PRIVATE STRUCTURE (LEASE ONLY) Villa Ipazia is a recently built structure defined by a large panoramic terrace overlooking the olive grove, the Abbey of Fossanova and the sea of San Felice Circeo in the background. The built-in kitchen, in an open-plan area with the sitting room, creates a warm and welcoming atmosphere. The silence of the park with olive trees and Mediterranean scrub guarantees privacy and tranquillity. The villa is located between the Circeo National Park and the Monti Aurunci Natural Park, an hour and a half by car from Rome and Naples and just 30 km from Frosinone; it has easy access to the beaches of Terracina (22 km), Sabaudia (30 km) and, a little further south, those of Sperlonga and Gaeta. From the ports of Terracina and San Felice Circeo you can embark for the Pontine Islands, in particular Ponza and Ventotene, for interesting naturalistic excursions. This territory of southern Lazio is renowned for the production of extra virgin olive oil and dairy products with buffalo milk. Sonnino Scalo is just 2 km away with shops, services and restaurants.


From the portico with the outdoor dining area, the main entrance leads into the open-plan living area, with exit to the panoramic terrace, and built-in kitchen with covered terrace. The living area leads to a double bedroom with ensuite bathroom with shower and to the sleeping area with direct exit to the portico, a twin bedroom, a bathroom with tub and a double bedroom. All the bedrooms have outside exits. The living area and the bedrooms are air conditioned. A guest bathroom is located next to the entrance. The fireplace is ornamental.


The park of Villa Ipazia is immersed in the 16000 sq m fully fenced, terraced olive grove. The garden is set in a natural hilly landscape with large rocky masses and paved areas softened by peonies, roses, rosemary and lavender. Next to the house, on the side facing the pool, is the portico set up for outdoor dining. A 6-car parking area is located in front of the house, immediately after the entrance gate.The property faces west allowing you to fully enjoy the sunlight and the sunsets over the Tyrrhenian Sea.

Swimming Pool:

The rectangular-shaped pool, located 10 m from the villa in a terraced position, measures 10 x 5 m with a variable depth from 1.55 to 2.5 m and has chlorine purification and two metal ladders for access to the water. The pool is lined with blue tiles with a travertine border. The paved, 80 sq m solarium area is equipped with a pergola, seating area and sunbeds. There is a changing room with two showers and a toilet. The lighting inside the pool and the solarium makes the area perfect for using it in the evening and at night. The pool is available to guests from the last Saturday of April to the first Saturday of October.

Location and distances

Sonnino stands on a 430 m high hill of the Monti Ausoni. The territory of the surrounding hill system is connected to those of Terracina and Monte San Biagio. It is an area rich in olive groves and woods of holm oaks and junipers that alternate with Mediterranean scrub. Sonnino is much appreciated for the quality of its extra virgin olive oil production. Like many localities in the area, it has Roman origins and is divided into four districts. Strolling amongst the winding streets, steps, towers and gates, the staircases set against stone buildings with archivolts, little doors and pillars, the visitor is catapulted back in time, to the Middle Ages, especially during the evening when the streetlamps highlight the beauty of the buildings. Interesting to visit are the Churches of San Michele Arcangelo (sanctuary), of San Giovanni Battista and of San Pietro and, just outside the walls, the Monastery of Santa Maria delle Canne, as well as the Museum Terra di Confine which recounts the history of the territory and its popular traditions. Not to be missed: the old Borgo of Fossanova with the splendid Benedictine abbey in Gothic-Romanesque style; the Circeo National Park with its nature trails; the numerous routes in the Lepini, Ausoni and Aurunci mounts; the charming little medieval town of Sermoneta with its old castle and its famous Gardens of Ninfa; the sea of the Riviera di Ulisse, about half an hour's drive from the splendid towns of Terracina, San Felice Circeo, Sabaudia and Sperlonga; the Pontine Islands with the nearest embarkation from Terracina and San Felice Circeo.

The pool area was fine, with great mountain views. The house had a large kitchen where it was good to cook. Meals can be enjoyed on the terrace which had a spectacular sunset view. The house is very cozy.

No. The house has everything you need for a vacation.

For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.
