An evocative rural painting in which this peaceful retreat fits harmoniously. A residence in stone, with a rustic air, ready to welcome its guests, where they can enjoy the private and relaxing atmosphere. Equipped with all comforts, the house has large, bright and welcoming rooms, where the taste for traditional materials prevails, the fruit of local craftsmanship: wooden ceiling beams and floors in classic terracotta. Elegant cosy bedrooms, all with ensuite bathroom and air conditioning. Thanks to the French windows of the spacious living room, the house expands out into the well-kept garden that surrounds it, a mantle of green lawn dotted with a succession of Mediterranean essences, with elegant living areas shaded by large porticoes and tall trees, designed for relaxing in the open air. The fully-equipped swimming pool, surrounded by greenery, is just a few metres from the house in a super panoramic position over the valley towards Casacastalda, a village set on a hill which can be seen in all its splendour: admiring it at sunset, with a glass of red wine by the pool, will be an unforgettable experience. Given its location just a few kilometres from Valfabbrica, the house is the ideal starting point for excursions to Gubbio, Assisi, Perugia, Spoleto and Lake Trasimeno and also to Florence and Rome, being just a few kilometres from the E45 highway which connects all of Umbria, Tuscany and Lazio. Basic services and shops can be found in Casacastalda, just a few minutes away by car.

Interior:

The main entrance leads into the ground floor living area, a large open-plan room with lounge and dining area, furnished with table, chairs, fireplace, smart TV, sofa and armchairs, with adjacent the industrial kitchen. Completing the floor are two double bedrooms with ensuite bathroom with shower (both with direct exit out to the garden via French windows) and a guest bathroom. The first floor is composed of two wings, not connected to each other. The first wing is reached by an internal flight of 20 steps and consists of a walking-through room with two single beds that leads into a double bedroom with an en suite bathroom, and a further walking-through room with a single bed that leads into another double bedroom with an en suite bathroom with a shower. An external flight of 20 steps leads up to the second wing with two double bedrooms, each with ensuite bathroom with shower and a sitting room with fireplace and kitchenette. Both bedrooms have independent entrance and share a panoramic terrace furnished with sofa, armchairs and table. All the bedrooms have air conditioning and smart TV. The laundry room is located on the ground floor with entrance only from the outside.

Park:

Tenuta Montiepoli is surrounded by a splendid well-kept garden of about 1.5 hectares, mostly flat and partially fenced, covered by a mantle of green grass with various types of tall trees, olive groves, woodland and various fragrant coloured flowers. The large panoramic portico, located immediately outside the living room, is furnished with a table, chairs, sofa, armchairs and a games corner with ping-pong table and table football. On the opposite side of the house is a second portico, furnished with table and chairs while, just a few metres from it, outside the kitchen, is the canopy-covered outdoor cooking area with built-in barbecue, pizza oven and sink. Scattered here and there in the garden are various areas with wooden benches and tables, allowing you to to relax in all tranquillity with fabulous views of the surrounding hills. In the evening the external lights in various strategic places render the garden even more fascinating, both around the swimming pool and in the rest of the property, in short, the ideal place in which to admire enchanting sunsets. A parking area with space for four cars is located just outside the gate while in front of the house, within the garden, are two additional parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The panoramic swimming pool, for exclusive use, located approximately 15 m from the house and on the same level, is reached along a paved path. The rectangular pool, measuring 12 x 6 m with a constant depth of 1.50 m, is lined in PVC with a brick border and has internal spotlights and chlorine purification, with submerged steps and a metal ladder for access to the water. The large wecoming solarium in terracotta that surrounds it is equipped with sunbeds and umbrellas, a gazebo with sofa and armchairs and a solar shower. The pool is available from the last Saturday in April until the first Saturday in October.

Tenuta Montiepoli is located in Valfabbrica, in a position that allows you to easily reach, and therefore admire, many tourist destinations in one of the most interesting areas of green Umbria, which includes attractions like Assisi, Spello, Todi, Spoleto, Foligno, Lake Trasimeno and Umbertide, as well as towns in Tuscany and the Marche such as Cortona and Fabriano. Equidistant from the house are Perugia, the cultural and artistic hub of the region, Assisi with the famous Basilica of San Francesco, and Gubbio renowned for its craftsmanship and historical monuments. A few kilometres away, in a dominant position over the valleys of the Risacco and the Rasina, respectively a tributary of the river Chiascio and a stream from Gualdo Tadino, is Casacastalda (with shops, services and bars), a town originating from the castle founded in the 8th century by a Lombard descendant of Totila, Ernero Castaldo (hence the name Casa del Castaldo). Getting around is simple thanks to the presence of the E45 highway which is just over ten minutes away by car; Perugia airport is also very close. Tenuta Montiepoli was stunning!! Everything worked fine. House was perfect for the 13 people. Pool area was clean and pool big enough for all people. Walter was helpful in any cases and questions what we had. We definitely will be back in this beautiful place

We stayed at Tenuta Montiepoli for 2 weeks. Large house with a magical view. Both Emmavilla and the owner Walter were very forthcoming and very kind, generous owners. Man with big Heart. We will be back at the next opportunity

Tenuta Montiepoli was stunning!! Everything worked fine. House was perfect for the 13 people. Pool area was clean and pool big enough for all people. Walter was helpful in any cases and questions what we had. We definitely will be back in this beautiful place

  • Covid-19 infections (new)
  • a terrorist attack that has struck the place of stay (new)

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:

  • Healthcare for family members left at home;

ZER0DEP COVER - by EuropAssistance (Mandatory) 49€ each reservation The new "Zer0Dep" guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is an insurance coverage developed in partnership with EuropAssistance which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are protected in the case of eventual damage to the property caused accidentally during your stay (up to the maximum limit of 1500 euro);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater tranquillity.
