This rural home, entirely clad in stone and embraced by olive trees, is located on the border between Tuscany and Umbria. Framed by this fascinating context, it will welcome you within its walls, flaunting the luxurious materials that drape both the rooms and the outdoor areas. Floors in hand-made terracotta tiles, parquet in the bedrooms and chestnut-wood ceiling beams. The bedrooms, overlooking the garden, are large, bright and comfortable, personalised with objects of design. This fantastic house, completed in 2014, was born from the owner's interest and love for nature, for extra virgin olive oil and, particularly, for the completely natural wines that this area of Tuscany and Umbria offers in abundance. The house faces the beautiful garden with manicured lawn and wonderful private infinity pool just a few metres from the portico: the ideal refuge for travellers looking for a relaxed, secluded atmosphere guaranteed by rural landscapes. Dining under the large portico will be an unforgettable experience, especially at sunset with the view of the lake. We are in Tuoro, a land that was the protagonist of the Battle of Trasimeno in 217 BC, a chapter of the Second Punic War fought by Hannibal and Gaius Flaminius Nepote, testimony of which continues to emerge today with the many archaeological finds that are of international interest. Just a few minutes away by car, in Terontola in Tuscany or in Tuoro sul Trasimeno in Umbria, are supermarkets, restaurants and various shops. Thanks to its favourable geographical location, just a few kilometres from the highway, you can alternate peaceful relaxation with interesting excursions to the numerous rural borghi in the immediate vicinity. Finally, the excellent road network allows easy travel to the most important art centres of Umbria and Tuscany, such as Perugia, Assisi, Orvieto, Siena and Cortona.

Interior:

The house has two floors. The main entrance, descending three steps, leads to the living area with the large open-plan sitting and dining room with fireplace, soft sofas and satellite TV, connected to the fully-equipped kitchen which extends out to the external portico. From the sitting room a corridor, descending three steps, leads to two double bedrooms with ensuite bathroom with shower and a twin bedroom with adjacent bathroom with shower. The floor is completed by a guest bathroom with shower, located by the main entrance, and a convenient laundry room with entrance only from the outside. From the corridor a staircase leads up to the first floor with a large double bedroom with hydromassage tub in view, a fireplace and a private bathroom with shower. The sleeping area is completed by a double bedroom (with divisible beds) with ensuite bathroom with two showers, a double bedroom with ensuite bathroom with hydromassage shower and finally a double bedroom with ensuite bathroom with hydromassage tub and a shower stall with Turkish bath.

Park:

Fontanicchio is surrounded by a splendid park with centuries-old olive trees, hedges, tall trees and fragrant colourful potted flowers. The large garden, partially fenced, is arranged over several terraces with green lawn everywhere. The beautiful portico, located just outside the French windows of the kitchen, is equipped with a mobile barbecue, tables, chairs and sofas, where you can better appreciate moments of relaxation and tranquillity with a fabulous view towards the pool and the lake. From the automatic iron gate, located at a higher level than the house, the driveway, flanked by a low wall and hedge, leads to the parking area with 4 covered and 5 uncovered parking spaces. In the evening the outdoor lights set in various strategic places make the garden a truly magical place. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The beautiful infinity pool is located on the same level as the house, about 10 metres from the portico, and is reached directly by exiting the main entrance or the ground floor French windows. The rectangular pool, measuring 14 x 7 m with a constant depth of 1.50 m, is lined in PVC with a travertine border and has chlorine purification, internal spotlights and five large internal steps on one side for access to the water. Along the perimeter of the pool and throughout the surrounding lawn area, is the solarium, equipped with sunbeds , umbrellas and a hot-water shower. The open view of the surrounding countryside and lake offers suggestive and exciting sunsets.The pool is open from the last Saturday in April until the first Saturday in October.

The attractive lido di Tuoro has a small beach where you can relax and walk along the lake shore. Ferries leave from Tuoro to Isola Maggiore, making it the perfect starting point for a trip on the lake to explore this island rich in historical and artistic heritage. Lake Trasimeno with its villages, its nature trails and its islands is in itself an interesting place for visits, excursions and for practicing water and other sports. The location of the property is also ideal for excursions throughout Umbria and Tuscany, as the town is well connected to major centres of interest through the Perugia-Siena highway. Short trips will take you to interesting historic centres such as Cortona, Siena, Perugia, Assisi, Montalcino etc. The town of Tuoro is also served by a railway station which makes it easy to reach more important cities such as Florence or Rome.
