Three double bedrooms with en-suite bathroom with shower. BASEMENT FLOOR – One double bedroom with louvre windows, with en-suite bathroom with shower; laundry room.

Park:

The villa is surrounded by a fenced garden of approximately 5,000 sq m, mostly level around the house and pool before gently descending to terraced olive groves. The garden is laid to lawn and planted with hedges, mature trees and Mediterranean shrubs. A portico outside the main living area is furnished with a dining table, chairs and a mobile barbecue. Outdoor lighting is positioned throughout the garden and around the pool. From the automatic gate, a gravel drive leads to three covered parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located directly in front of the villa, accessed via sliding French doors; rectangular in shape, it measures 15 x 3.5 m with a constant depth of 1.50 m; lined in grey PVC; access via four submerged steps; chlorine and oxygen purification; internal lighting. The solarium is paved in teak and lawn; equipped with sunbeds, deckchairs and a cold-water shower. A pergola beside the pool is furnished with sofas and a table. The pool is open from the last Saturday in April until the first Saturday in October.
