PRIVATE STRUCTURE. Fontespina, a splendid villa surrounded by cypresses and olive trees, stands on the hill overlooking the Riviera delle Palme of San Benedetto del Tronto. Its location, three miles from the sea, allows guests to enjoy a peaceful holiday in the countryside yet with the beach just ten minutes away. The splendid view of the sea is visible from virtually every corner of the house and, especially, from the upper terrace and pool. A peaceful and elegant holiday, with all amenities, awaits you in this classical, top quality setting. NO SMOKERS HOUSE.

FONTESPINA HAS BEEN SUBJECTED TO A CHECK-UP BY A TECHNICAL RESPONSIBLE BEFORE THE BEGINNING OF THE SEASON, TO ENSURE CONSISTENCY OF THE DESCRIPTION, ACCESSORIES LISTED ON THIS PAGE AND THEIR PRESENT STATE OF OPERATION/MAINTENANCE, TO GUARANTEE QUALITY, CLEANLINESS AND COMFORTS TO ALL CLIENTS WHO WILL STAY HERE.

Interior:

The house has three floors. The main entrance from the garden leads to the ground floor with eat-in kitchen with induction hob, open plan living room with dining area, a double bedroom with dividable beds and a service bathroom. The internal staircase leads up to the first floor with two double bedrooms, a bathroom with tub and whirlpool shower and a spacious terrace. The internal staircase also leads down to the basement with a bathroom with shower. The garage and the laundry area are reached from the garden.

Park:

The beautiful garden, divided into several terraces, is an explosion of green with the typical shrubs and bushes of the Mediterranean scrub, shaded by cypress and olive trees. Near the kitchen, an attractive portico has been set up for outdoor meals, while a small terrace overlooking the pool provides a relaxation area with sofas and armchairs. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in front of the kitchen and is visible from almost every part of the property. An irregular kidney shape, it covers an area of about 90 square meters, with a varying depth of 0.50 m to 1.95 m. The area surrounding it is partly covered by lawn and partly paved. The solarium area is paved with teak and equipped with sunbeds, deckchairs and umbrella.

We found everything we needed, but the dishes had not the same high quality as the house would deserve. But we also know that not all tourists take care to rented things...

It was all great. We emailed Gianni with any questions we had (not many) and he responded straight away. The only small thing was that I emailed the company in advance to ask that the ground floor room beds be split to make a twin room, as it was to be occupied by two (unrelated) teenage boys, but they were still made up as a double. Not really a problem though. We had a wonderful time. Thank you!

WEEKLY RENTALS:
The standard typology is the one that foresees the regular Saturday- Saturday stay. In this case it is possible to send a request or to directly book online.

SHORT STAYS and NON-WEEKLY STAYS:
For some periods it is possible to make shorter stays STARTING FROM 5 NIGHTS (periods highlighted in grey on the calendar). For some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas. One of our booking operators will answer the clients within 24 hours.

WEEKLY RENTALS NON SAT - SAT STAYS:
Exclusively for the periods marked in grey on the calendar, it will be possible to book different periods, rather than the regular Saturday - Saturday (for instance: check-in Wednesday - Check-out Wednesday). Also in this case, for some properties it is possible to book online, for other properties it is possible to send a booking request, which will be subject to acceptance by Emma Villas within 24 hours.

The booking requests for one week stay during July and August are subject to approval.

STAY CANCELLATION GUARANTEE DUE TO LOCKDOWN - by Emma Villas (Included in the price) The final price of the reservation includes also the special coverage, guaranteed by Emma Villas, in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of at least one of the following Covid-19 epidemic containment measures officially imposed by the competent authorities:
  • national lockdown in Italy;
  • local lockdown in Italy regarding the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation);
  • national lockdown in your country of residence;
  • Italian local lockdown in the Client's Municipality or area of residence..

HEALTH ASSISTANCE INSURANCE POLICY - by EuropAssistance (Optional) +1,5% of the rental price Not only cancellation policies, but also protection during your stay. You can choose to purchase this policy in the event you should, for the duration of your stay, want coverage for:
