Description:

RECEPTIVE STRUCTURE. Villa dei Rosmarini was an ancient peasant home with the stable on the ground floor and the house on the first floor, it has been renovated by recovering the original materials integrated with local artisan manufactures: Barberino stone for the walls, terracotta for the floors, chestnut beams and exposed tiles for the ceilings. The solid external stone walls conceal the bright living room with a warm atmosphere and the kitchen where you immediately feel at home. The main body is on two levels with the living areas on the ground floor, all with direct exits to the garden, and the three bedrooms on the first floor; a step away is the annex with the fourth bedroom that shares the porch used as a living area with the villa while the outdoor dining area is panoramic on the surrounding hills and shaded by the large oak tree. All requirements that make Villa dei Rosmarini perfect for family holidays in relaxation and quiet. The property is immersed in the undulating landscape of cultivated lands and trees with vines, olive trees and hazelnut groves in the Umbrian area, with the scrub that follows and designs the typical hilly morphology of the area. It is located in Località San Quirico, a small village located on a rocky slope of the Alfina plateau, a few kilometers from Orvieto, a city famous for its very rich culture made up of ancient traditions and unique artistic beauties. The villa, located in a particularly favorable position, allows you to undertake countless cultural, naturalistic and food and wine itineraries that wind throughout the territory of Umbria, the most mystical and green region of Italy, with short trips. The short distance from the main motorway junction makes it easy to travel to nearby Tuscany and Lazio to visit their famous artistic centers, such as Montalcino, Montepulciano, Pienza and Viterbo. In nearby Canonica (3 km) there is a bar and a restaurant; Castel Giorgio (6 km) is equipped with all the necessary services: post office, bank, ATM, grocery stores, bars, restaurants; the bus stop is 5 km from the property. Orvieto (13 km) guarantees all other services: train station, hypermarkets, shopping centers, spa, tennis clubs, hospital, equestrian center.

Interior:

The villa is on two levels connected by an internal terracotta staircase. From the entrance on the ground floor on the left there is the kitchen with dining table connected to the laundry room, both with direct exit to the garden, through which you access the bathroom with shower. To the right of the entrance there is the living room with smart TV, bathroom with shower and direct exit to the outside in front of the annex. The first floor houses a double bedroom, two twin bedrooms and a bathroom with tub. Two meters from the villa there is the annex with independent entrance that houses a double bedroom with kitchenette and a bathroom with shower. All bedrooms are equipped with air conditioners with independent control units. The fireplaces are ornamental.

Park:

The fenced park extends for 1 hectare dotted with olive trees, hazelnut trees, cypresses and aromatic plants, with the mixed lawn framing the house and the swimming pool. Immediately outside the kitchen there is the outdoor dining area shaded by the centuries-old oak tree, equipped with tables, chairs and a mobile charcoal barbecue. At the back of the villa, a few meters from the annex and the ping-pong table, there is the porch with a living and relaxation area accessible only from the outside. Continuing into the garden, on a terrace below we are welcomed by the swimming pool in a panoramic position overlooking the surrounding countryside. The property is reached through the automatic driveway gate, after which the driveway lined with cypress trees leads to the parking lot with three uncovered parking spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The private swimming pool for exclusive use is located in the southern part of the park on a lower terrace than the house from which it is 20 meters away. It is always exposed to the sun, panoramic on the surrounding hills with the castle of San Quirico in the background, it is visible from the first floor of the house. It can be reached either by going down 20 tuff steps with a fence or by crossing the lawn. It has a rectangular shape, measures 12x6 m with a constant depth of 1.50 m. It is sanitized with chlorine, has an internal terracotta lining and has 4 semi-circular basalt steps for access to the water. The solarium is in porous terracotta and mixed lawn, furnished with sunbeds, deckchairs and tables, and is equipped with a vine pergola and a cold water shower. The swimming pool has internal lighting in the pool and in the lawn around the solarium, and is open from the last Saturday in April to the first Saturday in October.
