Montepietraia Country House is situated within a farm, L'Olivaia, 40 km north of Rome between two prestigious golf courses, in the hills of the Tuscia of Viterbo, immersed in a large olive grove. It is located in the centre of 4 lakes (Bracciano, Vico, Martignano and Monterosi) in an area rich in history and culture. The villa has an independent entrance and a large park at the guests' complete disposal. The property, built in the mid twentieth century, underwent careful renovation in the ‘90s including characteristic elements such as terracotta floors and exposed beams and furnishing which has been chosen with great taste. It is well-suited to families or groups of friends who wish to spend relaxing days in good company but, at the same time, to enjoy moments of privacy. The farming activity takes place in areas that do not disturb the quiet of the houses. L’Olivaia is certified Organic and D.O.P. Tuscia. It is laid out on the hills of Tuscia, between the Roman amphitheater of Sutri and the ancient Via Francigena, at the center of four volcanic lakes that determine optimum climatic conditions for the development of the olive. The olive grove stretches of about 20 Ha with over 7000 olive trees and is organized for fields and cultivars in order to allow the separate collection of cultivars Leccino, Frantoio, Maurino and indigenous including Caninese and Bolzone, following the different maturation. The English roses planted at each row start, restore color and fragrance to the fields and indicate the different cultivars. During the months of October, November and December the olives are harvested and guests are invited to participate and to receive the equivalent of the olives they pick in oil, crushed in Tuscus: the family olive mill in the nearby village of Vetralla. The villa is situated within walking distance of a prestigious golfing area with two golf courses (18 holes) of great quality and international fame: The Golf Club Le Querce, home of the Italian Golf Federation that borders the property and can be reached on foot; a paradise for golfers and for all those who love the great outdoors! COUNTRY HOUSE MONTEPIETRAIA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The villa, equipped with terracotta floors, waxed chestnut beams, fireplaces and fine period furnishings, has 2 floors. The entrance on the ground floor leads into a large hall with a window facing the lawn of the courtyard and pool. On the left is the lounge and billiard room, on the right the dining room, box room and guest bathroom. The master suite is composed of a double bedroom, a private sitting room, a spacious closet and wardrobe, a bathroom with shower and a bathroom with tub. A corridor leads to the twin bedroom (with joinable beds) and to the bathroom with shower. Continuing along the corridor you come to the office facing out over the large porch equipped with dining area and a sitting area with sofas. To the right of the office is the large kitchen with access to the conservatory. The first floor is reached by inner stairs and by two external staircases (one at the side of the ground floor entrance while the second is located to the right of the large porch and leads into a double hall). On this floor there are a double bedroom with en-suite bathroom with shower, a twin bedroom (with joinable beds), a further double bedroom with fireplace and two bathrooms with shower. The floor is completed by a large sitting room with huge windows overlooking the garden and Mount Soratte.

Park:

The park is structured on many levels and is surrounded by an olive grove. An old oak tree lends shade to a Liberty-era gazebo equipped with armchairs and sofas and surrounded by roses and rhododendrons. On the lawn surrounding the house are precious varieties of hydrangeas, azaleas and lilies-of-the-Nile of various colours. On one side of the lawn is a wrought-iron greenhouse and a furnished terrace and on the other side is the square with trees and a large rose bed in the centre. The wooden structure in the Sorrentine orange orchard is a special greenhouse for protecting citrus fruits, it is equipped with table and chairs. The large porch in front of the garden and pool is furnished with tables and chairs and is the ideal spot for savouring the culinary specialities of the area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is situated about 10 metres from the house in front of the large porch. It is made up by 2 pools connected by infinity edge. The first one measures 8 x 3,5 m with a depth ranging from 1,20 to 1,80 m and is characterized by the presence of 6 fountains. The second measures 8 x 5 m with a constant depth of 1,20 m. The pool is lined in white PVC and access to the water is via a ladder. The surrounding area is planted with lawn and equipped with deck chairs, sunbeds and little tables. The pool is open from the last Saturday in April until the first Saturday in October.

The location of Country House (Montepietraia – San Martino) and the farm "L’ Olivaia" permits interesting excursions into the Tuscia starting with Viterbo (40 km), the city of the Popes, with an important Spa Centre in addition to the famous Villa Lante, known for its gardens and its fountains and also for the Botanical Centre of Peonies, to neighbouring towns like Trevignano (3.5 km) with its beaches on Lake Bracciano, dominated by the famous castle of the Odescalchi family (here is placed the wonderful natural park "I Falchi (hawks) di Rocca Romana" the famous training center of diurnal and nocturnal raptors); Sutri (8 km) where an important summer season of concerts and theatre is held in the Roman amphitheatre; Nepi (12 km), dominated by the Castello Borgia in whose courtyard entertainment evenings are held during the summer; the Park of Cimini (10 km) for unforgettable excursions up to a height of 1058 m. and the lake of Vico; Caprarola (15 km) with the fantastic Farnese Palace and its multimedia Museum; or the possibility of excursions to the coast between the port of Civitavecchia and the old city of Tarquinia, famous for its Etruscan tombs and Museum. Just 40 km away, Rome can be reached by public transport. For sport lovers, just 10km away, in Bassano, is a big equestrian center. The Golf Club Le Querce, that is also the head office of the Italian Golf Federation, borders with the property while the Golf Club Olgiata is at 30 km. Next the Golf Club Le Querce is also the new construction golf center "LA TERRA DEI CONSOLI" designed by the famous golf course architect Robert Trent Jones II.
