The villa consists of a main villa and a separate annexe. The villa is on two floors connected by a Trani marble staircase. MAIN VILLA – GROUND FLOOR – Two entrances connected by a central hallway; dining area; living room with fireplace; modern kitchen with direct access to the garden; double bedroom with ensuite bathroom with shower; laundry room; cellar with safe compartment. MAIN VILLA – FIRST FLOOR – Three double bedrooms, each with ensuite bathroom (two with shower, one with whirlpool tub and shower); one bedroom includes a king-size bed and ornamental fireplace; one bedroom includes a four-poster bed and walk-in wardrobe. Park:
The grounds of the villa extend over approximately 10,000 sq m and are fully fenced. From the wrought-iron entrance gate, a driveway leads to the main villa, with a lawn parking area nearby for four cars. An additional external area accommodates up to 15 cars, making the property suitable for hosting events. There are large lawn areas and mature trees such as cedars of Lebanon, limes, oaks, yews, poplars, agnus castus and sophora japonica. In front of the villa, a 100 sq m gazebo is furnished with tables, chairs, armchairs and sofas, and features a central chandelier. A second outdoor dining area is located beside the pool under lime trees and is accessed directly from the kitchen via a French door.

Swimming Pool:
The swimming pool is located at the rear of the villa and is a central feature of the outdoor space. A notable feature is the "Buddha on the water" – a statue representing the head of the Buddha resting on the steps leading to the pool; Rectangular and measuring 16 x 6.5 m with a constant depth of 1.40 m; lined in dark grey PVC and edged in black marble; chlorine purification; wide steps for access; internal LED lighting. The large paved sunbathing area includes sunbeds, umbrellas, two gazebos with sail canopies furnished with tables and chairs, and a bar area with built-in seating and low tables. The pool is open from the last Saturday in April to the first Saturday in October.
